About the property

Sunday to Sunday Rental - Corner unit with Local Owner

My unit has a King bed beach side with shared hall bathroom tub/shower with direct access and direct beach side balcony access. A Queen bed in the middle with direct access shower. A King in the back room with direct access tub/shower and direct access to rear balcony. It's not the typical 3 bedroom experience as I am limited to parties of up to 6. My model is to provide a fabulous vacation for up to 6 people in 3 bedrooms in prime time and 4 people in 2 bedrooms non-prime time (Sept 10 to March 11th). Between those dates occupancy and pricing reflects a 4 person 2 bedroom unit as the middle unit is closed off. Available for an uplift charge of $111 including tax but you need to let me know that before booking. $150 if needed after you have arrived if a trip is needed to open that room up.

Please note the Service Fee is a charge from VRBO to you for their services. You will need to contact them as to what that all includes. Other questions you can no longer call me so must send an email or ask VRBO people above.

Please note that the calendar is always current. Sometimes there are syncing issues with other websites so possible there can be an issue but by and large it is accurate. When a deposit is paid it is updated and until a deposit is paid, no dates are held open. The occupancy limit is 6 persons (adults/children/toddlers/babies) in a 3 bedroom configuration and 4 people in a 2 bedroom configuration.

All costs are outlined except for the parking which is $20/vehicle/stay (limit 2) purchased directly from the Association. All rentals are Weekly Sunday to Sunday and there are no discounts. Sorry but 90+% of the questions I get are answered in these 4 sentences so trying to get them all in the first paragraph.

Ocean House 1601 is my second beach side property in Gulf Shores. I now own/manage/maintain this one as well as one at Crystal Shores 307 because being here makes a huge difference in how well my units are maintained which matters when it comes to the rental experience for my guests. Please note my units are different by design. They are not beach oriented but furnished more upscale for adults.

For those who have inquired, the AVROA Certificate is proof that my property has the proper license AND has passed the City of Gulf Shores safety inspection as validated by this 3rd party as your safety matters to me.

Ocean House 1601 is not a rental condo but a condo that I rent. Old items from home don't end up here... old things from here end up at my house. I am not the most expensive, nor will I be the cheapest, but I focus on delivering a high end guest experience for the money you pay. Again I do not offer discounts or take offers. If you need a cheaper vacation there are other properties in the area. I don't provide last minute 'deals' as I work very hard to make sure my guest experience is the same experience for every guest. If on the other hand you don't want a 'rental unit' experience then there is no need to look any further. My units reflect a high end home style experience and my guests are just that... guests. My unit is not 'kid friendly' in the sense that you will find X Box, Game Boy, floaties, etc. as those are not in my unit. Your children are indeed welcome but I don't want anyone to be surprised not to find those items here. What you will find is matching leather sofa's, LG stainless steel appliances, heavy plastic plank furniture on the balconies (2). Please do not use spray sun tan lotion (avobenzone) in the unit or on the balcony as it creates a huge mess on the floor and upholstery/leather/bed spreads, sheets. All of my deposit issues so far are related to sun tan lotion issues and a marker pen??) and all are easily avoided with a little forethought and by reading the warning label on your can of sun tan lotion. I hope you like, appreciate, and enjoy the uni and I clean it myself which is why I rent Sunday to Sunday so that I can do that. The departure time (8:30 AM and arrival 2:30 PM) allows me enough time to get it cleaned properly and for you, my guest, the goal is to get you just ahead of peak traffic loads. You do not see it and may not appreciate it now but getting stuck in traffic is not how I want my guests to think of Gulf Shores. So I try and get you in earlier... but that also means our earlier as well.

I do charge a $300 deposit and I do expect you to maintain/treat the unit as that belonging to a good friend.... even better than a family member. What you get in return is the use of an exceptionally nice unit during your vacation stay. If that is what you are seeking as to your vacation accommodations then please read on as I am looking to build a long term direct relationship with guests who appreciate having a nicer place to stay, looking to save money and in turn make an effort to keep it that way.

This unit just completed a major renovation (Jan 2015). Complete kitchen replacement to the walls. All new cabinets/granite, new high end LG appliances (convection oven... French door refrigerator, stainless steel inside dishwasher, etc.), Delta high arch faucet, glass/stone back splash, even the garbage disposal is top of the line! If you want nicer there may be 1 or 2 here that I would point you to but for the money this unit will be hard to beat as the value for your vacation dollar. The bathrooms fixtures are all new (January 2015) as in new ADA height Delta toilets, new Delta faucets, the mirrors, towel bars, tub/shower faucets, curtains, paint, granite vanity tops, door knobs, hinges, lights...hopefully you get the idea.

