Beautiful two story Villa with remote control gates, five (5) minutes from restaurants and supermarkets . Home is air conditioned, with washroom, pool, cabana bathroom, big back yard to hang out and entertain and plenty of parking. Home has great view of the mountains overlooking Montego Bay. Home can accommodate up to sixteen (16) persons, we have a beautiful 3 bedrooms/ 3 1/2bathrooms, with soaking tub, Living room, Dining room and Kitchen that can accommodate up to ten 10) persons, 2bedrooms /2 bathrooms with Living room, Dining room, Kitchen that accommodates up to six (6) persons, every apartment has patios and balconies. The apartments are beautifully decorated, with comfortable beds, televisions, cable in every room and living rooms, utensils for cooking and Wi-Fi throughout. The property is in a very safe neighborhood, property is gated . All bedrooms are En suites. All bathrooms are newly renovated.

My large group had a wonderful time; the property was spacious and beautiful, we loved the pool, & everyone was so helpful and accommodating (Joy, Frank the chef, Howard the driver). I would definitely stay here again!

Beautiful vacation place!

Everything was perfect. Ms. Joy was waiting for us as soon as we arrived from the airport. Our driver Bunny was amazing and was the best tour guide EVER! We will definitely be back! The house was beautiful. The pics really don’t do it justice!

Sisters Trip 2025

This was my four sisters and I "Annual Sisters' Trip", andwe were very impressed with the property. It is gorgeous and very spacious. The neighborhood is quiet and safe.The photo of the property doesn't do it justice. It's more beautiful. Noel was always prompt in responding to my emails, and Ms Joy (even though we didn't require much of her service, because we were aways out) was always available. I . I will definitely return.

Amazing Stay

I can’t thank Ms. Joy, Mr. Bunny and Mr.Levy for everything. Truly made our little family reunion a blessing. Loved the layout so no one felt on top of each other. The kids had their own space and enjoyed the pool very much. The neighborhood felt very safe and quiet. I do wish we we’re closer to Downtown but other than that we had an amazing time. My family can’t thank you guys enough for an amazing time.

The Pines Villa located in Montego Bay Jamaica was the perfect home away from home my family needed during our trip to Jamaica in July 2025! The house was super spacious and spotless for our group of 10. For our stay, we had multiple families/households and each floor of the house had a separate kitchen, balcony, AC unit with controls in all rooms, strong WIFI connection and multiple bedrooms on each floor, making entertainment or quiet time convenient for each group. Furthermore, all kitchens had sufficient appliances/dishes allowing us to make our own meals if needed. Lastly, the water temperature and pressure in all bathrooms were great during the stay (even with everyone getting ready at once). The outdoor area was well maintained with a pool, we swam every day after our excursions! If requested a chef can make a delicious meal for your group using the outdoor kitchen area that faces the pool. Communication was consistent and as part of the rental package, a driver was available to pick our group up from the airport and drop us off, even with us having different flight schedules. I highly recommend Pines Villa for your family, the house is close to the airport and major attractions, plus the host is a native who is knowledgeable about the community and will do their utmost in making sure you have a safe and enjoyable vacation.

Great Accommodations - Everything we hoped for!

We stayed at this beautiful property in Montego bay for 5 days in November 2017 and loved every bit of our time there. The home is cozy, but really spacious and what we loved most is, every bedroom had it's own bathroom. It really gave everyone the feel of having their own space and privacy. Each bedroom was also equipped with either queen size or larger bed (and in some rooms there were two beds), flat screen tv with cable and individual high-powered A/C. The onsite staff was super friendly and when we realized we didn't have sugar for our morning coffee (a MUST for my family), Joy was so nice and gave us some to hold us over until we were able to go to the store the next day. My nephew spent just about every night in the pool and was so happy there was FREE wi-fi! Some of our best times in Jamaica were spent in the kitchen at the table talking about the day's events and sharing stories of the 'olden' days; this made us feel like we had a touch of home and made the vacation all that more enjoyable. I HIGHLY recommend staying here and I know - the next time we go back to Jamaica, we'll stay here again. One thing to note - it's not easy to get around in Jamaica, even if the place you're going is 15 minutes away, you'll need a car, because walking is not really an option. So make arrangements for a car service because cabs can be tricky and expensive. Thanks Noel for a wonderful stay at your home in Jamaica - my family and I have lifelong memories to cherish forever!

