We stayed here for 10 days in April. We are avid divers and appreciated the expansive porch to dry our gear safely. Sweeping ocean views, very well appointed with kitchen extras and lots of beach gear make the unit a huge value. Loved having an extra bathroom all to myself!
Perfect for a Relaxing Vacation
We had a wonderful week and this condo is perfect if you want somewhere to relax and enjoy the ocean breezes and lovely view. The building was quiet and the lanai was perfect. We didn't close the glass doors once in 8 days after we arrived and had breakfast every morning on the lanai, which is much bigger than the pictures seem to indicate. Unfortunately our weather was quite cloudy and hazy for the week so we only got one sunset, but the lanai is perfect for a sunset. It was only the two of us so we didn't really use the 2nd bathroom, but that would be perfect if you had a kid on the pull-out couch. The master bed was quite comfortable. We did use the A/C at night in the bedroom only with the door closed because we're used to sleeping cold (from Alaska) but if you're from the lower 48 you probably won't ever need it.
The beach chairs and towels and snorkeling gear were great to have. There's also a cooler, and a cooler bag we used more often as we hiked to several harder to reach beaches.
The location is Kona is perfect if you want to walk everywhere. It's 5 minutes down to the market to get fresh fruit on the cheap. Alii drive is busy but the unit is on the 4th floor so the noise isn't too bad, and you definitely can't hear it at night in the bedroom. Someone sleeping on the sofa might be a tiny bit bothered if they're a light sleeper. The street quiets down at night pretty well. We didn't use the pool or the bbq so I can't comment on that but the washer/dryer and everything in the kitchen works great. It's pretty well stocked, which was nice as we ate in quite a bit. We'll likely go further North next time as we're foodies and want better restaurant choices, but for a first trip to the Kona coast (for me, 5th for my partner), this was perfect condo. Highly recommend.
Spacious, Secure and Spectacular View
This apartment really has everything that you could ask for. It is laid out and furnished in a way that maximizes all of the space and the owner really did anticipate a renters every need. I cannot think of anything that wasn't available for use during our stay. The building is very secure with a key entry elevator and limited access to pedestrians after hours. While the complex itself appeared very quiet, I think the only real drawback (not at all the owners fault) is the noise from the ocean. While I normally enjoy the sound of crashing waves, during our stay there were some storms and the noise level from the ocean was definitely heightened. Because this apartment provided so many other amenities, walking distance to everything, million dollar views, wonderful furnishings, added safety measures, etc., excess noise from the ocean is definitely not a deal breaker, just something to keep in mind.
Some good things, some not so good things
-close to everything on Ali’i Drive which has numerous bars/restaurants
-the condo is fully equipped with many unexpected extras (beach chairs, boogie boards, kitchen items)
-the view is wonderful and the sunsets are amazing
-had to pay extra for the AC and it could barely cool the place. It was very humid during our stay and for us, AC was a must. Hint - closing the bedroom door will at least keep this room tolerable for sleeping
-the AC ventilation fan is located on the deck which makes sitting out on the deck quite hot if there is no breeze. Many other condos in the building have fans on the deck and I can see why
-I’ve stayed in quite a few VRBO’s and I’ve never seen check out rules like this place. Make sure you read it and know what you’re to do or there will be a penalty to be paid (like we had to)
-there is a pool, but it’s not heated so nobody uses it
-major work was being done directly in front of the building . There was jackhammering every day we stayed there

I am sorry to hear the A/C was not cooling as normal. I wish you had contacted me, as I would have sent a repair person out immediately, or had my on site manager check that you were using the unit correctly (our numbers are in our guest information book). I was there a month ago and it was cooling fine, but will have someone check it as it is only a year old, and I have it serviced regularly. Normally, as long as all the lanai doors and windows are kept shut, it cools very well and I normally turn it down at night as it gets too cold. All of the a/c units are on each lanai, as it is the only authorized location to place them, per the HOA. Most people while sitting on the lanai, do not run the A/C as they have the lanai doors wide open to enjoy the seabreeze, so I have never heard this concern. There were additional cleaning charges, as the housekeeper said there was additional time needed to clean the unit after your stay, I only charge the exact fees she charges me. I looked into the noise and it appears the county is doing some work on the street/sidewalk, which unfortunately occurred during the time you stayed. Please always let any owner know of any repair issues or other concerns. We have people who can come and fix items if broken and certainly do not want things not working properly. I personally care that things are done right and your visit enjoyable.
The property was great! We had a great time!
The bed was comfortable which is really important. I loved hearing the ocean. Awesome view. Only needed the AC about 2 days and that was mainly to keep the baby from trying to go out on the balcony.
Cross ventilation and ceiling fans keep it cooled off. It was great being able to do laundry also!
I come to Hawaii once a year to see my grandchildren and I definitely recommend unit 404 it was a lot like home.

We enjoyed our stay at this condo. The location is great with amazing view & the unit is very clean & every little thing that we needed was ready for us in the unit. The owner was even greater & very accommodating. We loved our stay & highly recommend it to eveyone. If we ever comeback to this beautiful island, this is where we will stay.
Kona Alii is located in the center of Kailua-Kona on Alii Drive, over looking the bay. Located on the 4th floor so you enjoy the sound of the ocean breaking.
