Only 2 houses from the sand, our 3 bedroom/2 bath family beach home has been recently upgraded in time for 2018/2019 vacation bookings any time of the year! Our property is conveniently located just steps from the best beach in Newport, with restaurants, parks, coffee shop, mini mart and more, all within easy walking distance.
The open living area, which includes a large sectional sofa, gas fireplace, Yamaha upright piano and dining table with seating for 10, will immediately make you feel at home while on vacation.
Large windows and a sliding glass door to the private rear garden set the stage for an open and airy atmosphere. The rear patio provides a handy hard-line gas barbecue, which is flanked by ample seating for your outdoor meals or lounging. An outdoor shower is available to wash all the sand off at the end of the day. (We ask that all guests please leave the sand outdoors!!)
A spacious cook's kitchen with granite countertops, all new stainless appliances, and great accessories for meal prep, serving and dining, have been supplied for our guests' use. (Cuisinart, chef's knives, blender, crock pot, electric kettle, dishes, top of the line pots/pans, utensils, etc.)
The master bedroom is furnished with a King bed and an en-suite granite and travertine bathroom, including an oversized shower. An entry/exit door to the garage is also located in the master bedroom.
The second bedroom is outfitted with a comfy Queen bed, while the third bedroom provides a full-size bed with a twin trundle. You will find all beds attractively set up with complete linen sets, and are ready for use upon your arrival. A twin trifold floor mat - best suited for children - fulfills sleeping arrangements for the maximum occupancy of 8 overnight guests. (Extra linens and pillow included.) All three bedrooms are nicely decorated, clean and bright.
The hallway bathroom has a travertine shower/tub combo with granite counters topping the vanity. Bath towels, as well as beach towels, for all guests are on site in a handy storage basket near the entry door, as part of the linen fee.
Amenities include: hardwood floors throughout; electric garage door opener; WIFI; cable/Roku TV; shared laundry facilities in the garage; tennis, racquet ball and basketball courts nearby; 3 parks within walking distance.
LOCATION: Just steps from the area's best beachfront, there is great surfing and lots of sea life on the nearby jetties. An easy stroll or bike ride to restaurants and shopping with fishing, boating and bike rental also within walking distance. Easy day excursions to Disneyland/California Adventures, Knott's Berry Farm, Universal Studios, Hollywood, San Diego Zoo and Wild Animal Park, Legoland, and more! World class shopping at Fashion Island and South Coast Plaza only 10-15 minutes away!

1 space in front of garage on driveway (compact only)

Home from home
It was homely, clean and comfortable. Perfect for family, easy access to the beach. As we were leaving the cleaners arrived and they were very prompt, polite and helpful. The property just needs a hot tub
Had an awesome time with family
The location was awesome. We had 8 people and managed to be comfortable. Nice size kitchen, with plenty of room in the common areas and patio. I would stay again!
We are pleased that Kim's group had a wonderful stay in our downstairs vacation accommodation. We hope to be able to host them in the future!
Not pleased with this house. The pics definitely look better than what you actually get. Parking was terrible. No AC and the stationary fans had dust embedded in every blade and on the cover. Ants infested every snack we brought and there is a huge problem with flies in the backyard. The outdoor area cannot be enjoyed due to fly problem. The owners occupy upstairs and made a lot of noise walking around and doing laundry at 8am. They came over 3 times in one night to have our guest move their car in the driveway three times. Not a fan, keep looking!!!
Unfortunately, the entire Newport Peninsula was hit hard with a fly infestation during our hot weather in early Fall. Even though we are proactive with pest spraying in strategic places on a regular basis, it doesn't preclude the issue from encroaching from surrounding properties, as happened this year. We have recommended additional professional measures in order to mitigate any future pest issues; we trust the entire neighborhood follows suit!!
