Two double bedrooms, lounge and separate well equipped dining kitchen with WiFi.

Located in a quiet street just off Morningside Rd, the area is served by many buses, running frequently to the city centre, Princes Street and Royal Mile in 10 minutes, or walk to the old town in 15 minutes. Walk to superb cafes, excellent pubs, supermarkets and lovely little individual shops. The apartment is serviced and run by the owners and we supply thick towels, 100% Egyptian cotton bed linen and give you a welcome tray to get you started. A popular and interesting area of the city in which to relax after a day's sightseeing. The new kitchen has an induction hob and fan assisted oven, dishwasher,microwave, washing machine, fridge and freezer. Very well stocked with new crockery, cutlery, pans, cook's knives and utensils for four people. Bathroom has a new white suite of bath, shower, basin and WC. Selection of books, tourist information, DVDs, CDs, and games. Free Wi-Fi

We have equipped the apartment specifically for self catering with everything we could think of to make your stay comfortable and enjoyable. We manage it ourselves and give great care in cleaning, maintaining and updating all facilities, information and equipment. We have a well established five gold star (Scottish Tourist Board) B&B in Edinburgh, Violet Bank House, and have several awards for high standards. We give the same care and attention to detail to this apartment and our guests.

Parking charges of £1.80 per hour apply from 8:00 am until 5.30 pm Monday to Friday only. Between 5.30 pm and 8.00 am on weekdays and all day on Saturday and Sunday there are no restrictions in the on street parking bays or single yellow lines. There is also limited all day parking available at the Merlin Roadhouse on Morningside Road, the rate for this is £10 per day and onstreet parking at Clinton Road for £4 per day during metered hours. Both locations are just 2 minutes' walk from the apartment.

About Steven MacLennan

Together with husband John, we have a B&B which has won Five Star Gold Award from the Scottish Tourist Board and Five Stars from the AA with a special award for our breakfasts. We expanded our high standards into also running our two apartments in the city.

Prior to that I had a career as a Trainer and Manager of Quality Advisors for the Scottish Tourist Board, with the responsibility of driving up standards in facilities and services across the whole tourism product.

John is a retired CE of a very well established Civil and Structural Engineering Company in Edinburgh and now is the creative chef in our B&B.

John's hobbies are bee-keeping and curling, mine are singing in a choir and writing, and we both enjoy hillwalking and gardening.

We have a wide circle of friends and just love when they pop in or join us for a meal. We holiday mostly in Europe and the UK and have had a couple of trips to Florida, Canada and South Africa, staying at the best places of course because we never stop learning.

We chose this apartment primarily for its location. Situated in the Morningside area of Edinburgh it has all the amenities close by that any self catering guest would need. Morningside is a vibrant area with many shops, bar, restaurants, theatre and cinema. The apartment is in a quiet street a few minutes walk from the main road that runs through Morningside. This is services by many buses that all pass through the city centre within 10 minutes. Alternatively guests can choose to stroll through the leafy streets and across the Meadows Park and into the Old Town area of Edinburgh. This takes around 30 minutes to walk. Many of our returning guests prefer to remain in the Morningside area for a few days of their stay and soak up the local atmosphere.

Owners Reta & John are very friendly & hospitable and nothing is too much trouble.

The apartment has everything you need for a short or long stay.It is well equipped with a washer/dishwasher/microwave/Iron/ TV etc. The bedrooms are large and the beds are extremely comfortable. The apartment is furnished to a high standard. The neighbourhood is friendly and the apartment is situated in a quiet residential street, yet close to many amenities, such as Waitrose Supermarket and the local cinema.

Tips for other travellers:

The apartment is situated on a road very near [5 mins. walk] to a main bus route into Edinburgh centre. Morningside itself has many lovely shops and restaurants/cafes. If you purchase a day bus ticket for £3.50 you can travel into and out of the city centre from Morningside as many times as you want in a day. We visited Edinburgh Castle, went to the Odeon Cinema, saw a concert at the Queens Hall and spent a day at the Botanic Gardens, as well as having a meal at the 'Thai Lemongrass' resteraunt (highly recommended) & breakfast at one of the cafes a couple of stops down from where we were staying on the bus route into Edinburgh.[We had a fun-packed 2 night stay and I can thoroughly recommend the apartment!] This was the second time I have stayed there and I will be returning hopefully soon~ for another break in a great city!

