The property lies in southern Umbria (not far from the border with Lazio and 100 Kms northern of Rome), in an area rich in nature and tourist attractions. The whole property is for private use of the tenant. It is the ideal place in which to spend a quiet and pleasant holiday. The property is suitable for up to 6 persons (3 bedrooms, there is also a baby cot available). The whole house is on the ground floor (no steps, so it is suitable for eldery and persons with mobility problems. There is a very large dining/living room with open kitchen. The living area has 5 seats, the dining one 8. Highchair and baby cot available. There are 2 bedrooms with double bed and one with 2 single beds (on request they can be joined). The pool lies in front of the house and there is a large porch equipped with tables / chairs to eat outdoor and other garden furniture. There is also a barbecue at disposition near the terrace. The 12x6 meter pool (as the whole property) is for private use of the tenant. Ping pong table. Good Wi-fi internet connection available. Supermarkets, baker/confectionary, bars and some other shops are available in the village of Castel dell'Aquila (at 2,5 Kms). Larger supermarkets are available in the village of Avigliano Umbro (6 Kms) and the town of Amelia (15 Kms). The supermarket COOP (via 1 maggio nr.31 - Amelia) and Superconti (via Nocicchia nr.32 - Amelia) are open on Saturday until 19:30 and are also open on Sunday morning, the supermarket Eurospin (Via Roma nr.205 - Amelia) is open on Saturday until 20:00. The nearest restaurant/pizzeria (also takeaway) is at 5 Kms just outside the village of Sambucetole. Recommended restaurants: La Gabelletta (outside Amelia on the road in direction of Foce), La Locanda del conte Nitto (in the old town of Amelia), Il ristoro del Falco (restaurant/pizzeria).

We've had a wonderful stay at Francesco's House in Collicello. Warm welcome at our arrival and during our stay, we've had a good support and always interest in how we're doing. The house is great, lots of space for the kids. And the pool is the best ever for kids to play. If you're looking for a nice house to have a good time out, it is great to book. Quiet refugium in the midst of nature with luxury
We had a really great time in Umbria at this little villa! The property is large, spacious with three houses on it - but you can't see the other two, and we never felt disturbed at all. We enjoyed the quietness, the woods, the nature - and the large pool, of course. We are a family of five and were allowed to bring our little Havanesian dog. It was so relaxing!
In the house we found everything we needed - and more! The WIFI works great, the kitchen is well equipped: the water-supply, the gas stove, the large fridge, dishwasher... we weren't missing anything at all, concerning modern life. The owner was very friendly, offered his help with planning trips and pointing out interesting sites in the area on the first day. There even was a first supply with drinks and food awaiting us - a self-baked cake and vegetables from his garden - highly appreciated!! Also lots of maps and flyers on interesting sites in the house!
There are places to go quite nearby: Narni, Amelia (10-12km, it's the place to go, shopping for food), Todi, Terni (the waterfalls) or even Perugia and Assisi are easily reachable, good for a one-day-excursion, even Rome isn't far away (we did not go).
We brought our own car with us, otherwise you should strongly consider renting one, since the property is quite remote.
Two unforgettable highlights: BBQ with oak-wood in the evenings, and the restaurant Semiramide in Melezzole (10-12km), recommended by the owner. Simply PERFECT!!

Francesco’s house welcomes with irresistible charm: a spacious kitchen-living room with an open fireplace and a large table offers room for everyone. The kitchen is well equipped; it has a gas stove, all kinds of cooking utensils and the dishwasher makes cleaning up easier. The house is already a few years old, but very well maintained. It also presented itself to us of remarkable cleanliness; the Swabian housewife who came along felt at home from the start and there were no cobwebs.
Three full-sized bedrooms with bed and closet provide retreats. Relaxing is also excellent on the shaded and covered veranda, on the deck chairs at the pool or, of course, bathing in the pool. Entertainment is provided by, among other things, goals for water polo, a large lawn with soccer goals, a foosball table or a ping-pong table. You will find everything from action to quiet. And quiet it can be - the house is sufficiently secluded.
