Why Katharine de Baun chose South Central

My husband and I bought this house as a bit of a lark - it was featured in a NYT piece in the Friday 'Escapes' section on Feng Shui homes. My mother-in-law was increasingly unable to travel and it just made more and more sense as we talked about it: why don't we buy it so we have a place for all of us to stay when we visit her? I did a little research about VRBO homes in the area and, at least at the time, there wasn't much competition (there's more now but we're still doing okay). We set up the house to please ourselves and our guests at the same time. It was a lot of work, and a lot of fun too.

What makes this house unique

We love, love, love the view at all hours, from watching the sun come up over the mountains early in the morning to dusk shadows and then sometimes a beautiful moon over the pass. My husband and I also love walking the Mt. Esther trail every morning we can (the head of the trail is a 10-minute walk away). When we're at the house, we enjoy complete privacy and the sense that we've gotten away from it all, but we also love the convenience of driving 20 minutes or less to many shops/attractions, from Colorado Springs to Manitou Springs, Woodland Park, Green Mountain Falls, Cave of the Winds, the local Rock Shop (our kids take forever to spend $5 in there!), Pike's Peak cog train, and more.

Our family had such a wonderful time in your beautiful home in the mountains. Everything was just perfect the entire stay. During our stay, we went to the Air Force Academy, Fort Carson, Olympic Training Center, and Denver, but wherever we went, this was always a wonderful place to come back to every night. We all enjoyed Esther's Trail and we waited in anticipation of the mysterious bear! Last night htough, we found the garbage can dumped over, so we assumed he had come for a visit. Tomorrow we will venture home to Phoenix - 110 degrees!

Magnificent As Advertised

My husband and I hosted a family reunion with our grandkids at the Kulsa House cabin. Talk about making memories, this lovely home really provided it. The view of the mountains cannot be beat, and the space within was very comfortable for our needs.

Our grandchildren loved the visits from the neighborhood dog named Teddy, and they will forever be telling the story of how Teddy saved them from the elusive brown bear by chasing it down the mountain! It was a pretty fantastic week.

Great get together

Great location for the trip we had planned. Time spent further out in the mountains and back in Colorado Springs for college football. The home has easy access and kept out of some of the heavier traffic.

Quite location allowed us to cook dinner and relax in the evenings. We have stayed in multiple VRBO's over the year and this in one of the better in/close to town homes we have used,.

Wonderful stay at Rocky Mountain Cabin

Our stay was very pleasant and comfortable. The cabin is situated in a perfect area where your are minutes away from grocery stores, Walmart for other needs and an hour or so for local attractions and sights we were interested in. With a diverse group of girls we had opportunities to either socialize together or get some personal time at the cabin in our down time in the evening, plenty of room! Enjoyed our stay and would do it again.

Gorgeous location, needs TLC and AC.

This property is located close to all that this wonderful area has to offer yet is tucked away in an out-of-the-way neighborhood that felt safe and private. The mountain views are spectacular and the property owner was helpful and easily accessible. We were pretty happy with our stay. Much has been said about Teddy, the visiting neighbor dog. I was pleasantly surprised at how nice it was to have him checking in on us. I would have no problem recommending this property to anyone interested in a fun family vacation, looking for accommodations to fit a larger group.

That being said, we had to buy 2 box fans just to sleep comfortably. I had not looked to see if AC was included in this property--an assumption and oversight on my part. After a few nights it did cool off outside to help with sleeping, but with all those windows it was always too hot by day to stay in the house. I also had to talk my husband out of taking a day of vacation to "spruce up the place." He wanted us to weed the overgrown property and fix the porch swing. The house itself was clean enough at first glance but not if you dropped something under a chair or couch cushion and got a closer look. A kitchen drawer was broken. The lighting in all but the master bath was very poor--a moderate complaint of my teenaged daughters.

None of those things were a big deal, just enough minor things to make the difference between 3 and 4 stars. But we had a wonderful time in spite of it!

Recommended nearby activities: Hiking at Garden of the Gods. Toured The Air Force Academy. Church at Woodmen Valley Chapel. Shopping in Old Colorado City, Dinner at Sonterra Grill in Colo Springs (personal recommendation by proprietor and it was great). We rented a pontoon in Lake Pueblo State Park for a day (45 minutes away). The kids loved cliff jumping and fishing. Then had some great Mexican food at Cactus Flower in Pueblo. Amazing pizza at A.J.'s in Woodland Park. There were so many things we didn't have time to do.

NOTE: Driving to the summit of Pike's Peak is NOT for the faint of heart. I honestly thought I was going to have a heart attack! There are few guardrails. I wished I had hiked it with my husband and 3 of our kids instead of driving! Consider the train!

Owner's Response: Thanks for this thorough and thoughtful review. It's true that the house has no AC, and since once a summer or so a guest brings this up, I will make this more clear in the property description. There is a note in the house book about using cross-ventilation (there is usually a nice mountain breeze if you open the right windows) and ceiling fans. Most of the house remains cool but if you have all of the windows shut, and it's a sunny summer day, the morning sun will uncomfortably heat up the main living area (a good thing when the temperature is cool in the fall/winter/spring!). Once the sun passes behind the house for the afternoon, the heat is not a problem if you open windows. And at night it always cools down, so you should never be uncomfortable sleeping unless you keep all the windows shut. The lights in some of the bathrooms are energy-saving lightbulbs that take awhile to brighten fully after you flip the switch. Was just at the house and noticed the weeds and some dead trees -- the trees are already gone and I will tend to the weeding when I'm out in October for a house spruce-up! Glad your husband didn't spend his vacation weeding but appreciate the thought :-) Thank you for choosing our place and glad you had a great time overall!

Everyone had a great time at the house. It was the perfect size for our large group.

Everyone enjoyed the Kulsa house. Our group of 8 adults and 2 children were all comfortable. The pictures and description accurately represent the house, which was well kept and maintained. Great views and even greater weather. Plus the house is in a great location, close to Manitou Springs, Pikes Peak and Cripple Creek. There's too much to do close by in a one week stay. Spectacular views from the main deck, where we spent most of our time at the house. I wouldn't consider the drive to the house difficult, but it would be best to arrive during the day, which we did. The directions provided by the owner were excellent and once you find the house, you are in for a wonderful time.
