About the property

A roomy and bright 4 bedroom 3.5 bath home on the water.

Heron Point is a large, two-story open plan house sited on a very private 2.5 acre point facing the Chesapeake Bay near the beautiful and historic town of Reedville, VA. A perfect place to experience life on the Northern Neck. This house offers all the modern conveniences you expect, with water views from every room. This is only the home's third season as a vacation home.

The property is kept as a mini-preserve, with native trees, plants and grasses edging the 1,100 feet of shoreline to support the local wildlife. Native plants are also combined in the limited landscaping to attract other local fauna and beneficial insects.

The house is designed for extended family and friends to spend time together; the bedrooms are large enough for private escape time when desired. The main level has a Master Bedroom suite, a sitting room, a multi-windowed great room, a kitchen outfitted for cooking with a breakfast area, a separate dining room that can seat 10, a powder room (1/2 bath), and a mudroom and laundry with front load washer and dryer.

The great room is the central gathering place of the house. Two sofas, a chair and ottoman, and floor cushions surround the fireplace and flat screen TV with surround sound. Windows all around provide views of the water and diverse bird life. A pass-through window from the kitchen keeps everyone connected during meal prep. Sliding doors lead to the expansive Trex deck with Adirondack chairs and tables. Gentle morning sun warms the deck - which becomes shaded by early afternoon for late day reading, napping or sipping cocktails while ship and osprey watching!

The kitchen provides a large refrigerator, microwave oven, double ovens (with one convection), rangetop, and dishwasher. There is counter seating along with a table to seat 6. Adjacent to the kitchen is a full dining room that provides a table that extends to seat 10.

There are two large master suites, with two additional bedrooms which share a bath. The spacious main floor master suite is great for senior visitors or those with mobility challenges on stairs. All doorways on this floor are 3 feet wide to accommodate walkers. The suite holds a King size bed as well as a couch and chair. A DVD player provides private entertainment. The bathroom offers double sinks, a step-in shower and a soaking tub.

Upstairs, the second master suite has a King size bed, sitting chair and TV with cable box. The attached private bathroom has double sinks and a tub/shower. This suite has direct access to the upper screened porch for morning coffee or evening nightcaps.

There are two porches on this floor. The front porch grants a view of the entry drive and sunset; the screened rear porch overlooks the inlet and the Bay. A fan provides a cooling breeze - perfect for reading, knitting, or daydreaming!

The two additional bedrooms share a bathroom with double sinks, a tub/shower and dressing nook. One bedroom offers three twin beds. The second bedroom has a Queen bed. Both rooms have wonderful views of the side inlet. A wide landing on the second floor provides play space for the kids.

Heron Point has a private dock which is great for fishing or crabbing...or just sunning and watching the water. Jetskis or skiffs can be launched from the community dock one lot away and tied up for the stay at our private dock. (Shallow water access only). A trail on the lee side of the property leads to the launch area for the canoe, kayaks, and 2 paddleboards to explore the inlet and the bay. Several bicycles are provided for cruising the neighborhood and making a quick run to the beach. We even have a trike to load up your towels and beach blanket for the ride!

A private, white sand community beach with picnic tables is located around the corner. The beach is a gentle slope with shallow water extending several hundred feet. This is perfect for kids to play for hours, and gets deep enough for a good swim. (We don't recommend swimming in the inlet waters at the house due to potential bottom hazards).

Attractions in the Reedville area include the Reedville Fisherman’s Museum; the Northern Neck Farm Museum; Hughlett Point Nature Preserve, and ferries for day trips across the Bay to Tangier and Smith Islands (each great one-day adventures). There are also many thrift and gift shops for your shopping enjoyment in local towns of Heathsville, Lottsburg and Callao. Reedville is also a pleasant drive from Kilmarnock, which offers more restaurant and shopping choices. We provide “Heron Point Coupons” for discounts at select local stores, eateries and activities.

The Northern Neck of Virginia is an evolving wine region with several vineyards within easy driving distance of Heron Point. These vineyards include: Athena; Good Luck; Jacey; and Dog and Oyster.

Enhancements/Upgrades to Heron Point for the 2016 season include a complete “fleet” of kayaks and paddles to complement the 14' canoe. These include two small “children’s” kayaks; a “double” ocean kayak; a single ocean kayak and a single sit-in kayak. We have also added six bicycles for guest use including four adult and two children’s bikes.

The communications infrastructure at Heron Point has been upgraded to cable service which provides better and consistent high speed internet access and cable TV service. A new 2017 cell tower close-by has boosted cell phone signal available at the property. Working vacations are now possible with the dependable internet. All of these upgrades were added to help Heron Point be your perfect vacation location!

Please Note: Our no-pet policy is firm. We appreciate that folks wish to bring their treasured pets along; however, we cannot accommodate pawed/feathered/hoofed travelers! (There have been dogs and cats in the house if severe allergies are a high concern). Certified service animals are always welcome with proof of certification.

The maximum number of guests in a party is 9; this includes all children. Increases to the guest count cannot be made.

For children - The property has high banks of rip/rap ironshore rocks. Please judge if all younger guests will stay off the rocks - the rocks will shift if climbed on and can cause injury.

A quiet and private full-time resident/caretaker occupies the completely separate garage/apartment on the property.

Why Susan Titus chose Chesapeake Bay

The lot is very private - set out on a point facing the Bay. In winter many swans, geese and ducks shelter in the protected waters of the cove. In summer, we are entertained by hunting herons, osprey, bald eagles and river otters. Peace and quiet are the norm. The beach is very close as is the community launch for skiffs and jetskis.