There is no shopping in the nearby town, but in Avigliano Umbro or of course in Amelia. Francesco is an excellent host: he surprised us with gifts and was always at our disposal with words and deeds.
The only blemish for us was the public and unpaved road leading from the road to the house. The s-line suspension sat up. It's in the description, but we didn't take it too seriously. Those who master the public road can look forward to beautiful days in a quiet, very well equipped and clean environment and be cared for and inspired by Francesco‘s hospitality.
We were a family of 5 staying here. On arrival we were met by Francesco who gave us a tour of the property and gave great information about the surrounding area. The online description is spot on. The kitchen is well equipped and house nicely furnished. The outside space is great with a choice of seating areas depending on the time of day (you can always get shade). The pool was a good size and sun loungers comfortable. There were mosquitoes in the evening but with citronella candles going we were able to enjoy the cool evenings. Fun activities for the kids too - table tennis, darts, boules, football and badminton.
Some recommendations of places we visited:
Cascata Delle Marmore/Marmore Falls - worth a visit This beautiful waterfall is amazing to see. We climbed the hardest of the paths with our 3 children (the youngest being 4) no problem. We parked at the bottom and walked up then took the bus back down. Plenty of restaurants to eat at once at the top.
Carsulae - roman archaeological site. Not busy at all but worth seeing.
Amelia - great to walk around the old town inside the old city walls. We went in a few times and discovered the following places to eat:
Il Baronetto - lovely outdoor terrace with great views. Food was great.
ConVitto - delicious freshly cooked local cuisine. There is a fresh counter to buy meats and cheese inside too.
Gelateria Girotti - our best gelato during our visit to the area
Eurospin and the Coop were about 15 minutes away in Amelia for all your grocery needs.
We took the train to Rome for the day from Narni-Amelia. Very easy and great value. We purchased our tickets online in advance.
Wir waren zum zum ersten Mal in Umbrien (vorher Toskana) und sind begeistert von der wunderschönen Landschaft!
Wir haben für uns (Familie mit 3 Kindern) ein Ferienhaus in absolut ruhiger Lage mit großem Pool und Garten gesucht und gefunden. Das Haus ist im umbrischen Landhausstil gestaltet und hat für uns perfekt gepasst. Der Aussenbereich mit den 2 überdachten Terrassen ist perfekt geeignet, um den kompletten Tag vom Frühstück bis zum Abendessen draußen zu verbringen. Es gibt wirklich immer einen Platz im Schatten.
Der Pool wurde ausgiebig genutzt, die Größe und Tiefe (eingangs angenehm flach mit Treppen) war super!
Wir sind eher Ruhe- und Erholungssuchende, daher haben wir unsere Ausflüge auf wenige begrenzt. Rom ist absolut sehenswert, dazu bekamen wir sehr gute Tipps von Francesco, dem Eigentümer. Ausserdem ist Assisi wirklich empfehlenswert! Eine wunderschöne, mittelalterliche Stadt. In der Nähe gibt es auch zahlreiche Restaurants und Einkaufsmöglichkeiten.
Das Haus ist vor allem für Ruhe suchende zu empfehlen. Wir würden auf jeden Fall wieder kommen!
Wir haben unsere Familienferien sehr genossen auf diesem wunderschönen Anwesen mit dem grosszügigen Pool und Umschwung. Die Kinder kamen voll auf ihre Kosten mit Fussball-Tors,Tschütterlikasten,Pingpongtisch,versch.Utensilien für den Pool. Auch Francesco war eine sympathische Ansprechsperson vor Ort.
Fantastischer Pool, insgesamt sind die Außenanlage und der Garten toll und für Familien ein Traum: Bälle, Trampolin, Tischkicker, Fußballtore, Hängematte, Pfeil und Bogen, selbst Lego-Kisten für jüngere Kinder. Das Badezimmer ist etwas in die Jahre gekommen, aber das ändert nichts an einem großartigen Aufenthalt!
Sehr schönes Haus mit tollem Pool und Garten. Zwei komplett überdachte Terrassen, somit kann man auch bei Regen wunderbar draußen sitzen.
