🔹You must get our written approval before holding an event or admitting an unregistered guest. Unapproved guests or events may result in immediate termination of your stay without refund, plus additional fines. ➡ Ask first — we`re very reasonable!
🔹Respect quiet hours (10 PM–7 AM). ➡ Loud music, stomping, and shouting are not allowed at any time. Please remove shoes indoors.
🔹Treat furnishings carefully. ➡ Spills happen — just clean up right away and let us know. Some items are custom or high-value.
🔹Checkout is at 10:00 AM sharp. ➡ Late checkout incurs a $150 fee per 10 minutes, with the first fee at 10:30 AM.
📋 Full House Rules
1. Guest Policy 🔹No parties, events, or unregistered guests without written permission. All adult guests must be registered on the booking platform. The guest who makes the booking must be present throughout the stay (exceptions require written permission). Violations will result in termination of your stay plus a fee equal to your full booking cost.
2. Noise Courtesy 🔹Remove shoes indoors whenever on the 2nd floor (slippers are fine). 🔹Keep TV volume under 60 (under 40 during quiet hours: 10 pm to 7 am). 🔹Avoid yelling, running, or loud music indoors. 🔹Normal conversations are fine — just keep it neighbor-friendly!
3. Care for Furnishings 🔹Clean up spills immediately with towels and soap/water. 🔹Notify us right away if anything is damaged or stained. 🔹Many items (e.g., our faux wolf blanket and power recliners) are high-value.
4. Pet Policy (skip this one if not bringing pets) 🔹First pet fee: $100 per day, with a $225 minimum (you may have already paid this when booking — please confirm). 🔹Each additional pet: $50 per day. 🔹Unpaid pet fees double if not paid before arrival. 🔹Pets must: ➡ Stay off furniture and beds. ➡ Be crated if left alone indoors. ➡ Stay leashed (or carried) outdoors. ➡ Not bark excessively (>$100/day fine). ➡ Be flea-and-tick treated. ➡ Not trespass on neighbors’ properties.
🔹You agree to cover: ➡ Damage or extra cleaning from pets. ➡ Costs for flea/tick treatment if needed. ➡ Lost rent if property must be closed due to mess, damage, or infestation from pets.

5. Parking 🔹Use the backyard parking lot or permitted street parking one block away. 7 parking spaces on site are provided. Do not park in the spaces marked as reserved. 🔹 No parking directly in front of the house (city fines apply). 🔹Additional parking is usually available on the street 1 to 2 blocks north.
6. Check-Out 🔹Checkout is by 10:00 AM. 🔹A $150 late checkout fee accrues first at 10:30 am and then every 10 minutes after that.
7. Issues During Your Stay 🔹Message us immediately via the booking platform if anything comes up. We are here for you and very happy to help.
💵 Fees Summary 🔹Extra overnight guests: $65 per night per guest (pre-approval required). 🔹Unapproved daytime guests: $25 per guest per day. 🔹Pet fees: (See pet policy.) 🔹Damage/excess cleaning: Full replacement or remediation cost. 🔹Unpaid fees: 3% simple interest per month. 🔹Taxes/fees: May apply to additional charges. 🔹If you see `16+ guests` at checkout, this creates a reservation for exactly 16 guests, not for an unlimited number.
