The Property. Stunning large garden villa in a beautiful area comprising reception hall, lounge/sitting room, home office/working area, six standard bedrooms plus two further bedroom areas, double-basin master bathroom plus three shower rooms with basins plus WCs (FOUR bathrooms in all). [ie. 4 quadruple/family rooms, 1 twin, 1 double plus two further areas with double sofabeds.] All rooms and lounges are spacious enough for flexibility in accommodating extra children, with additional folding beds, or re-configuring as second lounges. The villa has comfortably accommodated 25 overnight guests with ample space for up to 60 daytime guests. All rooms and lounges are spacious enough for flexibility in arranging accommodation (incl. extra folding beds). Bedding and towels are provided for all guests, with mid-week changes of bath linen during longer stays.
Amenities include full central heating throughout, instant hot water, double glazing, real log/coal fire (making evenings more cosy), good quality beds, 60" Smart TV (including DVD & Freeview), range double-oven cooker and hob, extraction hood, grill, combination microwave, dishwasher, fridge/freezer and washing machine. High speed WIFI internet access complements the office/home-working area upstairs. The high-walled ultra-private mature garden features a 7-person hot tub, 14’ trampoline, children's treehouse and gas BBQ (small extra charge) providing a wide area for exercising, outdoor games or running around, perhaps whilst meals are being prepared on the BBQ. Garden games are available and other entertainment such as board games can be laid on in case of less favourable weather. {For the avoidance of doubt, there is a 7-person heated tub pool - NOT a swimming pool - for the private use of guests, and its usage will be subject to specific safety rules.}
Situation. This is an impressive, fresh and beautifully designed detached villa in a superior residential area over two floor levels, comprising contemporary décor with wooden floors and modern bathroom facilities. The property occupies an elevated position which affords magnificent south and westerly views with fabulous sunsets to enjoy. Guests are often rewarded with stunning panoramic vistas over nearby hills and countryside. Its new contemporary kitchen-dining-reception area is wonderfully bright with fabulous triple-aspect views and direct access via French doors and wide timber deck to the extensive garden area. Overall, there is a substantial area for both eating and seating with open-vaulted cathedral ceilings, well appointed appliances and ample solid oak traditional units throughout for all your cooking, baking and dining needs. The interior areas comprise reception hall, sitting room, home office/working/computer-study area, family bathroom with airing cupboard, plus two shower rooms with WCs. The house includes utility/laundry room with fitted washing facilities, single garage plus roof terrace above and plenty of fitted wardrobes / cupboards providing ample storage facilities. There is also ample off- and on-street parking (free).
Accessibility. There are 2 routes to access the property - one avoids kerbs, steps & stairs. Portable wheelchair ramps are on site and can easily be lifted / moved to anywhere within the property. [Can even be used to assist moving wheelchairs into/out of vehicles.] One bathroom - 'wet-room' - is designed for wheelchair users and includes multiple accessibility amenities.
Area. Milngavie - along with neighbouring Bearsden - is consistently ranked Scotland’s most beautiful mainland town centre and is one of Glasgow’s most sought-after semi-urban/semi-rural areas with easy access to the city centre. The villa is set in a quiet upmarket neighbourhood and benefits from high-walled perimeters, affording tremendous privacy, yet enjoys easy access (< 150m away) to the start of the West Highland Way, Mugdock Country Park, Loch Lomond and the Trossachs. The Forth-Clyde Canal, with its flat cycle tracks, is also within easy reach. It is tucked away but less than a hundred metres from the charming, pedestrian-only, garden village centre of Milngavie, which is 20 minutes from Glasgow’s city centre. Off-street parking behind solid privacy gates is available for 5 cars in the driveway, with ample on-street parking also (free). Another pleasant and successful stag weekend. Michael explained upfront he was organising for an 11-person group of friends to get together again and visit Scotland. This stag group used the gas BBQ to produce their first meal al fresco on the decked terrace, followed by activities in the garden area of 'Pleasant Hill Scotland'. They proceeded to enjoy a day and evening in the city centre, and appeared to have a pretty full programme. They seemed to have a great time and were respectful guests at our villa. In summary, a pleasure to host. Haste ye back !!
The boys (a group of 16) all had an incredible time and that was a lot to do with how great the accommodation is and how fantastic the hosts are. The hosts are available to answer any questions, provide suggestions and they made the whole experience thoroughly enjoyable. The accommodation is in a fantastic location and I would definitely recommend.

