The villa is located in a quiet area in South-West Cape Coral, direct access to the freshwater canal behind the villa.
Our holiday home offers you outstanding and first-class amenities for your comfort and well-being. It is ideal for entertaining and quiet evenings at home.
Take a look at all the amenities of our Villa hosting up to 6+2 persons: The 3 bedrooms are equipped with cozy American king-size beds, all with a TV. 2 of the bedrooms have direct pool access. The Den can be used as a guest room or as additional bedroom which might host additionally up to 2 persons or kids as we have positioned a comfortable, high-quality pull out couch-bed here. A foldable baby travel cot is available to our guests as well as a baby chair. The spacious dining area with an open modern kitchen will provide you a Nespresso machine with a separate milk frother, as well as a filter coffee machine, a waffle iron for Belgian waffles, a kettle, a large stove with oven, a dishwasher and a large fridge-freezer combination with smart panel and water dispenser .
In the adjacent living area, which has a large TV, an electric fireplace underneath and optical lighting effects, we invite all of our guests to relax and unwind. The high-quality and cozy couch corner offers the center of relaxation. Somewhat separately you have the opportunity to eat at a cozy dining table with 6 chairs or even to entertain the family during a game night.
From the living-dining area, as well as from two of the bedrooms, you can access the lanai / terraces and Pool / Spa area. Providing an outdoor dining area, there is another table with 6 chairs, but also the gas grill so be invited to enjoy the perfect US-BBQ. Thanks to the cage (with insect repellent gases), our guests can relax protected on the lanai, on the sun terrace or in heatable Pool or Spa. Sun loungers and beanbags invite you to relax, the Spa enables you to relax or you chill out in the pool connected. In the living area and lanai you can play your personal music on the Sonos speaker via your own phone or tablet.
A modern washing machine and dryer are available, so you can get everything cleaned without stress. An ironing board and iron is also available.
Our property management will be available for questions. They are German and English speaking and available via phone/text. We are located in Germany, also available for you, but please respect the time shift. You will be in the best hands. No other persons than the registered guest are permitted to use the property for their overnight stay. If any other persons not registered above use the Property as their lodging, the Owner may terminate the Rental Term immediately, lock out all of the Guests pursuant to §509.401 - Florida Statutes – and retain all amounts paid by the Guests as damages. • Power consumption per stay is billed up-front, overrun will be additionally billed as per usage e.g. for EV-Charging. You will receives a door-lock code prior arrival and one remote for the garage while Check-In.
House Rules VILLA MANGIFERA 1. Check in time: 16:00 p.m. / Checkout time: 10:00 a.m. 2. Please watch out for your children and non-swimmers in and around the pool area. No Lifeguard! Parents are responsible for their children, Landlord or property management are not liable for accidents or injuries. 3. This is a Non-Smoking house, only smoke outside. 4. Max.2 dogs are allowed after pre-approval of owner. Dogfee applies. The current fee is $15 per dog/night (if not otherwise agreed). 5. Tenants agree to treat inventory with care. The rental price does not include cleaning the house during your stay. It is expected to be kept tidy and clean by the tenant during that time. If Property Management needs to bring furniture or amenities back to order, we will need to invoice you $50 per hour spent. In case the villa is left badly dirty or with marks, spots, fat drips inside deep clean will be additionally charged at $250 (as we need to order additional cleaning crews for that). Please clean drops on the pavers immediately as especially fat or sauce drips not immediately removed will require a pressure wash of the lanai/pavers, which will be charged at $450. 6. The property is only charged to the tenant and names mentioned on the contract, a subletting or disclosure is prohibited. Capacity is up to 6+2 people, base fee is including 2 guests, for more than 2 guests we additionally charge an extra fee per person per night as per current pricelist presented on our website or the booking portal used. Please let us know so we can add charges to your contract and total amount. 7. If something is damaged during your stay, please mention it to the property manager before you leave, write a note or send an E-mail. Damage to facility, equipment or furniture are to be reported immediately by phone or E-mail. 8. Nudism, topless sunbathing and topless swimming is illegal and strictly prohibited in Florida, also by the pool area or in the garden. 9. Please be kind to our neighbors and minimize disturbances and loud noise after 9 p.m. in the pool or in the garden. 10.For pool areas there are plenty beach towels available, there are beach chairs, a parasol, and a cooler you may use. Please clean them from sand or dust before you leave. Please wash the colored beach/ pool towels before check-out. If you are leaving the beach towels unwashed, we will need to book an additional washing service. We might invoice you $50 for this service. 11.If you use the grill/BBQ, please watch that it does not stand directly close to the wall. Please clean it yourself, and renew the aluminum layer inside, if not, you will be charged an additional $50.00, which will be charged as additional service via the booking portal or deducted from the deposit. 12.If you use up the gas by the grill – there is one extra gas bottles in the garage – Gas is not included in the rent. Please refill the gas bottles before you leave, otherwise this additional service will be charged with $50,00 or deducted from the deposit. 13.Electricity consumption incl. e.g., Air-condition and pool heating costs and will be charged as a. pauschal fee of ~$25 per day paid as upfront fee or b. per kWh consumed (at currently $0,20 per kWh) and will be charged in cash, via additional services or deducted from the deposit. c. ForEV-Chargingadd.chargedperkWhconsumedat$0.20perkWh 14.All items in and around the house are documented in an inventory list, this is controlled by the property manager upon each departure. 15.There is a house welcome folder for your convenience. Where you will find important instructions, Wifi password, telephone numbers and addresses. 16.For the first few days you will normally find necessary things for your convenience (i.e., toilet paper, soap, laundry detergent, shampoo, etc.). We would appreciate if you would replace used items, so it would be available for our next guests. 17.The pool and garden service companies will normally come once a week or every two weeks depending on the season directly to our property for the usual service/cleaning. 18.Usage of the private sport equipment’s, the deck and the pool is on your own risk and responsibility. We are not liable for any accidents, injuries or violations. Please take care and watch out. The pool surface might be rough on some areas for security reason. 19.Right of Access: Guests shall allow Owner and its agents access to the property for purposes of repair and inspection. Owner and its agents shall exercise this right of access in a reasonable manner. 20.Security cameras (video/ audio) are in use outside the house and in the garage. Do not move, tape or shut off the security system. Reinstallation efforts we will need to invoice a fee of $150. 21.Smart Home equipment is normally in use. This includes the Apple TV. Do not move, tape, shut off or change settings. They are programmed for your convenience. 22. Please watch out walking barefoot on the pavers or deck. Due to the power of the sun, they may be hot, please watch out. 23.The rental agreement must be signed or will be deemed accepted by processed check-in or with your performed online booking. 24.We provide a separate secured plug for charging an EV at the rental property. Do not charge an EV on another socket than the provided one. The consumption will be tracked from the charger system and invoiced @ $0,20 per kWh. 25.We are not liable for any theft or any of your possession stolen. Landlord or property management are not liable for your possessions. This is one place that I would recommend to anyone that are planning to stay in the Cape Coral area. The property is as beautiful as it looks in the pictures. It is clean, well maintained and very well equipped with all the amenities .
We had a great time at Villa Mangifera in Cape Coral, FL. The owners made communication very easy, and the Villa looks exactly like it does in the pictures posted. The neighborhood is tranquil. The property is beautiful, well-appointed, and designed for maximum relaxation. I can enthusiastically recommend this property to anyone looking for such a rental.