Die Zufahrt zum Haus ist sehr eng und hat sehr spitze, enge Kurven (Feldweg), somit für lange bzw. niedrige Autos nur schwerlich befahrbar (nur als Hinweis). Vielen Dank an Francesco für den herzlichen Empfang und die super Poolreinigung.
Wir hatten einen schönen Aufenthalt. Vielen Dank an Vermieter und Francesco!
Folgende Dinge sind uns positiv aufgefallen:
1) Sehr tiefer und großer Pool (stehen nicht möglich)
2) Großes Areal -> Fußball / Frisbee möglich
3) Großzügige Küchenausstattung
4) Gute und vielfältiges Sportangebot (Tischtennis, Kicker. Wasserball etc.
Folgende Dinge sind negativ aufgefallen:
1) Anfahrt ist nicht einfach. Sie erfolgt über eine Schotterpiste mit guter Steigung. Vor Einfahrt in das Haus muss eine scharfe Kurve gefahren werden. Nicht geeignet für sportliche oder längere Autos.
2) Es gibt ein Nachbarhaus in direkter Nähe. Vollends "alleine" ist man daher nicht.
Wir hatten dieses Haus gebucht um Urlaub nur für uns zu machen und ausgiebig den privaten Pool zu nutzen. Wir wurden nicht enttäuscht, die Größe des Schwimmbeckens ist super für 2 Erwachsene und 2 Kinder. Die Auswahl an Wasserspielsachen und Liegen war ebenfalls klasse.
Auch der Tischkicker, die Tischtennisplatte und die Fußballtore sind der Wahnsinn. Und uns wurde einfach nicht langweilig.
Das Haus ist ein typisches umbrisches Haus mit viel Platz und einer super ausgestatteten Küche, die Fliegengitter an den Fenstern/Türen empfanden wir als sinnvolle Ergänzung.
Die Betreuung durch Francesco vor Ort war einfach perfekt und wir konnten uns auf kurzem Weg immer Austauschen. Nochmal Danke für deine Hilfe!

Schön aber nicht sauber
Das Haus der garten der Pool alles tip top. Es ist schon etwas älter und leider war es nicht sauber.
Die Liegen beim Pool waren sehr unhygienisch schon richtig verschimmelt. Der Teppich hat noch nie einen Staubsauger gesehen. Der Badezimmerboden sowie die Badewanne war sehr dreckig. Es war für und nicht möglich barfuss zu laufen.
Wir haben in der sehr gepflegten und großzügigen Anlage mit vielfältigen Beschäftigungsmöglichkeiten für jede Altersklasse eine sehr schöne Zeit verbracht und würden ohne Zögern wiederkommen. Francesco und seine Frau haben uns sehr freundlich empfangen und mit Tips zur Region versorgt. Als unser Junior krank war und wir einen Arzt brauchten, konnten wir auf wunderbare Unterstützung und sehr sympathische Aufmerksamkeit zählen. Mille gratie!
Der Empfang durch Francesco war sehr freundlich und unkompliziert.
Das Haus verfügt über alles was man so benötigt, in der Küche waren Öle, Gewürze Salz und Pfeffer vorhanden, sogar Kaffee.
Nützlich zu wissen, wie ich finde.
Der Pool war für die Kinder (und uns) der Hit! Kinder konnten sich auf dem Gelände austoben, wir Eltern konnten entspannen- eine win/win Situation.
Die Lage ist sehr gut gelegen um Ausflüge in die Umgebung zu starten. Todi, Orvieto, ans Meer, sogar Rom ist gut zu erreichen. Amelia ist wunderschön.
Francesco und seine Frau waren sehr freundlich, es gab einen "Gruß" aus seinem Garten: Basilikum und Tomaten und ein Gläschen Pesto selbstgemacht. Traumhaft!
Wir fanden es alles in allem einen sehr schönen Urlaub.
Locazione ideale per abbinare visite turistiche a relax a bordo piscina.
Il sig. FRANCESCO è stato cortese ed efficiente (pulizia piscina infrasettimanale).