This summer, we’ve been blessed with a resumption of visitors from ‘across the pond’, and so were delighted to welcome Steve’s family who were gathering at Pleasant Hill Scotland and visited golf’s Open Championship at Royal Troon. He and the extended family were able to enjoy visits to nearby atractions such as Glengoyne whisky distillery and Mugdock Country Park. Although we're sorry we seemingly didn't merit our usual five-stars, overall we were gratified by Steve's family members' generous expressions of gratitude in saying they had had a lovely time. They were tremendously tidy, and we would have no hesitation in commending Steve to other hosts.

Perfect for large groups
A fantastic property for large groups in a great location. The owner could not have done more to make our trip a special one and our stay in Milngavie and surrounding area was the more enjoyable for having a great base.

It's always easier to host when a large group of guests seem delighted by what the villa, the village and the vicinity have to offer. It was a great start that Stephen and his pals were able to make good use of the wider garden area during a glorious evening spent playing football on the lawn by the main house, followed by a BBQ. Stephen took good notice of the advance information so was able to arrange for a supermarket delivery of groceries (which we could stack before they arrived) plus organise several outdoor activities around Loch Lomond and Glasgow. It's heart-warming that the villa provides a warm private place where groups of friends can gather ensemble and make the most of the easy access to Milngavie, Glasgow and Scotland's many adventures.

Large group of us stayed here for a friend’s stag do and we all had a brilliant time. The villa was nice with plenty of room for everyone, the beds were comfortable, the garden was massive and the hot tub was amazing. The location was also spot on with loads of places to eat and drink in the town centre. There was also the option of going into Glasgow as the train station was only a short walk from the villa. Chris and Frances were excellent hosts and were always around if we needed anything. I would definitely recommend this villa to family and friends

Really lovely weekend with a big group of friends. Couldn't have asked for a better location and property. Chris was a superb host, looked after us from the very beginning. Would definitely recommend.
We had an amazing stay. The house was perfect for our family; lots of space both inside and out. The hot tub was a fantastic bonus. It was very clean and had a lovely view. The town Milngavie is just a 5-minute walk from the house with lots of shops and restaurants to choose from. We also spent some time on the hiking trails around, which were all incredible. Chris and Frances were incredible hosts! We would love to return.

Girls weekend

This summer, we’ve been blessed with a resumption of visitors from ‘across the pond’, and were so delighted to welcome KLynn for an extended family gathering at Pleasant Hill Scotland. As organiser of such a large number, she obviously had to contend with challenges that derive from proverbially herding kittens - with the dispersed nature of and travel logistics for family members from (literally) all four quarters of the States - especially since they were planning on tracing/visiting family roots as well as enjoying tours to nearby attractions such as Callander, Loch Lomond and Stirling. It became a true pleasure to host them (including some last-minute set-up adaptations), provide Concierge help as well as private catering - which everyone seemed to find delicious. KLynn’s family members were tremendously tidy guests and left the place in spit-spot condition. We could have no hesitation in commending KLynn to other hosts.

Wonderfully large space to share time with family and friends!
Chris was very accommodating and responsive before and during our visit. Milngavie is a nice little area, with easy access by train to Glasgow!
The property had the items and accommodations we required. The largest ground floor bedroom had a slight musty smell, which is likely due to the close proximity to the laundry area- but it did not detract from our overall experience.

We're delighted you found the property size and accommodation space served you and your friends so well, you discovered the pleasantness of Milngavie and that you found the access to Glasgow so convenient. Hopefully the guidance and help both beforehand and upon your arrival helped to ensure your visit ran smoothly. [Regrettably, a large ebullient party of previous guests had taken food into some bedrooms and we had only a limited changeover time on the day to ventilate. Although any moist smells in the the utility room nearby can be cleared by opening either the window or rear door, we will be making sure that doesn't happen again.]

We cane in tired and grumpy from London experiences and our host met us st the train station to help with our luggage. I’m 76 and taking 13 people on a Uk tour. Mr Campbell made it all better! We were greeted with home made brownies, s hot tub, lots of yard and grass to play on and even used the trampoline next door.( the kids dod, not me) The shower was good, beds comfortable and atmosphere kitchen bright. Wonderful home for a family vacation
We booked this home for our first trip t o Scotland
We brought my father in law for his first trip back to,Glasgow he left over 60 years ago
He is 84 so I was worried if he would be able to navigate the house and surroundings
Chris was wonderful he made,sure we were well accommodated and checked in to make sure everything was going well
The rooms were comfortable and clean
The kitchen was,great as we were a group of 9 and were able to cook and eat without crowding
There is a second sitting area which was nice when you want to sit and read,or just relax away from,the group
The yard and scenary made it enjoyable for my father in law with limited mobility ,he could sit outside and enjoy the view
The home is within walking distance to train station resteraunts shopping. We only used our rental car for longer excursions to st andrews and the kelpies
This is a great home with attentive owner and great location.

