THE SPACE

Flexible Bedroom Setup (Please Read Carefully)

This listing offers exclusive use of the entire home. The property is never shared with another group. You will have full access to all common areas and amenities.

The flexibility applies only to how many bedrooms are opened during your stay.
Each bedroom accommodates up to 2 guests maximum.

How the Bedroom Pricing Works:

◾The dynamic base price includes 2 bedrooms for up to 4 guests.
◾Each additional guest above 4 adds a fixed surcharge.
◾The surcharge includes opening an additional bedroom and the extra cleaning required.

Bedroom access adjusts automatically based on your total guest count:

◾Up to 4 guests → 2 bedrooms open
◾5–6 guests → 3 bedrooms open
◾7–8 guests → 4 bedrooms open

To keep everything fair and comfortable:

◾Bedrooms open according to the total number of guests in your reservation
◾By regulation, a maximum of 2 guests is allowed per bedroom
◾Only disclosed guests are permitted to stay

This way, you enjoy the full property and amenities while only paying for the space you truly need.

Choosing Your Bedrooms:

◾The Master Bedroom (main level) is always included.
◾Additional bedrooms are located upstairs and clearly labeled by name according to their color theme for easy identification
◾Please select the total number of bedrooms that matches your reservation size, according to the number of guests, and let us know which labeled rooms you will be using.

All other bedrooms will remain closed during your stay.

If additional bedrooms are used beyond what is included in your reservation, we will charge:

◾The applicable guest surcharge
◾An additional cleaning fee
◾Only disclosed and registered guests are permitted to stay overnight.

The fully equipped chef’s kitchen includes stainless-steel appliances, a butler’s pantry, and everything needed for home cooking. Enjoy meals together at the 10-person dining table or outside on the dining deck.

The main living area is bright and inviting, with large windows, a wood-burning fireplace, and a baby grand piano. The space opens directly to the deck, creating an easy indoor–outdoor flow for relaxing or gathering.

The 4 ft. deep plunge pool is perfect for cooling off or relaxing. It’s open from late April through mid-November and includes a safety cover and fence. Pool heating is available for an additional fee.

Unwind in the hot tub after a day of exploring, or gather around the outdoor fire pit for relaxed evenings, drinks, and conversation.
◾ Coffee Bar
Equipped with a French press, espresso machine, European coffee maker, and drip coffee machine for slow, easy mornings.

While we carefully maintain all amenities, peripheral features — including pool heating, hot tub, sauna, fire pit, and BBQ — may occasionally require maintenance, sometimes due to prior guest use.
If an issue arises, we will communicate transparently and work to resolve it as quickly as possible. Due to short turnaround times between stays, repairs may not always be completed before arrival.
If an advertised amenity becomes unavailable during your stay, a courtesy credit of up to $80 per day per affected amenity may be offered. No additional compensation or refunds will apply. By booking, guests acknowledge and accept this policy.
