This home, built in 2016, 3 bedroom 3.5 bath home, exquisitely designed and masterfully constructed, offers a serene, discreet enclave from which to enjoy the shopping, dining and activities of Balboa Peninsula and the Newport Harbor.



The Space:

This renovated home, with 3 bedrooms and 3.5 bathrooms has a modern and bright aesthetic with prime location on the Balboa Peninsula and within walking distance to the Balboa Fun Zone.



Front courtyard with fire-pit is accessible from the Great Room with end to end hide-away sliding doors to provide an indoor/outdoor lifestyle. A fresh feeling kitchen with stainless Wolf range, stainless farmhouse sink, butler pantry and multiple serving areas with quartz counter-tops make entertaining a dream. Surround sound and dimmable LED lighting for comfortable sleep and beach dreams on summer nights.



The second level has three generous ensuite bedrooms and 2 decks including an attractive master suite with a private deck and a master bath with large tub, dual vanity and seamless glass shower stall. Customized garage provides a creative play area. There is a convenient parking slot behind the garage for your car.

Located just a block from the Balboa Island ferry and the Balboa Village, and two blocks from the Balboa Pier, travelers find themselves within easy walking distance of shopping, dining and activities.

-We try our best to keep updated on remodels/construction happening around our vacation units. However, construction can pop up anytime in the City of Newport Beach without notice. N.B.V.P is not responsible and will not issue refunds due to neighboring construction.

We had an absolutely amazing time in this home it’s so close to the beach and the port and a ton of food options the house was great for our family with all rooms having separate bathrooms and very clean and styled will with a game room for the kids highly recommend

Nice place, walking distance to ocean. Spacious home with large master bedroom and bathroom. Liked how close it is to the Balboa Ferry and shops by the Pier. Updated kitchen and they were very accommodating in allowing us to park our second car in their garage that they converted into a ping pong/ hang out place. Their queen bed is very soft, other beds are more comfortable.

We come every year and have stayed in several homes. This was our favorite one! Although not ON the beach, it’s literally across the street and 1 min walk to Fun Zone. Space for everyone and came with plenty of supplies. Really nice place. Very clean and updated. Will def stay here again.

Awesome location just a short walk from the beach and nearby restaurants and shops. Get a bike and you won’t need to drive your car anywhere. The kitchen was fully equipped with everything that we needed and was spacious enough for 6 adults. The island was perfect for meals and card games at night. Check-in was simple and straight forward. The door code was provided to us as soon as we could check in

Not what we expected

I would say that are stay was interesting. Location: The good. Located close to several amenities (wharf, some stores, restaurants). The bad, the neighborhood is a mix of nice houses and straight up run down apartments with some sketchy folks living right next door. Also, parking is super tight if you car doesn't fit in the provided garage. Reminded me of college having to hunt down a spot. On a positive it seems like everyone in the neighborhood has a "live and let live" mentality, just not what we were expecting. The House: The house was not clean upon arrival. My wife took her shoes off and within minutes her feet were black with dirt. Also, the house smelled super bad like stale beer, like a part house, also reminded me of college. Additionally, there is like zero privacy in the house, only a few windows have shades (the electric shade downstairs is a joke and nearly impossible to operate) and there was no shades pretty much anywhere else, anyone walking by can see directly into the house and there was no privacy from the neighbors. However, the worst was the master though...there is a ton of light that showers in all night, we had to use pillows to blockade it. Everything was just okay, kitchen wasn't fully stocked and we had some issues with the master bathroom getting hot water to the sinks. This home was marketed as luxury and new and it's neither. It would be acceptable as a muti-family party house for vacation perhaps. Overall it was a 2.5/3

Great location for our Family

This home was perfectly located and close walking distance to beach, fun zone, places to eat. Parking is tight but doable for a minivan in garage and small car parked in front of garage. Bed linens need to be updated, some staining. I agree with other reviewers regarding primary bedroom.. black out shades are needed. In all other rooms they have them. Had a couple maintenance issues that were dealt with immediately. Extra bath towels would be nice. Would stay there again for sure.

Incredible Newport Beach rental. Comfortable, clean, and great location.

I was impressed. The upstairs has all the bedrooms and the master has a sizeable bathroom and closet area. The kitchen is well thought out with plenty of storage and the converted garage makes the entire downstairs space feel much larger. The fire pit was a huge hit as was the panoramic door. Location is great with a short stroll to the sand and an even shorter stroll to the Fun Zone.

Balboa beach house!

We absolutely loved this property, the location, and our family had a blast here! We used the fire pit every night, walked to the beach, walked to dinner. The kids had fun at the Fun Zone! I would highly recommend this house!

It was clean and comfortable. Though the plastic kitchen chairs could use some seat pads. Street parking was unavailable so some walking was involved as we had 3 cars. There was supposed to be 5 of us but we were only 3 or 4 on a given day. One granddaughter got Covid (had to cancel) and a grandson got called into work part of the weekend. It was great to take a short walk in either direction to either the beach or the marina. Would definitely do it again!!! Great experience.

Our kids spent all their time riding their bikes down the boardwalk and to the Fun zone. It was nice to have a dedicated parking spot but street parking wasn't too hard to find for our guests. The rooms were a nice size and have a bathroom attached to each. Our kids enjoyed having a TV in each room. Steps away from the Balboa ferry. This part of Balboa is quieter and a nice change of pace for a vacation. Thank you for checking in on us and answering our questions so quickly. Best rental experience!

Beautiful modern retreat

Each bedroom with its own bathroom and a half bath downstairs. Outside fire pit was so lovely at night. We enjoyed sitting outside with a glass of wine in the furniture. Garage hangout space and was nice for the kids and outdoor shower was great for cleaning up post beach. We will definitely be stay again and loved how beautiful this home was. Recommend to management to provide more and better quality bath towels. They don’t have any beach towels so bring your own. We did so it wasn’t an issue. Also the home does needs softer seating for dining and bar. Difficult to work all day on hard plastic chairs.

Perfect location, great home, but not the cleanest.

Overall, I recommend this vacation rental. Reviewer Comments: Everything about the home and location was great, except the level of cleanliness. Hand prints and smudges on the white walls, some dishes had not been properly cleaned, AC vents looked like they had never been cleaned, the garage area had not been swept/vacuumed, and there was definitely animal hair on the sofas (thought this was a strict no pets allowed rental).

Amazing House | Prime Location

Overall, I recommend this vacation rental. Reviewer Comments: I just stayed in the Harding house for a week with my kids. I originally wanted to rent a house on Balboa Island thinking that was the ideal location. After staying at Harding I realized that the location was prime, 1/2 block to the beach, 1/2 block to the fun zone and Balboa Ferry. The house itself was all new and beautiful, which is rare because more of the vacation rentals are run down. We had a slight issue with the internet, but Peter from the management company was very helpful and did everything he could to get the issue resolved. The house is as awesome as it looks in the photos, I highly recommend.
