'Pictures don't do it justice!' is the first thing visitors say when they walk through the French doors.

The upper level features ample living and dining rooms, as well as a great room. Spacious, well-appointed kitchen has plenty of room for all the chefs in the house. In the walk-in pantry we leave spices, oils, vinegars, and some simple baking supplies. The large ensuite master bedroom boasts tremendous views in three directions, as well as a secluded sitting area on the west deck. An expansive deck wraps around the south and west side of the home; perfect for outdoor dining, grilling, or simply relaxing. A separate powder room on the upper level is convenient for all guests.

On the lower level you’ll find the lounge, with its enormous couch and unique, king-size corner bed. Here, you can watch the big game, curl up for a good movie, or flow into the wet bar for an in-home wine tasting or a lively game of Yahtzee. Step outside the lounge to the shaded patio onto the lush grass for a game of bocce, croquet, or a siesta in the hammock. The lower level also features two spacious, private bedrooms, a full bathroom, wet bar, and laundry room. Entrance to the attached garage is convenient for your winter sports gear, bikes, or lake toys. We store outdoor games to share here, too.

Watch the sun rise in the east. Gaze at the four lakes to the south. After a long day of play on the lake, in the hills, or on the property, gather for a meal inside or out, then watch the sun set to the west. Watch as the stars and the milky way emerge with the darkening sky while the frogs and the owls serenade you. Look to the north and try to name the peaks of the local hills and North Cascades. This hilltop retreat with seven proper beds in three private bedrooms and a sleeping lounge is furnished to comfortably sleep two families or four couples. A true retreat, this is a remarkable spot for writers, artists, musicians, pastors, book clubs, old friends, new friends, wine enthusiasts, mom-cations, man-cations, hunters, fishers, skiers, hikers, mountain bikers, golfers, and bird-watchers. Beautiful 360 views but very, very hot.

This home has spectacular views, gorgeous starry nights and wonderful amenities. I can only imagine a Spring or Fall stay would be amazing. However in July 2017, the house was unbearably hot. We followed all the instructions but found the upstairs much too warm except early in the morning. If this issue could be resolved we’d give it FIVE stars.

Beautiful home with beautiful views!

This home was more than enough for my family of 10 for my sisters 25th birthday weekend and my parents 29th wedding anniversary! Kristen was great with communication and got back to me so quickly! This home is on a hill and getting up to the house the 1st time was a surprise, but after that it was a piece of cake and the views were breathtaking! My parents didn't want to leave! Thank you for sharing your home with us and helping us create memories to last!

Hot + No AC

We stayed in the house at the beginning of August 2017 for 5 nights. Temperatures for Manson/Chelan were between 92-101. The house has no AC. It has a heat pump. The house would be between 85-88 degrees from 9am-Midnight. The house would cool down to 76-80 degrees between 3am-8am. So at least we slept for a few hours each night. Thankfully two of the bedrooms are downstairs, which was cooler than the upstairs, so 6 out of the 8 people in our party slept okay with a fan directly on us all night. We were very disappointed that we couldn't use the upstairs for the common living areas. We felt like we could only use half the house. We were also disappointed that we didn't have the option to use the house during the day. We would swim to cool off and then go find AC at a store or just sit in our car with the AC going to cool off.

We tested "flushing out the hot air" around 6pm (recommended by the owners) and then shutting everything so the heat pump would work. Then we compared leaving all the doors and windows open on a different day. Same difference.

There is also a rock wall by the hammock that has rebar sticking out. The ends are bent away to avoid injury. Do watch yourself and your kids when you are out by the hammock as there is still a chance of injury. Also wear shoes for the deck as the deck is splitting.

Would have loved to love the house, but the heat (and not being able to cool off/sleep well at night) definitely made us irritable. We wouldn't have rented the house knowing that it didn't have AC.

Other than the heat issues, the house was average.

Owner's Response: Hello, Potential Future Guests! We appreciate that it must be confusing to read a review titled "No AC," when our listing clearly states that we DO have AC. To clarify, our home has a heat pump, which conditions and cools the air, and therefore is considered as having "air conditioning." VRBO does not allow for this distinction in its listings, so if it's important that you know which major appliances are used in your vacation rentals (or if you're an HVAC enthusiast), we encourage you to submit an enhancement request for that feature. That said, when temps in the area reach above the mid-90s, our house can certainly be warm upstairs. We have 360-degrees of exposure, so the sun is literally on the house from sunrise to sunset. We were there during the five consecutive days prior to her arrival, in higher temps, and had success managing the overnight temperature per our written instructions. This party either did not read, or chose to ignore information provided as to how best to manage it. Daytime temps upstairs can exceed what the AC is capable of managing, which we shared with the guest in email, voicemail, and text, but received no reply. This renter misrepresents how best to cool off our home in the evenings: we specifically instruct to open things up (not shut them down, as stated here) in the evening, as documented in our emails, voicemails, and texts before and during their stay (none of which were returned, all of which began with 'let us show you how to manage the heat'), as well as our general documentation on managing our home for optimum comfort. Further to that, they texted a photo of our thermostat set to 70 degrees, when directions specifically state (per manufacturer and PUD recommendations) to not set below 78. We had the AC serviced upon their departure, and found the filter clogged with particulate matter from fires a few weeks earlier; exacerbated in part by excess, improper use of our AC, which was running constantly during their stay. AC performance improved dramatically after that. Our documents recommend footwear outside; thanks to this party for reinforcing that point. If the deck was splitting, we didn’t see it in the days prior to their arrival, nor were we notified of it during their stay. We absolutely would have taken the opportunity to repair it for their – and future guests’ – comfort and safety. Our home is a treasure, and with the right level of engagement, we know you'll enjoy it, too!

We spent Father's Day weekend in this wonderful place. Kristen was very attentive and accommodating. We were impressed not only by the views which are wonderful but also by all of the accommodations the house has to offer. We would definitely recommended.

Breathtaking serenity

We had such a wonderful family getaway at Kinsey Hill! The sunrises and sunsets were the perfect bookends to days filled with fun in the sun and on the lake. Everything about staying in the house was easy and we were so comfortable. Our nights included stargazing from the deck. We can't wait to go back and experience other seasons.