There are many units that rack and stack the beds but that is not my model. This is my first 3 bedroom unit and at 1300 square feet this is a nice size vacation spot on the beach! Occupancy 6 (adults/children/infants), Occupancy 4 in non prime time unless you opt to upgrade back to a 3 bedroom unit ($111/week in off season time).

This was not a rental unit when I purchased it but was the typical beach themed property. Sorry but that is just not me so do not expect a lot of beach art/themes throughout. It did come with 2 leather sofa's with foot rests, a leather recliner, a 55' LG flat screen that all survived this make over. You will find this to be an exceptionally nice condo provided you are not looking for a beach themed stay.

The unit is tiled throughout with 18' tiles, no carpeting anywhere but rugs as appropriate. The King bed is located beach side. It is a Tempur-Pedic air mattress with firmness adjustments for each side so if you are a sleep number owner... enough said. If you ever wondered about them... this is your chance to spend some time on one. The middle room is a Queen and the back room (largest) has been made a King now as well! So 2 Kiings and 1 Queen. All 3 bedrooms have 32' flat screens, 1 LG in front that came with the unit and 2 Samsung just purchased Jan 2015 in the other 2. Total sleeping accommodations are 6 and will be strictly enforced.

Ocean House has perhaps the nicest Gulf Side pool (HEATED YEAR ROUND) in Gulf Shores and most importantly the best on-site management company as the owners actually maintain the property management rather than contract it out. As an owner that matters as to what your guest experience will be. For guests that means on-site security from 10AM to 2AM during the peak season. Please note that 'anything goes' does not apply at Ocean House. You are expected to be respectful of others while on the property. Profane language, loud music at the expense of others, etc. is not tolerated so if that is your idea of a good vacation... Ocean House is not the place for you.

Welcome to Gulf Shores.... Welcome to Ocean House Unit 1601 (sixth floor of Building 1)... east end unit directly overlooking the pool. 56K gallons 140 feet long 0 entry on both ends... 6 ft deep in the middle. 72 chaise lounges are poolside and beach rentals (chairs/umbrella's) from a 3rd party are available. Please note that as of 1-1-2016 the City of Gulf Shores is requiring all non-licensed items MUST be removed from the beach every day 1 hr after dusk or are considered abandoned and will be removed/trashed by the City of Gulf Shores. There are no accommodations for beach chairs/tents/umbrellas in my unit so please bring a tarp to leave those in your vehicle. My balconies have brand new (May 2015) HDPE chairs and chaise lounges.

My properties are priced weekly for occupancy for that week. Check in is at 2:30 PM and check out at 8:30 AM. This helps you get ahead of the bulk of traffic both incoming and outgoing. Please trust me when I say traffic can be an issue down here so this helps both of us avoid getting stuck in it. I don't offer 'volume' discounts for adding more weeks. Please note that if there is no daily rate posted, there is no daily rental offered. I don't plan on offering daily rates but that might be possible come November/December. Never say never :).

Parking is $20 per vehicle with a limit of 2 vehicles. I don't sell the parking pass as you must purchase that from Security/Property Management personnel upon arriving so please note the cost of parking is not included! Once paid, you will be given the code to access the lock box by the unit in the stairwell just outside the front door with keys inside. The $300 is not a down payment but a security deposit which will be returned via VRBO/HomeAway usually 7-8 days of your departure.

What makes this condo unique

Fabulous Gulf Side pool... no 2 ways about that. From this unit you can sit inside and see the shoreline, lean over the railing and talk with others just below at the pool. Nice location in Gulf Shores... close but not too close to the more commercial aspects.

A Goldilocks kind of situation I guess which is what the Tempur Pedic was meant to do... make the mattress feel right for each person sleeping on it. Beautiful Condo! Crazy early check-out time though

We stayed there the week of June 26th. I was impressed with the condo the minute I walked in. It is decorated so nice. The bedroom facing the street is by far the biggest of the three, it has a nice walk-in closet where the washer and dryer are also kept. The bedroom facing the beach is nice but I have to say the bed wasn't that comfortable. It has a "sleep number" type mattress that felt and sounded like you're sleeping on an air mattress. The kitchen is really nice with a huge refrigerator and extra large oven, good for cooking large pizzas. We really enjoyed the tall chairs on the balcony, they were the perfect height to see everything. Btw, be sure you close the balcony doors correctly or the air conditioner will not come on! The pool and area around the pool are always kept clean, the manager makes his rounds often to check on things. We enjoyed our stay here very much! There is a crazy early check-out time of 8:30am but I really do highly recommend this condo. I also highly recommend you make a date night and eat at Shipps Harbour Grill in Orange Beach. I promise you will not be disappointed! It gets better every time we go (and I didn't think that was possible).

