Seaside Garden Cottages offers discerning guests space, comfort, privacy and quality across three beautifully styled cottages set on two adjoining allotments. With lush gardens, shady lawns and generous communal areas, it’s ideal for extended families, multi-generational groups and friends travelling together.

The property is immaculately presented and thoughtfully equipped, offering the ease of hotel-quality finishes with the warmth of a private retreat.

- Total: 9.5 bedrooms | 5 bathrooms
- Base tariff includes 16 guests - extra charge for additional guests
- Maximum capacity: up to 24 guests (including children & infants)
- Beds for 22 guests, plus sofa bed / rollaway / children’s mattresses as required
- Up to 2 infants under 1 year may stay free of charge. Extra infants must be booked as 'children' to calculate tariff correctly.
- All guests, including children and infants, must be declared
- No un-booked, free or day visitors permitted. Unbooked visitors or guests will at a minimum be charged as though they have been staying for the entire duration.

2) The Cottage — Romantic Charm with Luxe Touches
Full of character with exposed beams, brickwork and warm styling.

- 2 bathrooms (showers, no bathtubs)
- Fully equipped kitchen with dishwasher
- Dining for 8 (+2 at bench)

Perfect birthday getaway

I booked this lovely property with a group of friends to celebrate a milestone birthday and attend the KI marathon festival. Rachel was a fantastic host and made some excellent recommendations for local eateries and activities.

A picture perfect escape

We couldn’t have asked for a more gorgeous, luxurious and spacious stay. Rachel was absolutely amazing in helping us organise and prepare for 5 families with children ranging from 13 to 6 months and each room was perfectly prepared for each family/group. We will all be back to stay in this beautiful location again soon!

Absolutely Brilliant

Perfect property for a large group with enough room to get all together while still having your own personal space when needed. Lovely short walk to the beach for the morning exercise and only a short drive into Kingscote for meals & supplies. Rachel was amazingly helpful with recommendations and our travelling itinerary and we would absolutely recommend this stunning property to anyone who wishes to visit the beautiful Kangaroo Island!

We stayed in all three houses over Easter, we were a large group, travelling with my parents and siblings and all our partners and kids! Rachel was a fabulous host, she provided great information about the house and what to do on Kangaroo Island, she was in contact via email and phone before and during the stay. The house(s) are located a short drive from Kingscote. The property has lovely gardens and the houses were all immaculate. All of our group commented that the beds were particularly comfortable. Would definitely recommend and would stay again should we return to Kangaroo Island!

TOTALLY AMAZING

More than a home away from home! Impressed is an understatement, when we arrived at Seaside Garden Cottages. The accommodation is so beautifully presented and well stocked with more than you will ever need. From the well equip kitchens right down to all you could need (and sometimes forget) personal toiletries. Even the fridge and pantries were well stocked with goodies. The gardens around the property were in full bloom and beautiful. The beds were so very comfortable too. Rachel was so very helpful from our first inquiry right through booking until we arrived. She even provided us with an itinerary for our stay on the island listing amazing places to visit. Thank you so much, we will be back!!

Tranquil and relaxing

We had 8 office managers stay in the two cottages. We all had our own space and had everything we needed. We sat in the garden and on the verandah in the sun, walked the path into town along the beach. Kitchens were well equipped and we did not need or want for anything.

Great accommodation

The property was ideal for our large family group, plenty of space for the smaller kids to play in and we loved the freedom it gave all the adults to enjoy each other's company with minimum supervisory duties. The property was close enough to the town to do a morning coffee run and go to the supermarket when necessary without travelling a long distance. The accommodation itself was clean, very comfortable and well equipped. Our host was lovely and also accessible. We'd happily stay again!!

Amazing for a large group

Could not of asked for a more amazing stay at the seaside cottages. All the extra bits and pieces Rachel has put into her cottages are fantastic. Easter eggs and birthday balloons for my daughter was much appreciated and really sweet. Beautiful gardens and everything was set up perfectly. With 19 people there was plenty of room and we felt at home.

A delightful place to stay

Stayed here from 24/7 - 28/7. The cottage, including gardens were clean, beautiful and well maintained. Close to restaurants, great walking tracks and the beach a short stroll away. Definitely a wonderful place to stay, highly recommended.

I've lived in South Australia my whole life and traveled to Kangaroo Island since a child. My grandfather, great & great-great grandparents lived in KI from the 1800's and I often wonder if these ties are why the 'pull' and intrigue of the Island is almost tangible. I'm friendly, helpful and passionate about the Island, nature, travel, gardens and quality time with family and friends. A windswept beach, the awe of twinkling stars, rugged cliffs and delicate wildflowers are my paradise on earth.

Why they chose this property

It was 'love at first sight' with these gorgeous properties - we'd decided that it was (finally) time to buy a holiday rental and narrowed down the location to Kingscote and the surrounding area - its' on mains water, and it's also wonderfully convenient. It must have been fate, because these architect designed and hand built properties were available for purchase as the previous owner was looking to retire. We've absolutely loved adding our own individual touches and are continually improving and updating them to be everything we think the perfect holiday house should be. It's the ultimate, joyous hobby working on these properties!

What makes this property unique

The more the merrier when it comes to travelling with family and friends! Our cottages have the unique benefit of privacy and space for guests, right next to each other. They are of good quality and beautiful; everything you need for a perfect stay so that you really don't need to compromise. It's so wonderful when guests tell me that it's the cleanest property they've every stayed in! And there couldn't be a more perfect location for enjoying KI, with the perfect balance of convenience, amenities and a peaceful setting.