  • A large bathroom with opening window to the rear and a heated towel rail. There is a modern white suite, with steel bath, a power shower over the bath, WC and washbasin. There is vinyl flooring and the walls have white tiles and a large mirror. A feature of this room is the original 1930s stained glass panel in the door. We supply toiletries by Scottish Fine Soaps. Towels, toiletries, room freshener and toilet paper are included in the price. Towels are white, thick in quality and there will be a generous size bath sheet, hand towel and face flannel for each guest, changed weekly. The window has a high quality fabric blind and decorative vase and sea shells. We supply a bathroom air freshener and toilet paper for your stay.

    Bedroom 2 - 1 queen , 2 twin/ single , Sleeps 2 in either a large double or twin beds.
  • They are quiet rooms, with fully restored antique furnishings. One room looks onto the small private garden and seating area and enjoys the morning sun. This room is furnished with a antique Georgian mahogany wardrobe with internal drawers and has a triple mahogany mirror in the window. The second bedroom looks onto the shared communal garden area with trees and shrubs, and drying green and gets the afternoon and evening sun. This room is furnished with a restored 1930's oak dressing table and wardrobe. All new beds with pocket sprung mattresses and 100% Egyptian cotton bed linen. Centrally heated rooms. The curtains are interlined high quality, and there are little extras in the rooms to add to the character. There are wooden and fabric covered hangers in all wardrobes. The decor is plain with pictures, and the carpeting is fitted, and is berber wool with underlay. Well appointed rooms with attention to detail..

Accessibility details: There are three steps in the shared hallway, otherwise there are no steps within the property. Shower is in the bath with room for a seat in the bathroom. We automatically provide a weekly clean and change of linen and towel for longer stays. The apartment has a small laundry area and is supplied with washing powder, washing machine, clothes drying rack and outdoor drying facilities. We have given care and attention to detail to make your stay as comfortable as possible. The apartment has central heating throughout which is under your control. The price is inclusive of a reasonable amount of heating according to the season and we would ask that you have a careful and 'green' approach. We are contactable by phone at any time during your stay and operate a personal handover and talk you through the facilities. We have a wealth of local and Scottish knowledge and are happy to help you plan your stay.

Splendid apartment

We loved it. The apartment was really welcoming, had everything we could have needed. It was easy to travel into the city centre and has shops and good restaurants nearby. We would recommend it lots.

A modern and spacious apartment which is very well appointed. Large comfortable beds in both bedrooms. Felt like home from home. We were welcomed by the owner, who showed us around and helped with our queries. Minutes from local amenities including the bus stop for transport into the city centre. Would definately recommend this apartment

A very neat, clean place. Also very comfortable, and close to the city Centre.

We will be back in a few days to spend six more days here. It is a wonderful apartment, and a great area. If we are ever back in Scotland, this is where we will stay.

We do have one suggestion: we were ten minutes late and received a parking ticket. The parking authority said the owners could apply for a certain number of free parking spots per year. We are not sure what would be involved, but it would save a lot of hassle.

Other than that minor problem, this is a great place to stay.

Owner's Response: Thank you for your lovely review folks. What a pity your stay was marred by the parking fine. If we were residents in the area we would have those passes, but because we are considered to be a business, i.e. providing guest accommodation, we do not have access to the passes the parking attendant was telling you about. In the apartment there is a list of cheaper parking and longer stay parking in the area, and outside the apartment is free for Saturday and Sunday - I wish we could do more. Parking fines are so annoying and once the ticket is produced, you have to appeal and have good reason not to pay.

Just what we wanted for a week in Edinburgh

The apartment was clean, comfortable and had everything we needed. The owners gave us a warm welcome and made sure we understood how everything worked. It was convenient for shops, restaurants and buses and we had a really good week. The neighbours were friendly too!

We had a lovely stay in morningside, could not fault the apartment or the owners. We were made very welcome ,would not hesitate to go again.

Try Nonna,s Italian restaurant ,pure bliss. The Canny Man pub also worth a visit, very quirky.

This area has many interesting privately owned shops, cafes and many charity shops where you can pick up books for a £1, memorobilia, brick-a-bac or clothes. There is a privately owned three screen cinema showing the latest releases. You can stroll through the 'Meadows' and across 'Bruntsfield Links' originally a public golf course to the Old Town area, past the newly refurbished Victorian Museum Building. Many people spend most of the day there, it is one of Edinburgh's greatest attractions. Grey Friar's Bobby sits on a water fountain just close by, and our National Libaries which have regular free exhibitions is just two minutes from the museum. On again a few minutes and you are in the famous 'Royal Mile' and the Castle area. It is a great centre from which to enjoy Edinburgh.