First of all ignore the negative review from May! Those people are crazy!! This villa is exceptional!! It’s a gorgeous vacation home!! Many many thoughtful extras! Kitchen has everything you need to cook a meal or prepare a nice frozen drink! We were also spoiled by the Nespresso machine. Beds were large & extremely comfortable! Fans in every room help to keep you cool while you sleep!
The outside is just breathtaking! The pool & spa are amazing! The pool is long enough to swim laps & get some exercise in! We especially enjoyed the sun ledge! You pick up groceries on your way in & never leave the house again except to go home!! The neighborhood is quiet & safe. Nice big washer & dryer so you can wash all your clothes before going home. The owners of the home & property manager are very helpful & responsive! Great restaurant in the area, maybe 10-15 min drive. A few of our favorites were

Property had A plus amenities. Construction going on next door all days. Owner and property management were absolutley terrible Owner could have handled situation differently. Pool tiles were loose and chipped causing several cuts to our feet. I would stay here again if the property was owned by someone different.

Guest rented the property with 4 people plus dog. Unfortunately at check in (which me made possible 6 hours earlier as booked) our property management counted 10 persons. He stated it will be five (+1) rest are from Cape Coral, would leave later.
The villa is fully equipped with smart system which is controlling the A/C, you just need to keep the doors closed that the A/C keeps running, shutting down once the doors open to save energy.
Our property management was called some hours later after check in and came along immediately helping out, as the guest reconfigured the A/C / changing the settings (which we strictly recommend not to do by yourself, we will do this remotely based on your need). This is where the trouble started. The villa is for 6+2 persons. The guests were still being a crew of 10 people plus dog. This was confirmed by property management and also neighbors. So we checked the front door security cams and could hold evidence that there was a contract breach and guest also going on not follow our house rules and the rules of Lee country concerning rentals.
So I contacted VRBO / FeWo to get advise and open up a case concerning these evidence. I was told to claim the additional 6 guests and inform the guests to elsewise leave the property. Unfortunately the guest, who was caught breaking the contract, is now annoyed that cheating has made him extra cost. He obviously thinks I should have handled this differently. Well, honestly, we allowed him to stay even though he breached the contract. Yes he payed the difference and we managed this. At the end the story continues as an indoor room door got a small damage (which again was not immediately notified) and a tile at the pool is now loose(was not before). These kind of things happen. No issue, if you talk about things. But if you do not play fair, then don’t expect a home owner to not claim the rent and damaged. I do understand the frustration and this could have been a small thing. This is unfortunately the first case ever in our villa rental history of one year fully booked not being 5* and with happy guests.
Sorry, but not the experience of all our other guests. Also sorry it did no go different, but we just followed the FeWo/vrbo rules for home owners and claimed our house rules to be followed. Obviously did not meet the plans or strategy of this guest.
But these kind of things will not hold us back to continue to make possible whatever we can to your vacation to be memorial!!
Our family stayed here over Easter. The home is beautiful and the location is safe and quiet. The whole house is clean and modern and had everything we needed; it's a very well maintained property. Our kids never left the pool; it was lovely! The pool is long and deep, and the backyard gets afternoon shade but the pool temperature was fine. We cooked in each night (Publix is nearby) and also grilled. There is a fishmonger nearby with a good selection of fresh fish. Due to COVID-19, we didn't leave the house much- and we were just fine with that! Between the pool, the stand up paddle-boards (2) and canoe- we were kept busy for the week and just enjoyed the great weather. We did go to one local wildlife walking path that was a nice outdoor activity through a mangrove forest (4 mile cove eco park). I would recommend staying in this beautiful home and we would love to return in the future!
