The open water here is peaceful, clear and beautiful. This is a quality home located on a quiet section of the Llano Arm of Lake LBJ in Kingsland, Texas. With views of Packsaddle Mountain and the Hill Country over the calm, quite and constant level waters of Lake LBJ, you’ll find beauty in every day with any weather. Set on a large grassy lot, this beautiful and comfortable home sits at the meeting point of Lake LBJ and Llano River. With lake activities in one direction and the adventures and beauty of the river in the other, there is something for everyone. The water level at the dock is usually about 2-3 feet deep and has a sandy bottom which is great for swimming and wading. With a mostly soft sandy bottom, playing, swimming wading, and all activities are easy on the eyes and the feet. Even though the normal water level is constant, the sandy channels vary and can shift a little after big rains, but rarely does it get over 5 ft to go all the way to the other side where there is a large Sandy Beach area. This is great for running around with kids, picnicking or hiking up river. Just about 1 ½ -2 miles up river is an area known as “The Slab”. A public but largely unknown park like setting of granite slabs of rock which form rapids, slides and swimming holes. If you don’t want to hike up, you can drive to the parking area just up the street. When the current is stronger, the ultra adventurous can start at The Slab and venture down the calm Llano River on floats until you arrive back at the Lake House.

Prefer the deep waters? Head the other direction. The water in the channel is typically deep enough to get most boats and any jet ski, canoe, kayak, etc out to the deep waters of Lake LBJ where you can ski, tube, fish or just venture all the great areas that Lake LBJ has to offer! (See **Boats** at end) There are two kayaks, a SUP and a canoe provided at no additional charge.

Or, if you're like most of our guest, you can just enjoy the peaceful and quite waters right in front of the home. From the moment you wake with your coffee, to the frequent dips in fresh, boat free waters for a swim or float, to the amazing sunsets over the hill country behind...you will quickly embrace having this open water view all day long!

While the home is in a quite and peaceful area, all the modern necessities are there and are your local shops, restaurants and the HEB Grocery are just 4 miles away. There is also a full 18 hole golf course and restaurant just 2 miles up the road and an HOA Beach just ½ mile up where you can camp out on sandy beaches in front of deeper waters.

River Oaks Lake House is conveniently located in central Texas about 60 minutes northwest of Austin, 90 minutes north of San Antonio.

***BOATS***Our property is in the sand bar of the Llano River arm of Lake LBJ. The water is shallow. If you are planning on bringing or renting a boat, be aware that many deep drag ski boats will have difficulty reaching the dock or may not be able to. Feel free to ask questions if you have concerns. Pontoons, skeeters, flat bottom boats, etc. typically do not have a problem docking at the property, but this can change with heavy rains. We typically keep our pontoon boat docked on the lake in front of the property when we are there. Jet skis, canoes, kayaks, stand up paddles boards, etc are all great for this spot.

Enjoyable long weekend on the river.

Enjoyed our stay at the Proctor Lake House. Only compliant was a trashed blender .we like our smoothies. Also railings on the back porch would be safer

Sorry to hear about the blender!! I wish we had known of this issue as there is actually a new on still in the box in the storage pantry. We left both just in case the older one broke. But it sounds like it is time to retire that one! :) We will replace it this weekend with a new one! We hope you'll come again to make some more smoothies! :) We also appreciate the railing suggestion. While we've never had issues, we have given this thought ourselves and do have some potential plans (maybe an added deck!). Keep us on your radar for future trips! Best, Chad * Gaby

Perfect House on the Lake

This is the perfect house to fit all needs for a trip to the lake. The house is well kept and has a very open living area for everyone to sit around the TV, play games, or just relax. The backyard is very spacious with enough room to play several outdoor activities. Best part of this house is its location on the water. There is no boat traffic and just off the dock is a small island perfect for relaxing in the water. The owners, Chad & Gaby, are extremely accommodating before and during your stay. I would highly recommend this house to anyone considering coming to this area.

A great property with fun for our whole family!

The house was big enough to accommodate our large crew of 11 with plenty of room left over! Our family enjoyed having access to the lake and river (especially the kayaks!) and the yard games. The kitchen was well equipped and it was nice to have such a great laundry room. It was a quick drive to the grocery store. We felt like we were in good communication with the owners - from check in to check out. We enjoyed our stay!

I highly recommend this property. It was clean and well maintained. The river was very enjoyable and the sunsets are stunning ! If you need anything or have questions during your stay the hosts are very responsive and aim to please. Put this on your bucket list............

  • 50% refund if canceled at least 14 days before arrival date.
