The Space:
This spacious 148 sqm | 1,596 sq ft penthouse condo, located at the Margaritas II Condominium Complex, situated with tropical landscape, is the ideal stay for a small family or a group of friends in the sunny Mexican Caribbean! Even a longer-term stay is perfect because you won’t need a car at all. You can walk anywhere. The condo is equipped with all the comforts of home to ensure a comfortable stay in paradise and have a place to create fun, new vacation stories.
The 3rd-floor penthouse features the following:
- (the best part first!) A PRIVATE ROOFTOP TERRACE! This spacious area has been upgraded with a top-of-the-line grilling area, barbecue, and a wet bar with a mini fridge and freezer beside the grill. There are sun beds, a small half bathroom, and a shower. There's a great outdoor dining area to make the most enjoyable place to spend time after the beach sunset grilling and/or with a couple of cocktails stargazing at night.
- Access to the PRIVATE TERRACE through sliding doors from the living room area which offers an extension of the space and a lovely flow of air. The terrace overlooks the complex pool and its tropical surroundings.
- A luminous LIVING ROOM with a comfy sectional sofa and a coffee table arranged in front of a 55" Smart TV with Roku. There's direct access to the private balcony and it makes for the perfect spot to enjoy downtime moments at home.

The property is located in the Margaritas II Condominiums in downtown Playa del Carmen just 4 blocks from 5th Avenue, about 10-12 minutes to the best beach clubs & everything within walking distance!
- 4 blocks from the famous 5th Ave. where you’ll find cafes, bars, restaurants, boutiques & souvenir shops, nightlife, & plenty of people-watching!
- Vibrant shopping malls along 5th Ave. like Quinta Alegría, Paseo del Carmen & the shops at Calle Corazón with dozens of boutiques, international chains & restaurants.
- Super Walmart, Mega & Chedraui Selecto supermarkets are all nearby and convenience stores like 7-11 & OXXO just steps from the condo.
- About a 10-min walk to the best beach clubs like Mamitas, Zenzi, Lido, Coralina, and Martina.

Getting Around:
The property is about 55 km | 34 mi from the Cancun International Airport (CUN). It could take about 45 minutes or more, depending on traffic, so check your mobile map apps for accurate driving time when you arrive. It’s best to pre-arrange your airport transfers. There are shared-ride and private vans as well as rental car options. Let us know if you need any assistance. We’d be happy to help!
There's free assigned parking onsite for one vehicle, in the event you're arriving by car. Also, when you drive around in town be aware of the parking meters and display your ticket on the dashboard. There are also public parking lots around town for a nominal fee by the hour/day. Luckily, however, the property is centrally located you won’t really need a car because everything is within walking distance. For any activity further away, you can easily rent a bike, take a taxi, or go by ‘colectivo’ (shared-ride vans) to where you need to go.
Other Things to Note:
Guests must climb stairs at the property.
There may be potential for normal city noise as the complex is located downtown.
There are security cameras on the exterior of the property but not inside the unit.
Electricity is included for stays fewer than 28 nights. For stays of 28 nights or more, you’ll need to pay for electricity usage from day 1 of your arrival at $5 pesos/KWh consumed. The meter will be checked on the day of your arrival and again on departure. Please be conscientious of what you consume and always turn off lights and the AC before leaving as it consumes the most.
We provide essentials like toilet paper, soap, shower gel, shampoo, paper towels, trash bags, and dishwashing soap to get you started. Just note that these starter items are not replenished.
Any other cooking, cleaning, or bath items you may need are not included. These supplies must be purchased and brought onsite.
Guests will be requested to sign a Rental Agreement upon booking confirmation.
A security deposit may be required prior to arrival or at check-in, subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.
HOUSE RULES
- Travelers must be at least 21 years of age or older to book.
- No smoking of any kind (tobacco or cannabis) is allowed in the unit. The use of any recreational drugs on the premises is strictly prohibited. Failure to comply will incur a $300 penalty.
- No parties/events are permitted, illegal activity is prohibited, and excessive noise won't be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors.
- No more guests than those listed in your reservation are allowed.
- No tent or other structures may be set up on the ground of the property.
- Renters agree to cover any charge related to damages that occurred during their stay or necessary extra-cleaning charges if needed after their visit.
- Renters may be required to provide a government ID on check-in day or during their stay.
- Please avoid moving furniture.
- Pets are not allowed.
- Please avoid hanging towels or clothes on the balcony/terrace railings.
- Pool, and common area regulations, and opening/closing hours must be respected. The use of speakers/musical devices in common areas is prohibited. No glasses, bottles, food, or coolers are allowed in the pool. Disposable or plastic glasses are allowed.
- We ask that you please adhere to the rules of the condo complex during your stay. You’ll be required to acknowledge and sign upon arrival.
Interaction with Guests:
This is a self-check-in property and the keys are in the lock box. Any other check in info you that you may need will be provided before arrival.
