The Talley Estate comfortably sleeps up to 14 guests with spacious king bedrooms, flexible sleeping arrangements, and multiple gathering spaces designed for both families and adults traveling together. Unlike many large group rentals, the home offers true king suites and comfortable shared spaces without the “bunk room” feel.

Enjoy a private backyard with an optional heated pool, covered pergola with lounge seating and string lights, propane grill, fire pit, and a fully fenced yard with no back neighbors. Inside, you’ll find spacious living areas, a fully stocked kitchen with gas cooktop and double ovens, coffee and tea bar with Nespresso and Ninja coffee systems, dining seating for up to 14, streaming-ready smart TVs throughout the home, games, books, and high-speed WiFi.

Located just 11 minutes from the University of Oklahoma with easy access to Highway 9, I-35, downtown Norman, and Oklahoma City, the home is convenient while still feeling tucked away for relaxing evenings together.

• Keyless entry with custom code provided before arrival
• Easiest access is through the back entrance near parking area

POOL HEATING (Optional)
• Heated to approximately 84°F during typical swim hours
• $75/day and applies to the full stay
• Must be requested before arrival to ensure the pool is ready

ADDITIONAL NOTES
• The home has two stories and a steeper staircase that may not be ideal for guests with mobility concerns or very young children.
• You may hear light highway noise outdoors, but the location allows quick access to OU and surrounding areas.
• The main home is fully private for your group. Your hosts live in a separate back house on the property — available if needed while fully respecting your privacy.
• Check-in after 4 PM | Checkout by 11 AM

HOUSE RULES
We want your stay at The Talley Estate to be comfortable and easy. These guidelines help us care for the home and ensure a great experience for everyone.

Occupancy & Visitors
• Maximum occupancy is 14 over night guests
• Air mattresses and additoinal guests are not permitted
• Only registered guests may access the property unless approved in advance
• Additional visitors, gatherings, or events require prior approval
• Gatherings of more than 20 total people, incluidng overnight guests will not be approved
• Guest counts must be accurate at the time of booking and updated prior to arrival if plans change

Smoking & Vaping
• Smoking is not permitted anywhere on the property
• Vaping is permitted outdoors only
• Please ensure no odor, residue, or debris is left behind

Gatherings & Events
• Parties and events are not permitted without prior approval
• Small family gatherings may be approved with advance communication
• Please be respectful of our neighbors and the owner who resides in a separate residence on the property

Pool
• Swim at your own risk
• No diving into the pool
• Children must be supervised at all times
• The pool is not separately fenced
• No glass in or around the pool area
• Please do not use the pool during storms or lightning
• The pool may be temporarily unavailable for maintenance or safety concerns
• While we hope you enjoy the pool, weather and other outdoor conditions are beyond our control
• Refunds will not be provided due to weather or conditions that limit pool use during your stay
• Pool heaters improve water temperature but cannot guarantee a specific water temperature during periods of cold weather, high winds, or unusually cool temperatures

Dogs
• Dogs are welcome
• If dogs will be in bedrooms, please limit them to one bedroom whenever possible
• Please keep dogs off furniture unless furniture covers are used
• Please pick up pet waste promptly
• Excessive pet hair, odor, damage, or cleaning beyond normal turnover standards may result in additional cleaning fees

Property Information
• An owner resides in a separate residence on the property
• There are exterior security cameras that record, 2 monitor the front of the home and driveway while 2 others monitor the back of the property including pool
• There are no cameras inside the home or in private guest areas
• Four exterior security cameras record the outside of the property. Two monitor the front of the home and driveway, and two monitor the rear of the property, including the pool area
