Newly constructed home features a pool and sliding glass doors to off the kitchen to the pool. Very private if you require this. Features a detached guest cottage out back which is also available. The home sleeps six and is gated for absolute solitude but close to all activities. The home is less than one year old. The access is gated and is the last home on the street so if privacy is important this is the place. You can see whales breaching from the deck and watch the sunsets daily. Also follow the trail to a 15 minute walk to the beaches to watch the surfers.

I Travelled all of Mexico and San Pancho is my favorite place, it is clean, safe and what Mexico is really all about. The tourists are just starting to find this hidden jewel and therefore it is not crowded. The beaches are amazing and the restaurants fantastic.

Beautiful ocean view, gorgeous pool, roomy & spacious!!!

We were not pleased with the property. Unless using an SUV, your description should state that the road was impassable (washed out) resulting in a hazardous, steep, gullied & rocky quarter-mile walk to the property. Our San Poncho exploration was curtailed by a decision every day….do we want to take that hike??? Most of the suggested San Poncho restaurants were closed and/or unacceptable (except two bar restaurants on the beach). The master bedroom (the one with the view) did not have a working AC unit the first two nights and the replacement unit could not keep up with the daily heat. The Wifi was out the first two days until a new router was installed—that was very inconvenient. The master bathroom tub, while beautiful, could not be filled with hot water because there was limited hot water. The master sink was slow to drain and the master toilet ran and ran unless my husband adjusted the inside mechanism. It seemed like we were always dealing with repair issues. Your property manager spoke no English making communication very difficult. He was very nice though. He didn’t bring over fresh towels until Sunday and we were leaving Monday morning—we thought that was strange timing. There was also a mysterious outdoor tapping noise that was alarming (at first); we grew accepting of it. We would not return to this property.

Marvelous Escape

Our family enjoyed a magnificent vacation thanks to Patricia and her wonderful, wonderful home. The design is top-drawer; open plan, lots of space, tons of light, sliding doors to the pool and patio areas everywhere...ah yes, the infinity pool. Come on! What more do you want? AND it's half salt water too! Your skin knows this and offerd thanks. The layout is perfect if you have tweens/teens as they will love the privacy of the downstairs bedroom, whilst the master uptop is something else. All this and the friendly, discreet Lalo makes sure the pool is at perfect pH, etc every morning. The town of SF (or San Pancho as it is known) is a glorious reminder as to what Sayulita was a decade ago. Small yet still with plenty of life and some tremendous dining options. I walked down to the French bakery Casa Gourmet every morning (wow - Parisian pasteries and tremendous coffee) and even though the walk back got a bit hit your infinity pool and feel refreshed and relaxed! We will become 'repeaters' and I cannot stress enough what a great vacation spot this is..:

We just returned from a week at Villa Guadalupe where we relaxed and enjoyed the peace, quiet and beauty of the house, pool and view. Patricia was a lovely hostess and we definitely plan to return as soon as possible. If you're looking for a place to laze around in the pool, take long naps, wander into the sweet town of San Pancho-- look no further than Villa Guadalupe. You'll be so pleased you did.

Stunning views! San Pancho a lovely little town

My partner and I travelled from Canada and stayed at the property for a week at the beginning of April. We rented a truck and surfed at various beaches in the area. This property was fantastic as it was not only gorgeous and had everything we needed (We barely touched the second suite as it was just the two of us), but it was up the hill and very private. It felt like a secluded paradise. The house itself was very clean, and the kitchen well equipped.The pool is espically lovely. It is a 20 min walk to the beach and center of town so we found we could have stocked up on more groceries/snacks as to avoid having to go down the hill if we were feeling lazy. It is a nice walk down through the neighborhood though. If you rent a car I would suggest something that can handle the rugged roads which are common here. Patricia and Eduardo were amazing hosts. I would stay here again in a heartbeat.

Car: recommended

Cross the bridge to the entrance to San Pancho take the first right immediately, go to the top of the hill on skinny dirt road. Follow Villaguaadalupe signs.It is Nueva Galicia 97 San Pancho turn into town of San Pancho cross the bridge turn first right looks like a back alley go about 1/2 km to top of hill road hooks sharp back to the left to a gated home . This is home VillaGuadalupe