Il luogo è perfetto per staccare dalla quotidianità vivendo piacevoli momenti in famiglia nella splendida loggia o a bordo piscina.
Accueil de Francesco et sa femme avec des pâtisseries, tres gentils et serviables. Francesco tres disponible sur whatsapp et de tres bons conseils( achetez l huile d olive qu il conseille !!). C était un plaisir de communiquer avec lui.
La maison et la piscine sont un vrai bonheur, apres 18 mois difficiles, se retrouver dans cet environnement nous a permis de nous ressourcer, on a tres peu visité mais il y a de quoi faire pour ceux qui le souhaitent. Tres bonne communication avec le propriétaire avant d arriver.
J avais peur d avoir trop chaud sans la clim et on n a même pas utilisé les ventilateurs, la maison reste fraîche malgré les 38 degrés..
Piscine tres propre, on n entendait même pas Francesco qd il venait s en occuper. Tres discret.
On faisait les courses chez un petit primeur à 5minutes en voiture.

Wunderschöner Familienurlaub zu sechst. Wir haben die Abgeschiedenheit genossen. Francesco war super und seine Köstlichkeiten ein Genuss! Der Pool hat eine perfekte Größe zum Schwimmen und Toben. Küche sehr gut ausgestattet. Fazit: Wer einen ruhigen, entspannten Urlaub in privater Atmosphäre plant sollte sich hier einmieten. Danke!!!

Fuir une grande ville (comme Paris) et se retrouver dans un environnement paradisiaque de calme de verdure de repos avec des sorties où l'Italie et l'Ombrie du sud s'offrent à vous est l'idéal pour se ressourcer. Il faut se promener dans les alentours de la propriété, ne pas manquer Amélia et son petit musée, Narni perchée sur les hauteurs avec une vue époustouflante, Terni et pousser un peu plus loin jusqu'à Orvieto.
Plein d'activités et de possibilités, nos hôtes (Francesco et Alessandra) sont charmants, disponibles et très attentionnés tout en étant discrets. La villa est magnifique, l'intérieur aménagé et décoré avec goût et l'extérieur offre sur un beau terrain une ribambelle d'activité en plus d'une belle piscine. Une famille de 5 personnes s'y sent à l'aise en profitant de son séjour, et tranquille sans se sentir isolée.
Et puis les habitants, les italiens, cette partie de l'Italie...
Oui il faut y aller.

We had a fabulous week at this villa. We have 3 very active children and this villa was perfect. A big pool and nice and deep for diving. Loads of pool toys there for the children. Huge field with football goals and badminton which we all enjoyed. Brilliant ping pong table too so loads to keep the kids amused. The villa was brilliantly equipped dvd player, cd player and everything you need in the kitchen. Our host was lovely and greeted us with the most delicious home made pizzas and pies, and gave us loads of information on the local area. It was so quiet and a lovely breeze. The villa was very spacious, bedroom fans were brilliant as it was very hot but they kept the rooms lovely and cool at night. We would say that the shower needed updating but this is a minor point. We will definitely go back. Fantastic location to visit Marmore falls, Orvieto and indeed Tuscany.
Das Haus ist wunderschön eingerichtet und erzeugt so eine warme Gemütlichkeit. Die Küche ist sehr gut ausgerüstet und praktisch. Die Gartenanlage mit Pool ist äusserst grosszügig und liebevoll gepflegt, die Kinder konnten sich wunderbar austoben. Vom Eigentümer wurden wir herzlichst empfangen und mit tollen Infos versorgt. Wir haben in diesem Haus zwei wunderbare Wochen verbracht und würden sofort wieder dahin. Für uns hat einfach alles gestimmt.
For almost 20 years now we have been visiting Italy and have always encountered beautiful houses, but this house tops everything: very tastefully decorated, especially comfortable seating, kitchen fully equipped with everything your heart desires. The grounds are also fantastic, you do not feel sitting in the garden but in a park. The spacious covered terrace offers a wonderful seating even at high temperatures. The huge pool (very clean and well maintained, like the whole area) rounds everything up again. Francesco welcomed us very friendly, gave us many very good tips.
