We welcome small, low‑key gatherings with registered guests and visitors, such as relaxed family time, small groups, and children’s birthday get‑togethers. All use of the home should remain calm, respectful, and within the property’s capacity at all times. We do not host large or high‑impact uses of the space.
House Rules & Occupancy Policy
• Maximum of 10 registered guests may stay overnight.
• Only guests listed on the reservation are allowed on the property.
• Additional visitors are not permitted unless approved in writing before arrival.
• Violations involving unregistered guests or occupancy limits may result in additional charges, cancellation of the reservation, or removal from the property.
• Please respect the home, neighbors, and community at all times.
• Quiet hours are 10:00 PM to 8:00 AM.
• No smoking inside the home or in the backyard due to turf.
• Report any damage as soon as it occurs.
• Lock all doors when leaving and at checkout.
Use of Property & Spaces
• If you have daytime plans or activities on the property, the reservation must include both the night before and the night of that day. The home is not available for single‑day daytime use without an overnight stay.
• A refundable hold may be required depending on the size or nature of your stay.
• Certain types of hosted activities may be considered with prior written approval.
• Any approved use must stay within the agreed‑upon number of people on the property.
• Capacity limits for overnight stays and daytime use may differ and must be approved in advance.
Outdoor Amenities
• Use of the pool, hot tub, fire features, and outdoor kitchen is at guests’ own risk.
• Children must be supervised at all times near water or fire features.

Community Standards
• This is a residential area. Please be mindful of noise and neighborhood comfort.
• Any disturbance reported by neighbors may result in the reservation ending early.
