- MAX OCCUPANCY AT ALL TIMES: 6
- QUIET HOURS: 9pm - 9am
- NO PARTIES, GATHERINGS, NO EXTRA GUESTS THAT OVER OCCUPIES THE HOME, OR EVENTS ALLOWED. Strictly enforced.
- THIS HOME IS NOT PET FRIENDLY, the owner has severe allergies.
- VIDEO & PHOTOGRAPHY: There shall be no video, still photography or film production of any kind without the express written consent of the owner. Fees apply.
- SMOKING: This home and all Vacation Rentals by Kimberly properties are strictly non-smoking. Smoking of any kind is not permitted anywhere on the premises. A minimum $250 fee will be charged if evidence of smoking is found.

PLEASE NOTE!
- Please take note that this home is NOT baby and/or child proofed. It is your responsibility to walk the home and/or property upon arrival, to make this space safe for your children. We assume no liability for harm/death to any baby or child staying or visiting this vacation rental.
- Please note that early check-ins and late check-outs are available at our discretion. There are extra fees for either of these add-ons when available.
- Exterior surveillance cameras are recording video 24/7. The camera is located outside the front door.
- The fireplace is not usable.
- There are no pets allowed at this home, as the owner has severe allergies.
- This home has central heat. There is air conditioning in the living room only.
- Coin-operated laundry facilities in the building, no laundry inside the unit.
- The third bedroom is the room with the sofa bed. There are barn doors for privacy.
- One of the bedrooms has a lock on the door, and you will not have access to this room.
- This home is also available for rent as "The Harbor Penthouse," accommodating up to 10 guests. Please contact our team if you wish to upgrade.

CANCELLATION POLICY
- A thirty (30) day notice is required for cancellation. Cancellations that are made more than thirty
(30) days prior to the arrival date will incur no penalty, aside from a $500 restocking fee.
- Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date, forfeit the full advance payment (not including deposit and cleaning fee).
- Cancellation or early departure does not warrant any refund of rent. If you wish to shorten your existing reservation with VRBKIM, and your reservation is further than 30 days away, we do charge a $100 restocking fee to make this adjustment.

PARTIES & OVER OCCUPANCY POLICY
If the guest violates any of our rules regarding noise, parties, or over occupancy, and the host receives complaints from neighbors, a $500 fine will be imposed per occurrence. In addition, should these allegations be found true, the guest will be subject to immediate eviction without a refund.

check in was a little confusing for the first time, but follow instructions exactly & can be figured out.Kitchen amenities were great! lots of supplies & spices to cook if you want to. Place was clean, harbor view was peaceful. Nearby train wasn't too much of a noise nuisance. Biggest complaint was the bathroom lights/vents which all turn on/off at same time. I'm sensitive to noise & light, so don't always want the fan on when i'm in there getting ready.Wall AC in living area was good but centralized AC wasn't the best. Luckily, it's on the coast and the days weren't too hot.Primary King bed was too soft. There's a big foam topper on it which we sunk into and found too warm.
