* The primary renter is required to sign the Renter`s Agreement before checking in. This document comprehensively outlines the rules, policies, and terms governing your stay with us.
* Propane Exchanges: We do not directly exchange propane tanks. During business hours, if our team is available, we may be able to assist with an exchange.
* Maintenance aside from emergencies will only be able to be tended to during business hours, 8am-5pm.
* Reservations made by local residents require additional review and approval before confirmation.
* Any request to host a small gathering that exceeds the standard occupancy limit will incur an additional $250 fee.
* All gatherings are subject to prior approval by management and must be disclosed before booking. Please note that visitors are not permitted to stay overnight
* Cancellation policy: If you wish to cancel your reservation, we will process your cancellation in accordance with the cancellation policy associated with your booking. Please note that any applicable payment processing fees will be deducted from your refund, as these fees are non-refundable. Other House Rules:
1. If any issues arise during your stay, it’s essential to communicate with us promptly. Good communication between the guest and host is critical to ensuring a smooth and successful stay. You should respond to us (the hosts) within 24 hours when we reach out to resolve an issue. In certain situations, we may need to send our case manager to review the situation in person to fully address any concerns.

2. It is a `must` to read the entire listing description and the house rules of our property. If, in this case, you DO NOT read over our listing description or house rules and are not comfortable with something that is clearly stated, we will uphold our cancellation policies.
3. For hot tub:
- The hot tub is regularly maintained after every guest`s check-out. However, if you leave it partially filled with dirt and trash scattered around, a fee of $350 will be imposed to cover the cost of draining and refilling the hot tub, as charged by the hot tub company.
- For the safety and maintenance of the hot tub, please ensure it is re-locked after each use. Failure to do so will result in a $100 fine.
- Children are under constant supervision and are never left alone. Diving, jumping, or frequently entering and exiting the tub should be avoided. Any damages will be incurred by the guest.
4. No unregistered guests/visitors unless preapproved
5. Please keep noise to a minimum after 10PM and always be respectful of the neighbors.
6. No parties or events unless previously organized in writing with the host. If there’s evidence of a party or event, there’ll be an additional charge of $200.
7. For noise complaints: 7.1 If we receive any noise complaints from neighbors, a security guard will be called out to the property at a cost of $85 to guests for the first call-out. 7.2. If security is called a second time during your stay, you will be charged a $250 fee and be removed from the premises with no refund of your stay.
8. No smoking anywhere in this house. If we find evidence of smoking anywhere in the house, you will be charged $300 for extra cleaning.
9. Follow state laws when using a fire pit. Please make sure not to leave fires unattended.

Note: * A $200 extra cleaning fee may be charged if the home is left unreasonably dirty and requires more work than usual to clean (for example, mud on the couches or pet hair on furniture/beds ). All damages will also be charged to the guest.
* Check-out time is scheduled for 10:00 am on the day of departure unless previously agreed upon with the host. If the guest is more than 90 minutes late checking out, the guest will be charged $200.
* Any costs incurred by the host as a result of a late check-out will be passed on to you.
