This spacious 120 m² (1300 sq ft) apartment in Munich is the ideal starting point for your city trip. You'll have plenty of room for yourself, your family, or your friends to relax and unwind after a day full of activities.

Relax in your private retreat:

· Generous Space: 120 m² (1300 sq ft)

· Perfect location: Just a few minutes' walk to the "Nordfriedhof" subway station (700 meters - 2300 feet away) – and from there, you're just 8 minutes away from Marienplatz on the U6!

· The west side of the apartment is located at the last meters of the A7 highway from Nuremberg, right at the last highway exit "Schwabing": The windows are soundproofed.

· Comfortable Sleeping for everyone: 3 cozy bedrooms with flexible sleeping arrangements for up to 9 people

· Bedroom 1: 2 single beds, each 90 x 200 cm

· Bedroom 2: 1 double bed 180 x 200 cm (can be split into 2 single beds), a sofa bed for one person with a sleeping area of 130 x 200 cm (with topper), plus a crib (for children up to approx. 3 years old)

· Bedroom 3: 2 single beds, each 90 x 200 cm

· Living room: 1 sofa bed for two close people with a sleeping area of 150 x 200 cm (with topper)

· The sofa beds are set up by you as needed, following a precise step-by-step explanation. The regular beds are fully prepared. Fresh bed linen and a set of towels are always available for each guest.

· Living & enjoying: Large living/dining area with Smart TV, fully equipped kitchen, and dining table for social gatherings. Retreat options for chatting in the bedrooms and at the kitchen counter.
Additional Amenities: Two shower bathrooms, washer & dryer, high-speed Wi-Fi.

· Private underground parking space for one car. Maximum parking space dimensions: 452 cm (178 Inches) length (longer cars can also be parked – the rear will then extend beyond the parking space without obstructing others), 232 cm (92 Inches) width, 205 cm (80 Inches) height. The duplex garage always remains as shown. On the lower duplex level, an oldtimer is stored, which is not moved.

· Explore the cty and relax in the evening: The central location allows you to easily reach all of Munich's attractions or quickly return to the apartment to unwind. So you can relax and unwind in your cozy home.

Good to know:

· Heating: As is usual in Germany, central heating provides cozy warmth on cold days.

· Although there is a motorway on one side of the apartment, the soundproof windows mean that it is barely audible. If you open the windows, you will hear the typical background noise of a big city. All windows have special electric ventilation so that fresh air can enter the rooms without opening the windows.

· For longer stays (14 days or more), an intermediate cleaning with linen and towel change is mandatory every 7 to 10 days for 239 euros per intermediate cleaning. Appointments by arrangement.

· The Lufthansa Express Bus stops at the "Nordfriedhof" subway station as the 1st stop when coming from the airport (25-minute ride), the fastest way to get from the airport to the apartment.

· For Oktoberfest visitors: The subway takes you to Goetheplatz in just 12 minutes, from there it's just a few steps to the festival grounds.

· The entire apartment is equipped with fast mesh Wi-Fi with download speeds of at least 50 Mbps up to 250 Mbps from any location in the apartment.

· The apartment is open to children of all ages. We are happy to provide a crib for our youngest guests up to 3 years old. Board games and children's books are available.

· For security reasons, the entrance area is monitored by a video camera.
Smoking is only permitted in outdoor areas.

· Parties are not allowed. Of course, you can invite your friends or family and hold a meeting with up to 15 people (sufficient dishes are available).

· Pets are not allowed in the apartment to protect those with animal hair allergies.

· In 8 minutes by subway or 10 minutes by car, you'll be at the Allianz Arena (FC Bayern).

· In about 25 minutes by car, you'll be at Lake Starnberg and can enjoy the beautiful scenery.

· The Dachau Concentration Camp Memorial Site can be reached in 30 minutes by car.

· Garmisch-Partenkirchen with the Zugspitze, Germany's highest mountain, can be reached in 75 minutes by car.

This spacious accommodation is located in the commercial area of a mixed residential and commercial building, offering you a unique living experience. Your 120 m² (1300 sq ft) apartment is self-contained and entirely at your disposal.

The rental is made in the name and on behalf of the owner by the experienced vacation home agency Schulte-Tigges GbR. This way, you benefit from professional service and a private ambiance with a special charm.

Of course, the rental is carried out in accordance with the legal requirements of the city of Munich for vacation apartments. The rental price includes 7% VAT. We will gladly issue an invoice upon request.