Westgate Hills

Our recent stay at Pine Villas was good and affordable. The house and 5 bedrooms were spacious and clean. It was nice having Ms Joy and Ms Cedine available to meet our needs if we had questions or issues, i.e, toilet tank issues and how to turn on/off the pool filter. We enjoyed having Chef Ken shop with us for groceries and meals he prepared; the authentic Jamaican flavor was good. Ken was attentive and patient with all of us which we appreciated. Our driver Ishmael was good...he picked us up and took us to and from the airport, to the open market, grocery shopping, to Dunn's River Falls, Margaritaville and Rick's Cafe in Negril. Although we made it to our destinations in one piece, the aggressive driving of everyone operating on the road was something to get used to; the pot holes in the roads in Westgate Hills was awful. It would've been nice to know specifically the fare prices for JUTA drivers; we all thought it was expensive to pay $50 per person each time we went out other than to Margaritaville. That was $120 to and from the property. We understand it's a service...we just felt it was expensive; however, we appreciated having a personal driver/transportation waiting on us and taking us where we wanted to go. We thought we would be closer to the beach in Montego Bay but that was not the case and shouldn't be part of the description.. Nightly we spent time on the property outside on the patio and pool; it would have been nice if there were ceiling fans outside and a light in the outside bathroom. The washer worked but the dryer did not. In the downstairs kitchen small antlike bugs were crawling on the countertops; we couldn't get rid of them. We liked to party and enjoy beverages; more ice trays would've been nice. Despite all of the shortcomings we had a great time because the property afforded us to be and have fun together; we felt secure and safe in the gated area. The aforementioned content is feedback from everyone that stayed at the property. Best regards, Mr. D. Jones

Hi Derick, Sorry for the dryer not being operational, I upgraded the dryer and washer and thought everything was ok, I learnt there was an issue upon reading your review, They were bought in the states, and there is an issue with the frequency, which I am getting resolved, sorry about that, the old one is there and is working, I would have kept it in the laundry, again sorry about that. With regards to ice trays, you should have spoken to the host and we would have provided ice or more trays, you were asked on several occasions if everything was ok and you didnt mention any issue regarding ice, we were very accommodating to you and your group, although you never asked if it was ok, we still allowed you to check in five (5) hours early, asking for trays or more ice shouldn't have been difficult, we haven't had that complaint before . regarding the toilet, Khadine checked it and found no issues, I visited for a week and didnt find any issue either, neither did my brother and members of his family that stayed in the apartment. You complimented how clean the place was, I dont understand bugs being attracted to a clean place, the visitors before and after you didnt have that issue, my brother just spent seven (7) days in the apartment and never saw what you saw, I visited for seven day also and although I stayed in a different apartment, I made several trips to check and never saw what you saw. Regarding the Potholes, there is a little stretch that is bad, but that is a local government issue, and isn't local to Montego Bay and Jamaica. With regards to charges by the driver, he is independent of me, everything should have been discussed before taking any trips. We are very accepting of constructive reviews and will always do our best to make sure our guest continue to enjoy staying at our properties. With regards to the beach, I stated the distance the property is from the beach, not that it is a beach front property. Kind Regards N Levy

Great Family vacation Jamaica

This villa is exactly as it is pictured. It is huge and beautiful. The mountain views are so peaceful and good for the soul. My family and I chose to stay outside of the resort and it was the best decision. we were picked up at the airport by Anief, who with his brother David remained our driver for the duration of our stay. At the villa we were greeted by Joy who lives up to her name, as she gave us a tour and showed us how things work and we were handed a local cell phone for our use while were were in Jamaica. We were shock and grew to appreciate having this local phone. I cracked the screen of the phone and could not find a place to replace it, I spoke to Noel and asked if when I get back to America I can send one to him and he was ok with this. How awesome. Noel was amazing and at all times answered our calls and questions. Noel also provided a Chef for us, we were responsible for the raw goods for chef to cook. When you rent this villa, please ask for chef Fred, this man can cook, Yeah Mon. On our 1st night in the villa, Noel planned and Joy hosted 40 of our relatives to set the stage for the wedding and everyone was impressed with the villa, the meal and the presentation. I spent many days and hours in the pool. When you book this villa, ask for Anief and Dave for your driver and chef Fred for meals. Noel Thank you for everything. We will be back.

After travelling to Jamaica the past three years...Our stay at Pines Villa, was TRULY THE BEST EVER.....Upon arrival we were in shock.....IT WAS BEAUTIFUL, VERY CLEAN, AND ORGANIZED.....Ms Joy was VERY HELPFUL in EVERY WAY, honestly she went OVER and BEYOND!!!!!!! Ms Beverly cooked us TWO AWESOME MEALS, we were in paradise the whole 7 day stay........Our next trip there...we know where we're staying.....PINES VILLA is the place to be in Jamaica!!!!!!!! Amazing!

I loved everything about my experience with this home. Noel was very responsive to all my questions leading up to the trip. Once we arrived we were greeted by the driver Mr Valentine, who was such a pleasant person and a safe driver. He took us to all the places we wanted to go for a reasonable price. The chef was great. The food was so delicious. It was a tour of Jamaica through exquisite cuisine. We absolutely loved the house. It was so beautiful and spacious. We enjoyed relaxing at the pool in the evening. Joy, the property manager was so welcoming and helped us along as we learned our surrounding. We felt safe and relaxed the entire trip. Thank you all for making our family trip so memorable.