This family were such a pleasure to host. It's always a delight when guests make the most of Pleasant Hill’s capacity and amenities, especially for multi-generational ‘homecoming’ visits to Scotland. The family were able to use the wider garden space for both Pleasant Hill and the main house next door, but their own terrace and private garden area seemed to work well enough when inviting friends to join them.
Such a wonderful family - we will long remember with fondness the Glaswegian-born father-in-law's obvious pleasure at 'coming home'.

Having spent almost 2 weeks in Scotland in a number of lets, this being the most expensive I had high expectations. Unfortunately I was a bit disappointed. Whilst there is nothing wrong with the property itself, it’s just a bit tired now and really could do with a complete refresh. It’s got so much potential to be a 5* property but it’s not that today. So if you’re expecting luxury this isn’t it. That said Chris the owner is an absolute gent and very helpful. He allowed the kids full use of the gardens which they loved.
If you’re in a large party wanting somewhere to stay the night and be out during the day this works really well.

Oh dear, we've let someone down. Although confused by a positive headline and broadly appreciative remarks, this is our first ever 3* review! We are therefore sorry not to have met expectations. We don’t mind admitting this was our shortest turnaround ever - a last minute booking (<24 hours' notice) plus an increase in guest numbers hours before arrival. If there were flaws in the service or presentation, the tight timeframe might go some way to explain.As for pricing, the run-up to August’s holiday weekend is amidst our
I struggled to find a suitable house for my extended family to stay in harmoniously (11 of us). This property was perfect for us, spacious, private and came with a hot tub!
We met up in Scotland for a private homage to our mother who has passed away a year earlier, she was born in the area and we wanted to bring her ashes back to Scotland.
Chris the host was so incredibly supportive and immediately understood our needs as a family, he went out of his way to organise a private scattering on the beautiful Loch Lomond.
We were greeted with smiles and a warm welcome (and amazing brownies) and then left in privacy with everything we needed to enjoy time together.
The attention to detail in even the pre visit pack helped us make the most of our weekend with whisky tasting, boat tours and restaurants.
Thank you for a great stay - this house does what it says it will, no surprises other than way above average customer service from the hosts!

Daughter's Hen Weekend age range between 24 and 62.
All of our guests for the Hen weekend made the weekend fun and the local cimmunity were really friendly. Unfortunately I had a few issues with the host, Chris. I had requested an early entry by 2 hours and in short was told yes for £50 payment as he had to arrange someone to be at the house. After a further 4 messages to Chris which were not answered I had to phone him and was reduced to tears by his hostility. He bumped up payment to £100 claiming I left it to last day to confirm this.
I had no option but to accept.
I was so upset my friend and her husband collected keys at the house and it was actually Chris who was there as he lived in property directly behind. We all
found Chris to be very intrusive, appearing in living area at times, in garden and at 10pm on Friday evening he appeared at the window and spoke when no-one could see him as it was pitch black outside.He was saying hot tub was not to be used at this time causing a few to get a fright.Chris apoeared next day just as we started playing games in the garden to 'check hot tub' and he told one of guests he was entitled to check the hot tub regularly and his property. The hot tub had 5 girls in it for about an hour on Sat morning before he checked it.
The house was left in the same way we found it .
We did live on our nerves a bit as we'd see him run up his garden and into garden of the property and appear in our company.
I would not hire the property again I'm afraid due to Chris' intrusion unfortunately.