There is no excuse for any parking issues to be encountered as our guests are provided with very detailed instructions. If the upstairs guests (it was not the owners, by the way) had to contact Richard's group, it was because they were not following the property's specific instructions. Anyone who comes to Newport Beach knows that parking can be a challenge. This property has the potential for accommodating 1-2 vehicles per unit, depending on the size of the vehicles. It is imperative that all instructions are followed to avoid costly tickets or to avoid encroaching on someone else's space. To penalize this wonderful property AND the good owners for Richard's own lack of consideration is irresponsible at best.
Ants...In House's Defense, It was our first time renting a vacation home.
This was our first time renting a vacation rental, having said that there were a few surprises. The house itself was nice but did feel like it needed to be cleaned. We missed the part that said it did not have working AC but it wasn't that bad...as long as the breeze outside was blowing. Open up all the windows and let the house self vent, the problem with that is in such close proximity you hear everyone and everything going on outside. My husband had seen previous review which stated ants in the kitchen which I apparently missed. There were ants in the cabinets and especially in the pantry, this is because previous renters had left condiments and spices. Luckily, most of the food placed in the pantry were unopened bags or containers. We were unable to save 1 cereal box, the ants were all over that. Until the ants are exterminated, always make sure to rinse out your cups, dishes and utensils (some of the utensils were rusting). Take your own set of knives, you will be in the kitchen cutting and prepping for a while if you don't. The beds were a bit uncomfortable but we weren't really there to sleep during the day. Haha
The kids enjoyed the house, and we loved the very close proximity to the beach which is what we really cared about. We made due with what the house had to offer but we did tell ourselves that on our next rental, central AC and no ants. LOL
There are very few properties in Newport Beach that can offer air conditioning. For the most part, there are only a couple of weeks that AC would be helpful; but we typically enjoy great ocean breezes and most visitors claim they are cold when staying in town any time of the year! We have made great efforts to mitigate the ant issue that the entire Newport Peninsula had this past year (we are guessing it was due to the sizable amount of rain that California finally experienced). It is also important that guests at any property are diligent about cleaning up after meals. It is also why our vacation homes do not provide spices or dry goods as a rule. Guests are provided with this information prior to their arrival so they can plan accordingly. (Open containers of any kind of food item is not sanitary to leave for other guests' use, in our opinion).
Great location very close to the beach.
Ants were a problem there was some ant spray we were able to keep them somewhat under control. Also kitchen utensils we had steak there were no steak knives matter fact it wasn't anything much sharper than a butter knife
We appreciate Leonard's feedback. We ask all our guests that they notify us immediately if there are any needs or supplies that would make their stay more pleasant. We were able to improve the knife supply easily, and only wish we could have done so sooner!!
Fortunately, the ants and flies have disappeared from the Newport Peninsula and we are all enjoying our neighborhoods once again!!
Thought it was on the beach and feel like I overpaid
When looking at other properties it appeared that there were many other options right on the beach for much less. There were a lot of ants and I constantly was cleaning to keep them off the food and dishes. Was hoping for something more bright and airy and thought the cabinets and plumbing were really dated. There were a lot of rules to follow and felt prohibited.
We're scratching our heads as to how Kimberly and Fletcher could have thought this property was situated right on the oceanfront. That would indeed be a completely different price point, and it wouldn't be the price point of this very reasonable accommodation. We know pricing in this area quite well....there is nothing on the oceanfront that could compare, unless it is a scam.
The photos and description for this property are very accurate; once again, we wonder if these folks did their homework prior to booking? We certainly desire that our property is a good fit for guests that are considering it as their vacation destination. It is definitely more private in its layout, with the outdoor space in an enclosed rear yard. We try to describe it as best as possible.
It is our opinion that folks who complain about all the rules, which are basic common sense, might just be the ones that require us to spell them out. If they felt restricted, it's probably a good idea our rules were in place! It can be shocking how some vacationers think it's acceptable to disrupt the neighborhood, or to park wherever they'd like, or to treat a multi-million dollar home like trash....it's because of such folks that the list of rules has expanded over the years. We are not proud of that one bit - it's not a good sign. So for folks who are naturally considerate, they can simply not worry about the rules. As with any public policy, it is geared to the lowest common denominator, but is always in place for the good of everyone!! Especially for the next guests!