What makes this house unique

The house allows a great flow for family visits - no one ever feels shut away from the activity. If privacy is desired, the spacious rooms provide space to relax and spread out. The back deck and upper porch catch the summer breezes and are shaded from the hottest sun. A view of the channel out in the Bay provides a watch for barges, shipping vessels and cruise ships that travel up to Baltimore and other ports. The house is situated 250 feet from the nearest neighbor for a very private setting. The historic town of Reedville is a 5 minute drive or a short bike ride away.

Loved the house, very nice, great kitchen tools, location...all of it! The location of the house on the lot itself was great. The location totally was not so great...not much to do without driving quite a ways, 50 miles...But of course we were there in November and a lot of things had closed...Perhaps another time of year would have more to do.

A Perfect Place for Mind and Soul

For anyone traveling for business or pleasure in this amazing, little known part of the Chesapeake Bay, Heron Point is the perfect place to stay. Last summer I was traveling for business and needed a place where I could work and yet relax. I stayed in this amazing house for more than a month. Minutes away from both the Smith Point Marina and Downtown Reedville. Larger towns and cities are also easy and convenient to reach from this home. Susan Titus, Jay Lightfoot and their staff were outstanding throughout our stay. We rented this home for more than a month, it was not long enough. The interior and exterior of this beautiful home are creatively, meticulously decorated and superbly functional as well. We were in need of nothing. In short, my core team and I were able to accomplish our work in no small part due to this calming and inspiring house and location. If I were to write everything I love about this house, Reedville and Smith Point Marina, there would not be sufficient room in this review. Everything, including the storms, were perfect. We will certainly return.

Very Impressed

If you are looking for a wonderful place to kick back and relax this is it. We had two families and space was not an issue. We really enjoyed hanging out on the huge deck to read and relax. The problem was the view is so awesome it was hard to concentrate on our reading. We loved the restaurants and cute ice cream parlor. The large home has everything you need to make any kind of meal. We definitely recommend this beautiful home on the Chesapeake!!

Lovely, quiet, stay

We and another family vacation together every year and between us there are 5 children. The house is set up very nicely for two families, with essentially a master bedroom on each floor. The living area of the house has a nice flow, amenable to socializing/eating as a large group. The kitchen is well-stocked, ready for just about any cooking (or baking) you might be up for while on vacation. Everything is very well organized and easy to find thanks to a thorough catalogue of items provided in the kitchen binder. Unfortunately the grill did not work, despite having full tank of gas. Lucky for us, the caretaker living on the property lent us his personal grill.

Coffee on the porch overlooking the bay every morning is the perfect way to start the day , as are cocktails every evening to end.

The property is situated on a peninsula on Owen's Pond, a shallow (1-2ft) tidal pond that is not amenable to swimming or playing in from the property itself. The views of the bay, however, are spectacular. Despite the shallow water we all enjoyed kayaking around the pond and fully appreciated the abundant heron, osprey and eagles that frequent the inlet. The community beach is small, but very close and had a lot more waves than we expected! The kids really loved the little beach - the biggest decision of the day was whether to bike or kayak there!

Reedville is a seriously lovely town. We biked in daily, either for a meal or ice-cream. Traffic is minimal, the pace is slow and everyone is friendly. If you are looking for a quiet, remote and peaceful place to spend a week then look no further.

Owner's Response: We are delighted that you enjoyed the best the area has to offer: the peacefulness, beauty, and the relaxed pace. We do apologize for the grill...the tank was replaced to ensure you'd have no interruption in your outdoor cooking; as it turns out the new tank itself had a faulty valve. We try to have everything perfect for every stay and occasionally we just get thwarted! We do want to make a note about the pond - a good area of the pond is shallow around the house, and at the outlet to the bay. However, the north section of the pond on the dock side is quite deep. If a kayak tips, even tall adults won't find the bottom to stand on!

Perfect getaway with beautiful view

My family of five stayed at Heron Point last week and had an amazing time. Even during a terrible heatwave, it was easy to have a wonderful experience whether we were keeping cool in the beautiful house, enjoying the screened in porch upstairs, or sitting on the boat launch, catching a bit of breeze in the evening. The kids loved looking for jellies, watching for little crabs crossing the end of the point, playing on the enormous back porch, and walking the beautiful natural grounds. The well-appointed [ENORMOUS] kitchen was a delight, with absolutely everything we would ever need at our fingertips. There were plenty spaces for play and peaceful relaxation, and our kids would probably have spent the whole vacation happily playing store/pirate ship/neverland/house/camping in the walk-in closet upstairs. Susan was generous and helpful throughout the process, and incredibly organized. With poor cell phone signal throughout the area and a laid-back quiet community surrounding, this isn't a great choice for folks who are the go-go-go types, with highly scheduled vacations that prioritize activities or shopping. However, for folks who are more interested in relaxing, exploring, nature, or enjoying the scenery, I would highly recommend this property! It was certainly perfect for us.

The town of Reedville has a long history of fishing, boating and marine activities. The main street is a short bike ride or drive from the house. Many Victorian houses line the street and you can visit the Reedville Fisherman's Museum. The exhibits change for fresh information; check out the activity schedule on their website for boat building classes and special events. Further down the street you'll find an ice cream parlor and two local favorite restaurants - Tommy's and the Crazy Crab.

There are three vineyards within a 25 minute drive of the house. Athena, Good Luck and Jacey. This makes a great 'loop' for tastings, perhaps with a finishing dinner or lunch at Jacey's before you head home.

There are options nearby for golf, fishing charters, boat rentals, and other sports. Many antique and thrift shops are also nearby for a fun day of searching for treasures. Several nature preserves offer walks to see birds and shore critters.

History buffs will enjoy exploring the Northern Neck - landmark churches, buildings and Washington's birthplace are all fun to visit. Cruises and tours to Smith and Tangier Islands originate within a few miles of the house. These all day excursions are a trip back in time, with a relaxing boat ride each way.