We’re confused as well as sorry that some of this hen group were unhappy, especially since the review awarded a 4* rating on top of the 100s of 5* reviews we’ve received across the usual OTA platforms - most specifically thank us for personal support before, during and after visits. In this instance, the final message benevolently received from mother-of- groom read: “Thank you for a wonderful weekend, I think everyone enjoyed themselves.”
There are two sides to every story:
A) Comms with Jean were highly challenging in the lead-up to and during their stay. Frequent chaser messages had to be sent to Jean. The vast majority of reviews underline our custom to maintain open, frequent and prompt responses. We can find no evidence of Jean’s 4 calls or unanswered messages;
B) All guest groups are forewarned FOUR times about the need for us to routinely and discreetly top-up hot tub’s water level and check chemical balance. Guests are reminded during check-in that this is standard housekeeping for such technical amenities like a hot tub;
C) Advance-shared safety rules restrict hot tub use between 0700-2200hrs. On the first evening, several intoxicated group members chose to break house rules and opened up the hot tub for use at 2300hrs, risking safety + disturbing neighbourhood peace. We had to get out of bed, head round, remind guests of safety rules and close up the hot tub. As a result, and from thereon, a few guests became hostile;
D) During a customary daytime check of the hot tub, we discovered one of the water jets had been damaged and removed. Surprised why any hot tub jet would be removed, we knocked on garden door and asked where it was. We openly explained our need to consider whether to remedy the damage immediately or later. It is so unreasonable to infer we don’t respect privacy. To avoid confrontation and as a gesture of goodwill, we did not charge for the damage;
E) Guests had asked us to reserve 20 tickets for annual public street party in village centre during Saturday - a sell-out/popular event. AFTER the event had started, guests informed us they would not be using those tickets ...... thus preventing others from attending a very popular occasion. It was left for us to apologise to the event’s organisers;
F) A day before arrival, Jean requested early-entry and late check-out. We explained our standard extra fee, but as a result of her immediate unpleasant reaction we decided not to charge this in yet another display of goodwill. In spite of inference, no payment was charged;
G) We noted an absence of gratitude for the not insignificant help in re-arranging bedroom layouts, preparing the property for hen party and carrying bags up from guests’ cars;
H) In summary, for the benefit of readers, this group included a few individuals who chose to ignore standard social behaviour rules and adopted a hostile attitude towards the hosts and local community. Our genuine hope is that the eventual wedding event was not spoiled by similar unreasonableness. As owners, we approach the villa discreetly and only for pre-agreed housekeeping or servicing reasons. Most guests have expressed appreciation for that level of care and support.
We were a large group of friends and stayed 2 nights. The property was better than expected with a great kitchen/dining/lounge area. We enjoyed making use of the hot tub. Large garden. Easy to get into Glasgow via train-only a 5 minute walk to the station. Helpful, friendly hosts. Would recommend.
I booked Pleasant Hill for a Hen do, it was perfect for such a big number and we even were able to all fit around the kitchen table (17 of us) for dinner. Chris met us for an early check in and granted a late check out and was very helpful throughout our stay. The home made brownies were an extra treat! Thanks very much!
Pleasant Hill is a beautiful property up a short walk from the train station. Easy walk to Tesco and local shopping and food. The property was well maintained and clean/ready for us. We used Pleasant Hill as a central base which allowed us to do day trips to Glasgow, Edinburgh, and local castles. Chris was an amazing host! He got in contact early to make sure we would have everything we needed. He also let us make a grocery order that he unpacked for us the day before we arrived. We even had a problem with our train delaying our arrival and he offered to compensate the missed night by extending our stay. Milngavie is a beautiful town that feels like it’s straight out of a fantasy story. I absolutely recommend a stay at Pleasant Hill and hope to return myself in the future.
Property was excellent and catered for our Stag party needs. The property owner was extremely helpful and was at hand if we needed any local guidance or property issues.
This villa us absolutely fabulous, only 4 of us stayed, which meant more than plenty of space for each of us, with our own added privacy.
Few minutes walk to supermarket, train station, shops, takeaways, coffee shops etc.
Big bedrooms and bathrooms
Lovely, huge back garden with tree house, where you can sit and take in the peace and quiet
What stood out was the fabulous 7 seater jacuzzi/hot tub, teenager and younger adult practically spent most of stay in the hot tub.. Lol 😆
I personally slept like a baby for 2 days, after returning home, following a few days in the jacuzzi, very relaxing 😎
Owners Chris and Frances are superb, welcoming hosts, with great communication and interactions.
Home made chocolate brownies were a nice welcoming touch and went down a treat 🍪 😋

Perhaps folk are just keen to re-surface for some post-lockdown air, perhaps it’s the ease of advance dialogue to help plan activities, or perhaps it’s the on-hand support with easy access to amenities, but for sure we have been lucky at ‘Pleasant Hill’ to attract larger groups of friends who gather to create a collective bank of memories. [The homemade goodies also seem to be quite alluring!] After two years of government-induced fear and uncertainty, we’re so delighted Stephen and his 23 pals were determined to have so much fun whilst making good use of and showing respect for Pleasant Hill’s amenities - especially the hot tub and gas BBQ during some wild and windy weather! We defy any property owner not to love hosting such guests, and would be happy to see Stephen and his group for a return visit.

