This 2-story townhome has beautiful 4 bedrooms and 3.5 bathrooms, with living and dining room and kitchen with stainless steel appliances and granite countertops. This is a perfect home for your family to gather together and enjoy all theme parks. Compass Bay is gated community that offers a public pool, fitness center, and lakes around the community. 10 minute driving to Disney. 3-5 minutes driving to Walmart, Old Town, Fun Spot, and many restaurants and shopping stores, such as Walmart.

Our property is fully cleaned and sanitized according to the guidelines of CDC and VRHP/VRMA after each check out. You can book with us with confidence! Please note: because of the stronger sanitizer we are using, you may notice a bit of smell when you check in.

A private propane BBQ grill is provided on the patio for family use. Please operate the grill responsibly and follow all posted safety instructions for your safety and the safety of others. A one-time BBQ grill use fee of $70 will be charged for the entire stay to cover rental, propane refill, and cleaning. For stays of 14 nights or more, guests must purchase their own propane if the initial tank runs out.

Located in Compass Bay Resort, this 4 bedroom/3.5 bathroom end unit townhouse which can sleep up to 10 guests. A great house in the best location: only 10 minutes driving to Walt Disney World; 5 minutes driving to Old Town and Fun Spot to enjoy night life, dinning and thrilling rides; 2-5 minutes driving to many restaurants and entertainments on US-192; 2 minutes driving to Walmart Supercenter, and many other dinning and shopping options.

There are four bedrooms. Each bedroom is fully furnished with a flat screen TV, dresser and closet, large living room space for relaxation, and fully function kitchen for cooking your own delicious home-made meals. All rooms are clean and cozy so that you can feel at home when you are on vacation. Full size washer, dryer, hair dryer, iron, and ironing board provided for your convenience.

The house has 3.5 bathrooms in total. There is a half bathroom located in the downstairs common area. There are two master bedrooms with their own en-suite bathrooms. The 3rd full bathroom is is shared by the other 2 bedrooms.

Two private parking spots available, one in the garage, the other in the driveway. Extra parking available/free next to the mailbox.

Old Town: only 2 miles away. Old Town has 18 acres walking area with 70+ unique shops, restaurants, bars and rides. Old Town hosts America`s longest running weekly car show each Saturday.

Celebration Town Center: only 4 miles away. Celebration Town Center downtown is named one of America`s 10 prettiest towns, it is the finest selection of traditional shops and boutiques with something for everyone in the family, Enjoy walking the brick-lined streets of Celebration Town Center and spend time with family and friends. Many of architectural buildings are situated along a wide promenade circling a lake.

Golf: 3 miles away from Falcon Fire gold course, 6 miles away from Mystic Dunes golf course, 9 miles away form Orange Lake golf course, 10 miles away from Champions Gate golf course.

Shopping: 7 miles away from Premium Outlet, 15 miles away from Florida Mall, 16 miles away from Mall at Millenia

HOW TO GET AROUND:

- Uber taxi service charges around $10 door-to-door to Disney

- Lynx Bus: #56 Lynx Bus Stop on US 192 to Magic Kingdom, buses run every 30 minutes from approx. 6 am to around 11:20 pm, please check GoLynx site for more detailed schedule.

Guest can access everywhere in this house, the house include free WiFi, internet, flat screen TVs in every room. Bath towels, linens and full size washer and dryer are free to use for your convenience.

Guests have free access to the entire Compass Bay Resort amenities, including Pool, Fitness Center, and Playground.

We are not on site but you can always send me Airbnb messages if you have any questions.

This is a self-catering property. If any initial supplies (trash bags, paper products, soaps, detergents, etc.) that have been provided are used up, you will need to purchase your own for your use.

It is well-known that there are many types of insects around houses in Florida, especially in natural areas. We have hired a pest control company to treat inside and outside of the property regularly to exterminate the insects. Please clean food crumbs and garbage from the house daily in order to not attract insects into the house. However, you are still expected to see insects occasionally which were brought into the house after the treatment through the open-doors and the previous guest`s shopping bags or luggage.

