It is ideally located South of Todi with good connections to the free motorway for Rome and Florence, 1 hour, 30 minutes and 2 hours 30 minutes away. Rome airport is 1 hour away.
The nearest town, Todi, is considered one of Umbria's most beautiful hill towns, even described as one of the most liveble towns in the world.
The nearest restaurant is in Avigliano Umbro, just 7 kms drive.
The Villa has a secluded location but is only 6 minutes driving distance from the nearest fortified village of Sismano with its castle, and just 8 minutes away from the lovely hilltop village of Pesciano. The larger town of Todi, 15 minutes way, offers all facilities for shopping, food, art and culture.

DESCRIPTION OF THE VILLA
The traditional stone house has been recently and carefully restored with flair and style, creating very contemporary and stylish interiors beneath the raftered ceilings.
The bright interiors reflect the personal taste of the owner, that creatively balanced a functional Northern European design with natural materials and works of art. The result is a stylish and functional house for a really relaxing spell in the country.

Casale Lavanda - 250 square metres - is on 2 levels.
The entire property is air-conditioned with mosquito screens on the windows.
The ground floor features a large open-plan sitting/dining room divided by columns and a fireplace visible from both sides. Some french doors permits a direct access to the garden, outdoor dining areas and pool area nearby.
On the same floor there is a perfectly equipped kitchen in modern style, with industrial style stove, espresso machine, bread machine, it is an xtremely well equipped kitchen for a chef´s need.
This floor has a service bathroom with shower and the utility room with laundry area.
The sleeping area is on the first floor. It is composed of a small lovely living room with fireplace and 3 spacious double bedrooms with 2 bathrooms. The master bedroom has a luxury en-suite bathroom with walk-in shower and bathtub. This bedroom has separately adjustable mattresses to raise the shoulders and read or lift the lower part of the body, the room also features a study corner with desk for a laptop.
TV: TV Set in the living room is a 65 inches (143cm)-screen Samsung TV that is connected to a 5.1 surround sound SONOS Hifi system. The system is also equipped with a Samsung DVD/Blueray-Player.
The master bedroom is equipped with a 55 inches (125cm)-screen Samsung TV.
One of the other 2 bedrooms has a 32 inches Panasonic TV.
The TV in the house offers Netflix and Amazon prime (not in the small bedroom with the Panasonic TV).

GARDEN AND POOL
Casale Lavanda is surrounded by 1 hectar of well-kept garden hemmed with herb borders and partially covered with white gravel. The garden has multiple sitting/lounging areas, shaded areas and a large pergola to enjoy eating outside or just to take in the view and spectacular sunsets admiring rolling hills and the lovely village of Pesciano. In front of the house there is an area with lawn and a beautiful hammock under the shade of trees.
The pergola, outdoor dining table and the pool area are equipped with rustic-chic outdoor furniture, a gas barbecue and a freestanding patio gas heater (for dinners outside in Spring or Fall), ideal meeting place for our guests. After sunset, for alfresco dinners, the garden is lit by several solar lamps that create a charming atmosphere.
The garden is fenced.
Gym in a small house in the garden (Annex): a professional adidas treadmill with integrated Netflix TV, a Schwinn Spinning bike with magnetic silent drive, a chin up bar, a weight bank, yoga mats and a variety of weights. The room has air conditioning and heating.

The swimming pool (3 X 15 metres width and length; from 1,20 to 1,50 metres deep) has an internal roman staircase that provides easy and secure access to the pool for children and elderly people, the staircase also has an area designed to lie down in the low water and sunbathing, maybe holding a drink and chatting with friends. Jet stream for endless swimming, children fun and hydromassage.
A shower next to the pool supplies cold and hot water.
The pool is open from the beginning of May to mid October 2025
Pool heating is available in the months of May, June, September, October.
Extra charge for pool heating is 150,-€ per week.
Maximum temperature of pool is 23°.
The pool has a cover that can be used during the night to maintain the water as warm as possible or in case it rains. This helps to have a comfortable temperature, more than the one of the open pools.

ACCESSIBILITY:
The house is not specifically suitable for guests with severe mobility problems. Children are welcome, a cot can be provided on request.

NOTES:
PETS PERMITTED on request, at an extra cost of 50 euros for extra cleanings, payable locally. We preferably accept small well behaved dogs.

REDUCTIONS offered for reservations longer than 1 week or in the non-peak season, from October to April.

The villa is in a secure area of the Umbrian countryside, there is a house that borders the garden in the pool area but the privacy is guaranteed by a hedge of shrubs and trees. The front and panoramic area of the garden, overlooking the valley, has total privacy from that side. The villa is not fenced, except for low hedge, a small white road runs behind the house, not visible from the garden and pool. This road ends a few hundred meters further reaching another home. Very few cars pass every day, sometimes none or only the one of the postman.
The neighbors are pleasant people and very discrete, they permanently live in another region and only occasionally are in their Umbrian house. So far no guests have ever complained or had privacy concerns staying at Casale Lavanda.

This is one of Umbria’s most beautiful areas, just 15 minutes driving distance from Todi’s historical town and about a half an hour/1 hour from the region’s most important historical towns, such as Perugia, Orvieto, Assisi and Spoleto. Trasimeno and Bolsena Lakes at easy driving distance. The E45 free motorway and A1 highway, connects all the most important Umbrian cities and allow guests to easily reach Roma and Firenze (1 hour 30 minutes/2 hours). The railway station of Todi is the nearest train station
A nearby medieval village 4 minutes driving distance offers basic shops (grocery and bar) and a good restaurant, for guests' convenience.
TODI, 13 kms away
Reached by an exciting drive through winding roads and hairpin turns, this ancient city is an unexpected delight. Todi has retained much of the original features and charming character of the town's diverse historical periods in the face of passing time. With a rich history that dates back to around 1300 BC, Todi was settled by the Umbri, an ancient pre-Etruscan people who gave it the name Tudere.