Group os 11 of us stayed at Chris' property for two nights as part of a stag weekend in Scotland. We went canoeing in the Trossachs, about an hour north, shooting at Loch Lomond Shooting school 30-40 mins away and Chris arranged a discount for a distillery tour at Glengoyne. House was plenty big enough for us to entertain ourselves in the evenings and we particular enjoyed playing lawn games whilst BBQing (even in October). Chris is an attentive host and is on hand for anything you may need during your stay. We had an excellent time.

We defy anyone to dislike anything about respectful groups of stags such as David's. We were delighted they were able to organise an interesting schedule of activities both in the extensive garden and also within easy reach of 'Pleasant Hill'. As with so many local activities - including Loch Lomond Shooting School (where we know the owner VERY well) - we are always delighted to help both with organising and in achieving discounts. Overall, we're naturally glad David and his associates found that Pleasant Hill fulfils a role - and we perform a service - for larger groups of families and friends who prefer exclusive private time together in a quiet and easily accessible residential neighbourhood.

From the moment we booked the manager, Chris, was on hand we all the details we needed.
Our family group of 14 ranged in age from 1mnth to 53yrs.
There was plenty of room for us all and lots of outdoor space for the kids.
Everything we needed was available, Chris even supplied extra towels for the hot tub.
Location is perfect, plenty of days out just a short drive. Also a lovely restaurant 5mins walk and Tesco also just 5mins.
Thank you Chris for your help, we waited a long time for this family break and you helped make it the perfect weekend.

Is it our desire to get things right in the first place, the on-site support put things right if not or the breadth of amenities that allow ‘Pleasant Hill’ to attract families from all over who want to create and bank memories of good times together? No sycophancy intended, it was such a pleasure to welcome Mark’s family partly because of the special reason they were all gathering in Scotland and partly to help redress the disappointment they were feeling after being let down by another venue. They happily made good use of the facilities, the multiple games in the garden and enjoyed the privacy within this quiet area. Mark and his family expressed so much warmth and courtesy in their appreciation about how comfortable they’ve been at the villa - partly, we suspect, because they were able to invite over other strands of the wider family which helped everyone commemorate the occasion. We hope the sunsets, facilities and togetherness proved more than enough to ensure the space, privacy, comfort and location made lifelong memories!

The family built this villa within the garden grounds of the 200 year-old main house, and family members have lived here for >50 years.
Over the past decade, 'Pleasant Hill Scotland' has hosted well over 3,000 guests - primarily family & friends gatherings (including multiple Scotland 'homecomings'), weddings and milestone celebrations as well as reunions (incl. respectful hen and stag groups)! With hundreds of five-star reviews, so many guests have now become repeat visitors.
Do just keep in mind that a property of this scale best suits larger groups and those who prefer to stay for long enough to appreciate the area. Requests for last-minute discounts are treated cordially provided the proportion being sought is both sensible and has regard to the calibre of property on offer, length of stay and seasonal demand. Enquirers may prefer to recognise that other hosts place a higher priority on filling their calendar whereas we prefer to sustain quality of the villa, respect for neighbourhood and depth of our guests' enjoyment.
[Purely FYI, like most establishments we consider all children under 2 are infants, occupying a travel cot. Beyond the second birthday, in common with airlines, we will be making up full beds and therefore consider them equal to adult guests.]
Why they chose this property
Tucked away behind high stone privacy walls and camouflaged by mature high trees, but less than a hundred metres from the charming pedestrian-only village centre of Milngavie, this villa occupies an elevated position which affords magnificent south-westerly views with fabulous sunsets to see. It is set in a superior quiet neighbourhood and benefits from those high-walled perimeters, which afford tremendous privacy, yet enjoys easy access (< 150m away) to the start of the West Highland Way, Mugdock Country Park, Loch Lomond and the Trossachs. The Forth-Clyde Canal, with its flat cycle tracks, is also within easy reach.
Milngavie is one of Glasgow’s most sought-after semi-rural areas with easy access to both city centre and contrasting rural escapes. [No long drive into the countryside.] The village is situated on the edge of the beautiful Mugdock Country Park and marks the start of the West Highland Way. With proximity to stunning scenery everywhere to be seen, Milngavie remains one of the most beautiful and rewarding places to live in Scotland. As well as its rich history, Milngavie is served by a wide range of independent/artisan shops, banks and major retailers such as M&S, Tesco and Waitrose.