The Tempur Pedic mattress is listed in the description and indeed is an air mattress which is how each side can be adjusted to the needs of each occupant. Sorry that it did not work for you. The very next guest who arrived right after you loved it and would like one for his home. I know I can't please everyone but I do try and make sure there are no surprises for anyone as well so I specifically list there is a Tempur Pedic as well as another mattress that is FIRM as well. My 8:30 AM check out is to get my guests on the road before it backs up with traffic leaving Gulf Shores as well as for getting them in early before traffic backs up coming in. Most appreciate being able to arrive early but that also comes with a need to leave early so there is time to get the unit properly cleaned. Again I make sure that is clearly stated in the listing and in the terms and conditions as I don't want anyone to be surprised with what they have agreed to. Glad you like coming to the Gulf Shores/Orange beach area as indeed there are many great places to see and visit. Hopefully you will continue to come back to Ocean House and I would be happy to help you find another unit there that better aligns with your needs as your vacation needs are what matters for you and I certainly respect that! Great view from the corner 6th floor unit!

My stay in Michael's condo was great. The view from the balcony is wonderful. The condo was just as nice as the pictures on the website. I would most definitely stay in his unit again!

OCEAN FRONT CONDO--NICE!!!

We spent the first week of August at this property. Everything is exactly as presented in the photos. The living room furniture is very comfortable...really enjoyed the reclining sofas while watching the 60-inch tv. The kitchen is very modern, and the deep sink with high-arch faucet made things easy. I loved the ceramic tile throughout because carpet in a beach condo is always a bad idea...just wish more owners realized that. The PolyWood balcony furniture was definitely high-end. We appreciated the outstanding view from the captain bar chairs, which were perfect for dolphin watching. My only suggestion for the condo would be to install a keyless entry (keypad) door lock. We have stayed in comparable units in both Perdido Key and Panama City with the Schlage keyless option. We found not having to keep up with a room key while on vacation to be an invaluable perk.

The Ocean House employees seemed to keep a close watch on the parking lot to make sure each vehicle possessed a parking tag. That helped to ensure registered guests didn't have to search for a parking spot. The building has only one elevator, but it was fast and in perfect working order...we never had a long wait at any time of day. The property itself was built in 1995 and is well-maintained. There were the most beautiful pink flowers blooming in front of the building...my husband sought out an employee just to find out the name of them. The teenagers with us did wish there was a hot tub offered instead of two kiddie pools, but I understand the family vibe the Ocean House is going for.

Thank you for allowing us to rent your condo for our beach vacation. We will recommend it to others planning to stay in Gulf Shores!

Owner's Response: Deborah, Thanks for staying at OH1601 and glad you found it to be to your liking. I do have key less locks on my other properties but Ocean House requires a master key for all units so they actually own the locks to the units though my lock box for the key is literally just outside the door and I do provide 3 keys on bracelets for your use. Glad you liked the upgraded balcony furniture and I always remove carpet when I purchase a property... it is a bad idea as you stated. Thanks again for staying in OH1601! Michael .

Wonderful week

We have stayed at many condos through our travels and this one has been one of the best. We did not have to buy one single item, it is so well stocked . It has been beautifully updated and there is plenty of room to stretch out. It is very clean, pride of ownership really shows! Gorgeous views from the balcony. When we travel to gulf shores again, this will be the spot we will return to. Thank you for sharing this condo!

Owner's Response: Kathy, Thank you! When I moved here I decided I did not want to offer the typical rental and I did not want the typical renter. Most people (both owners and guests) seem to want to get the most they can (rentals or people) out of a unit and in a short period of time that shows to be clearly the case. The unit becomes tired and beat up and the guests rightfully complain about it's condition. I decided to give my guests more and expect more from them as well as to it's care as everyone wants a nice vacation experience, clean and well maintained... owners as well... at least this owner. So thank you for understanding and respecting what I try to offer and glad you found it to be something you in fact want to come back to! Thanks again, Michael
