THE SPACE:

And did we mention the breathtaking lake views and direct water access? Spoiler alert: it`s pretty amazing. Accommodations? We`ve got them in spades.

🛏️Our master bedroom is the stuff of dreams, complete with a king bed, ensuite bathroom, double vanities, and a spa tub. It`s perfect for those post-lake lounging sessions. The other three bedrooms? Equally fabulous, each with unique features that cater to your every need. The interior screams modern bohemian chic with a side of comfort.

🍽️Think open-concept kitchen with a bar, a dining table for four, and a fully-equipped kitchen with a coffee nook. But wait, there`s more! Our living room has a sectional sofa and a convertible coffee table, perfect for those impromptu dinner parties or game nights. And did we mention the play area for the kids? We`ve thought of everything.

♨️The outdoor space? Let`s just call it your personal oasis. With an expansive deck, a gas grill (propane included), fire pit, and ample seating, it`s the perfect spot to relax, dine, and enjoy the lake views. During your stay, we`ve got you covered with free Wi-Fi, Smart TVs, and even an air hockey table for the competitive spirits.

GUEST ACCESS:

🔑You’ll have private use of the residence throughout your stay, aside from the owner`s closet and detached garage, which are not available to guests.

🚗This house is 1.2 miles to the neighborhood boat ramp and Duchess Creek Marina and Porum Landing Campgrounds are 3.1 miles away. Chubby`s Cantina, Dani Jo`s BBQ, Linda`s Lakeside Diner, Duchess Creek Cafe and Dollar General are just a short drive away.

* Travel cups/tupperware for lake
* Phone chargers
* Plastic bags for wet clothes
* Ziplock bags for kitchen use and phones for when you are on the lake
* Beach umbrella/tent/canopy if needed
* Back-up plan for rain days. We get a lot of pop-up showers or storms so you may want an umbrella, tennis shoes, or favorite game (though we have several!)
* Water shoes, hiking shoes/boots, and if raining, rain boots
* Duraflame logs if you think you’ll need fire-making help

OTHER THINGS TO NOTE:

💦Please Note About Lake Access--Lake levels can change, and these fluctuations may affect usability of the water during your stay. Because these conditions are outside of our control, we’re unable to offer refunds related to lake access. We recommend checking current lake conditions prior to arrival so you can plan accordingly.

🌳A Note About Our Lakeside Setting--Our home is located in a scenic lake and forest area, which means you’ll be immersed in nature during your stay. Although we have regular professional treatments in place, the natural surroundings may occasionally bring sightings of insects or spiders, especially outdoors. This comes with the territory of being close to the water and trees, and we take thoughtful steps to keep the space clean and comfortable for our guests. We appreciate your understanding and hope you enjoy the peaceful beauty and character of our lakeside retreat!
1. Check-In/Check-Out:
Check-In: 4:00 PM
Check-Out: 11:00 AM

2. Occupancy:
Maximum occupancy is 9 guests. Please do not exceed this number without prior approval from the host.

3. Safety:
No diving in shallow areas of the lake.
Children must be supervised at all times, especially near the water.

4. Noise:
Quiet hours are from 11 PM to 8 AM. Please be respectful of neighbors.
No loud music or parties.

5. Pets:
Pets are not allowed.

6. Smoking:
This is a non-smoking property. Smoking is allowed only outside, away from open windows and doors, and all smoking materials must be disposed of properly.

7. Housekeeping:
Please leave the property in the condition you found it.
Use provided trash bags and dispose of trash in the outdoor bins.
Do not flush anything other than toilet paper down the toilets.

8. Appliances:
Report any malfunctions or issues with appliances to the host immediately.

9. Outdoor Use:
Use of the BBQ grill is allowed; please move away from house while in use, turn off propane after each cook and clean any heavy deposits after use.
No open fires unless in the designated fire pit, and always ensure fires are completely extinguished before leaving unattended.

10. Wildlife:
Do not feed or disturb local wildlife. Keep food secured to avoid attracting animals.

11. Damages:
Report any accidental damages to the host immediately.
Guests agree to pay for any damages caused during their stay.

12. Parking:
Parking is available in the driveway and on the North side of the garage. Do not block the lake access easement on the West side of the home.

13. Respect for Property:
Treat the property as if it were your own. Any unauthorized use of the property, including hosting events not agreed upon in advance, may result in eviction without refund.
