Getting here & arrival notes
Driving highlights (details provided before arrival):
Be alert for a quick left turn immediately after the Grizzly Bear Experience sign
⚠️ Railroad crossing warning:
Shortly after the turn, you’ll cross an active single-lane railroad crossing on an uphill grade. There are no lights or arms and limited visibility—please proceed slowly and yield to oncoming traffic.
⚠️ Life at Elevation: What to Expect at a Mountain Property⚠️
This home sits at true mountain elevation, off the grid of municipal water and services. Like many rural Montana properties, it relies on a private well -- which means water conservation is part of being a good guest here.
Water usage runs fine for normal stays -- showers, cooking, dishes, laundry. Where we ask for mindfulness is in high-volume situations. We drain and clean the hot tub between guests, and occasionally this process spans two visits rather than happening all at once. In rare cases with back-to-back bookings, hot tub maintenance may occur during your stay.
This home is nestled into the hillside with a couple of neighbors tucked into the slope above. It is private and peaceful. A pair of deer call this property home and are a regular part of the landscape. Wildlife is present throughout the area, weather and road conditions can change quickly (see winter requirements above), and sounds like rutting elk and distant gunshots from hunting, target shooting, or agricultural use are common in rural Montana.
If this feels like a lot to navigate, we also manage a collection of in-town properties that might be a better fit -- just reach out and we`ll point you in the right direction.
We have 2 portable AC for the guest to use - one in living room and one in master bedroom
Neighborhood
The home is located in a peaceful mountain setting near the Grizzly Bear Experience, offering serenity, scenery, and a true Montana feel. While there are two neighbors visible from the home, the large lots and undulating landscape provide privacy. Enjoy quiet surroundings, wildlife sightings, and easy access to outdoor recreation while still being within driving distance of Bozeman’s dining, shopping, and cultural attractions.
Getting around
Free parking is available on-site. A vehicle is required to access the property and explore the area.
