The space

THE PROPERTY
When you book with us, you'll have exclusive access to the entire house, which includes a vast 2.7-acre land and a spacious deck area that offers breathtaking mountain views. All 3 bedrooms, two bathrooms, kitchen, deck and living areas are on the same level.

Primary Bedroom: This 175 sf room comes with a split AC unit (for cooling), a vaulted ceiling, an incredible view, an ensuite bathroom with a soak-in tub with 13+ foot ceilings, and a king bed with a brand new Zinus 12" Green Tea Luxe Memory Foam Mattress. There is also direct access from this bedroom to the deck.

Second Bedroom: This 135 sf room comes with a split AC unit (for cooling), a vaulted ceiling, a queen bed with a brand new Zinus 12" Green Tea Luxe Memory Foam Mattress, great views, and lots of storage space.

Third Bedroom: This cozy 100 sf room comes with a split AC unit (for cooling), a 14+ feet high vaulted ceiling which makes it feel very luxurious and modern, a queen bed with a brand new Ikea mattress, and lots of storage space.

Main Bathroom: The bathroom comes with a shower, sink, and toilet, and it is located in a very central spot, which can be easily accessed by all guests. This is not an ensuite bathroom. It is shared by the entire house.

We provide towels (1 hand and 1 bath towel is a set, and we provide 2 sets per bedroom). We also provide hand towels, make-up towels, floor mats, and foot towels in both bathrooms. The house is also fully stocked with paper towels, toilet paper, tissue paper, hand lotions, soap, shampoo, conditioner, and body soaps.

There is a staircase with seven steps to access the main entrance of the house and the deck area. There is no ramp. The rest of the house is all on one level. There are no more stairs in the home.

The basement level of the house is not for guests' use. It is unfinished and used as a utility room and storage. There is no access from inside the house to the basement level.

Parking won't be an issue for you as our driveway can easily accommodate three cars. The driveway is short, and the main road is maintained by the town. They do a decent job at keeping it clean, and they remove all snow almost immediately.

HOT TUB: It is a brand-new hot tub that fits 4-5 people and was purchased in April 2024.

Our hot tub gets cleaned and chemically tested/balanced weekly by a professional after each guest, and weekly.

Please pack your bathrobes and slippers since we don’t provide them.

The house is available for you and the party you included in your initial application. We have a no-visitor policy under most circumstances.

COMMUNICATION

HOUSE RULES
This is our home; we love it, and we want you to have a good time there, too. We believe that if we follow some basic rules, we both will have a better experience.

1 - We have a strict no-shoes policy to keep the house clean. This includes the flip-flops you wear on the deck or grounds. We have light-colored carpets, linens, and furniture, so please refrain from walking outdoors with no shoes because you will carry dirt and mud inside the home in that case, too.
2 - Smoking, vaping or drugs are not permitted anywhere on the property, including the deck area.
3- No pets, please.
4 - No parties or events are allowed in the house. In addition, please keep the noise at a reasonable level. No portable loudspeakers or amplifiers are allowed indoors or outdoors or anywhere on the property.
5- Please be mindful of the furniture and fixtures. Keep them clean, and don't rearrange them.

CHECK-IN / CHECK-OUT
-Check-in is at 3 pm.
-Check-out is at 11 am.

TRASH
We expect our guests to remove the kitchen/food trash before they leave. We have two large trash bins by the driveway/ road. Please tightly seal all plastic trash bags you use and place them in the trash bin by the road. We provide trash bags in two sizes: large and extra large, to bag large items like pizza boxes or delivery containers. The trash is picked up once a week on Fridays, and they can only access the trash bin by the roadside.

GRILL
We have a gas grill on the deck for your use. The grill top gets cleaned between each guest. We have grill tools in the kitchen. Use the grill carefully, and contact us if you have any questions. Please make sure to put the grill cover back on before you leave the house.

FIREPLACE
We have two wood-burning fireplaces, one indoor and one on the deck. For indoors, we provide one Duraflame fire log that ignites pretty easily and burns for 1.5 hours with less smoke and more consistency. Duraflame is a special type of firelog. Please read the instructions on the packaging carefully and ignite as shown on the packaging. Do not remove the packaging. Don’t use more than one Duraflame log in the indoor stove. The smoke will trigger smoke alarms. We don't provide firewood for the outdoor fireplace. You can find Duraflame (or regular fire) logs at the nearby supermarket (Peck's supermarket). We recommend you use Duraflame because it is the easiest. Please do not use ignition liquids because they are very unsafe/unpredictable. Please be careful while starting a fire. Make sure you always attend to it and put the fire out before you go to sleep. You carry all the responsibility while using the fireplaces. Please contact us if you have any questions.

AIR CONDITIONING
We have wall-mounted split AC units in all three bedrooms and the living area for cooling in the summer months.

In colder months (or any time you feel cold), please turn on the heating by using the thermostats located in each room and in the bathrooms. We have electric baseboards, and the house warms up pretty quickly. It also maintains indoor temperatures very well, even -20F conditions, because it is a brand new house built with the newest insulation materials and technologies available.

Other things to note
The lot is 2.7 acres and feels very private yet safe since we have visual contact with neighbouring houses.

20 minutes to Livingston Manor
20 minutes to Roscoe


We have some deer and bunnies visiting our lot frequently. You can most likely see them in the early morning.

The house is in the middle of a diverse habitat, so there are bugs, flies, butterflies, spiders, bees, and other insects around. It may be a good idea to bring your insect/bug repellents. We have fly nets at all doors and windows except the main bathroom window.

No pets, please. One of our family members is very allergic to dogs and cats.
