You'll be able to walk to Main Street for restaurants, bars, shopping, and local festivals. You can also take the free shuttle everywhere in town from the stop at the end of the driveway. After a long day of hiking or on the slopes enjoy the shared pool and hot tubs or the wood burning fireplace!

• Bedroom: Located off the loft area, featuring a twin over full bunk, dresser and chair, with views of the mountains to the east.
• Loft area: King sized bed, overlooking the living room. Features high up windows for ample sunlight and a full bathroom with a bathtub located here.
• Living room: Features a pull-out queen sleeper sofa

Location:
• 2.5 Blocks to Main St.
• 5-7 minute walk to the Snowflake Lift. There is a full service ticket window and ski shop, Charter Sports, there as well. Snowflake Chair will take you to Peak 8. *Snowflake Lift, 4 O'Clock Run and/or Snowflake Run may be closed early and/or late season and are subject to snowpack and conditions. It is the guest's responsibility to be aware of mountain terrain statuses and operations.
• 5-7 minute walk to the Quicksilver Lift. There is a ski school, ticket office and ski rentals shops here. *Peak 9 may be closed early and/or late season and are subject to snowpack and conditions. It is the guest's responsibility to be aware of mountain terrain statuses and operations.
• Adjacent to the Upper Village Pool, easily walkable and features 2 outdoor hot tubs, 1 indoor hot tub and a heated outdoor pool and an interior entry/exit option. See below for Upper Village Pool details.
• Nearest bus stop is across from Sundowner entrance on 4 O'Clock Road. This bus will go to the Snowflake Lift and on to Beaver Run (peak 9).
• Top floor location - This condo is on the third floor and requires stairs to reach the front door. There is not an elevator in the building.
• Ample summer trails within a short walk from this property, including the Sawmill Reservoir Trail which starts at the Snowflake Lift and follows a beautiful stream up to a reservoir with great views.

Upper Village Pool Clubhouse:
• Heated outdoor pool

• Open 12pm-8pm daily except for planned closures
• This clubhouse is open seasonally and has the following CLOSURE dates:
- Fall Maintenance 2026: Approximately the end of September to end of October or mid November
- Spring Maintenance 2027: Approximately mid April to the Friday of Memorial Day weekend.
*This clubhouse is not on-site and is located approximately 1/2 block away at 450 Village Rd. There is a path behind the parking lot that leads to the clubhouse.

Parking Limit: 1 - This is an open oversized parking lot so there is no height limit and larger vans are welcome. Additional vehicles will have to park at one of the overnight pay lots in Breckenridge. More information can be found at BreckPark.

Provided Items:
• The kitchen is fully stocked with all essentials. We also provide complimentary salt and pepper, coffee and tea, paper towels, trash bags, dish soap, hand soap, dishwasher detergent, kitchen towels, and a sponge.
• The bathroom is fully stocked with necessities as well as hairdryers and full size hand soap/conditioner/shampoo/body wash. Laundry detergent is supplied for the washer and dryer.
• There is a Pack N Play travel crib located at this property. Please bring your own Pack N Play crib sheets.
• Hot tub towels are provided

*A processing fee of 4.5% is applied to all reservations to cover payment processing, administrative, and booking costs and is non-refundable once a transaction has been processed, including in the event of cancellation.

» Maximum occupancy (6) cannot be exceeded at any time.
» There is a $25 fee to return lost and found items, in addition to any shipping charges.
» There is the potential to snow October-May so cars with proper snow tires and 4WD/AWD are required during this time.
» Property mountain access details and ski in/ski out (if applicable) designations are dependent on open lifts and runs. Guests are responsible for being aware of the Breckenridge Ski Area lift and terrain statuses.
» This house is located at an elevation of approximately 9,600ft which is considered high altitude. We recommend visiting the CDC website for more information on traveling to high altitudes.
» There is no air conditioning and most properties in the area do not have it due to the mild summer weather and the fact that it cools down significantly at night.
» Summit County has strict Short Term Rental rules and regulations that must be followed. Please refer to the Good Neighbor Guidelines posted in the unit on what is required from renters.
» Per the HOA, pets are strictly prohibited. Please feel free to contact us about our pet friendly properties.
» Weather in the mountains can be unpredictable, and travel disruptions may occur. We strongly recommend purchasing travel insurance, as we are unable to offer refunds for cancellations or interruptions due to circumstances beyond our control.