OUR ASKS:

- Please no outdoor shoes in the house.
- Please no food or drinks in any bedrooms or upstairs.
- Please turn off all lights and lock all windows and doors whenever you leave.
- Please keep all windows and doors (including the patio door) closed when the air conditioning is on.
- Please bring the outdoor cushions from the outside to the inside to keep them dry and clean.

🏠 Guest Rules and Terms of Stay

We are committed to providing every guest with a clean, comfortable, and enjoyable experience. Unfortunately, due to past violations that caused property damage and impacted future guests, we must emphasize the following rules.

Violators may be held financially responsible for damages, extra cleaning, fines, or other penalties.

🚫 House Rules & Conduct

- No parties or loud noise. Please respect the quiet enjoyment of the neighborhood.

- No smoking, vaping, or e-cigarettes anywhere on the property. A cleaning fee of up to $800 will be charged for odor removal.

- No pets or animal hair are allowed under any circumstances due to severe allergies. Unauthorized pets will result in a $100 charge per pet, per night.

- No illegal activity or drug use. Violations will be reported to local authorities.

- Do not exceed the number of guests listed in your reservation. Unauthorized guests may result in penalties and reservation cancellation.


🧹 Cleanliness & Housekeeping

- Do not stain linens, towels, or other fabrics. Stained items will incur an additional cleaning fee or, if necessary, replacement and restocking charges.

- Please thoroughly clean the kitchen after preparing greasy or heavy meals. The standard cleaning fee does not cover deep cleaning.

- Dispose of all garbage in sealed bags, and place them in designated outdoor bins, chutes, or dumpsters. Loose trash may not be collected in certain resort areas.

- Only soft food waste is permitted in the kitchen sink disposal.

- Toilets are for toilet paper and human waste only. All other items may cause plumbing issues. Guests may opt to use our paid plumbing service in the event of a clog.


💥 Damage, Late Checkout & Lost Items

- Please report any household damages before checkout so replacements can be made for future guests.

- A $60 late checkout fee will apply for checkouts delayed more than 10 minutes, up to one hour. Late departures delay housekeeping schedules.

- Don’t forget personal belongings. If an item must be mailed, a $50 trip fee plus postage will be charged.

- Availability, hours, and access policies may change without notice. Please confirm details directly with the resort before arrival.


🛠 Equipment Use & Repair Policy

We regularly service and maintain all major equipment (e.g., Air Conditioner, Pool, Spa) and confirm functionality prior to check-in. However, during your stay:

- Mechanical or electrical issues may occur, particularly in extreme weather conditions.

- If so, we will coordinate repairs as quickly as possible.

- Guests waive any claim for refunds or compensation due to equipment malfunctions.


📆 Reservation Changes & Rescheduling Fees

If you need to change your reservation, the following rescheduling fees apply depending on how close the change is to your original check-in date:

- 60% of total cost – Within 28 days

- 70% – Within 21 days

- 80% – Within 14 days

- 90% – Within 7 days

- 100% – On or after the check-in date

Shortened stays are treated as partial cancellations and are subject to the cancellation terms based on your original reservation.

🏊 Private Pool, Spa, and Hot Tub Disclaimer (If Applicable)

The pool, spa, and hot tub are serviced weekly by a specialized cleaning company (except during holidays).

By using these facilities, guests agree that:

- Use is entirely at your own risk

- Children must be supervised at all times

- Guests accept full responsibility for injury, illness, slips, drowning, or accidents

- The homeowner and property manager are not liable for injury or death

- All posted safety rules must be followed

Important usage reminders

- Please treat the pool, spa, and hot tub respectfully — these are not bathtubs.

- Do NOT use soap, shampoo, lotion, creams, oils, or similar substances in the pool, spa, or hot tub; these products cloud the water and can damage the filtration system.

- Shower before entering to remove any cosmetics, oils, or other residues.

Excessive cleaning fee

- A $300 cleaning fee will be charged if excessive cleaning is required due to improper use (for example, use of soaps/lotions that necessitate draining and chemical re-treatment to restore safe water quality).
