The open water here is peaceful, clear and beautiful. This is a quality home located on a quiet section of the Llano Arm of Lake LBJ in Kingsland, Texas. With views of Packsaddle Mountain and the Hill Country over the calm, quite and constant level waters of Lake LBJ, you’ll find beauty in every day with any weather. Set on a large grassy lot, this beautiful and comfortable home sits at the meeting point of Lake LBJ and Llano River. With lake activities in one direction and the adventures and beauty of the river in the other, there is something for everyone. The water level at the dock is usually about 2-3 feet deep and has a sandy bottom which is great for swimming and wading. With a mostly soft sandy bottom, playing, swimming wading, and all activities are easy on the eyes and the feet. Even though the normal water level is constant, the sandy channels vary and can shift a little after big rains, but rarely does it get over 5 ft to go all the way to the other side where there is a large Sandy Beach area. This is great for running around with kids, picnicking or hiking up river. Just about 1 ½ -2 miles up river is an area known as “The Slab”. A public but largely unknown park like setting of granite slabs of rock which form rapids, slides and swimming holes. If you don’t want to hike up, you can drive to the parking area just up the street. When the current is stronger, the ultra adventurous can start at The Slab and venture down the calm Llano River on floats until you arrive back at the Lake House.

Prefer the deep waters? Head the other direction. The water in the channel is typically deep enough to get most boats and any jet ski, canoe, kayak, etc out to the deep waters of Lake LBJ where you can ski, tube, fish or just venture all the great areas that Lake LBJ has to offer! (See **Boats** at end) There are two kayaks, a SUP and a canoe provided at no additional charge.

Or, if you're like most of our guest, you can just enjoy the peaceful and quite waters right in front of the home. From the moment you wake with your coffee, to the frequent dips in fresh, boat free waters for a swim or float, to the amazing sunsets over the hill country will quickly embrace having this open water view all day long!

While the home is in a quite and peaceful area, all the modern necessities are there and are your local shops, restaurants and the HEB Grocery are just 4 miles away. There is also a full 18 hole golf course and restaurant just 2 miles up the road and an HOA Beach just ½ mile up where you can camp out on sandy beaches in front of deeper waters.

River Oaks Lake House is conveniently located in central Texas about 60 minutes northwest of Austin, 90 minutes north of San Antonio.

***BOATS***Our property is in the sand bar of the Llano River arm of Lake LBJ. The water is shallow. If you are planning on bringing or renting a boat, be aware that many deep drag ski boats will have difficulty reaching the dock or may not be able to. Feel free to ask questions if you have concerns. Pontoons, skeeters, flat bottom boats, etc. typically do not have a problem docking at the property, but this can change with heavy rains. We typically keep our pontoon boat docked on the lake in front of the property when we are there. Jet skis, canoes, kayaks, stand up paddles boards, etc are all great for this spot.

Great home for a large family.

We rented the home over the Memorial Day Weekend. We enjoyed our stay very much. It was quite roomy for the 12 of us, and it had a lot of storage, so we were able to keep things neater. The water level was great for the kids; loved the clear water and sandy bottom. It was wonderful to have the use of the paddle board, kayaks and canoe; everyone had a great time with them. Grounds were well kept, and it was very nice to be able to sit out on the patio with the fan, or under the trees down by the river. Would rent it again for another family vacation.

Amazing Rental

We rented this property to take our daughter and some of her friends as a graduation/end of school year trip. The home and surrounding property are absolutely beautiful. The kids were in the 17-18 year range. There was so much for them to do. They enjoyed hanging out in the game room and on the swings as well as playing basketball, fishing and kayaking. The owners were very accommodating and quick to respond last minute questions and made the check in and out procedure simple. We will definitely rent this property again in the near future! Thank you for everything :)

Week-long stay at River Oaks House

We had six adult family members who spent a fun week in this great house. It had great space and everything we needed. We appreciated the porch, outdoor grill, spacious yard, and the canoe, kayaks and paddles board. Our grown kids discovered they could not paddle all the way to the Kingsland slab but had fun trying. We canoed up a small creek to watch birds. We took advantage of Inks Lake State Park for hikes, the Longhorn Cavern Cave tour and the chance to rent a pontoon boat for a lake tour. We would recommend this lovely house with more games than we could play, great kitchen and gathering space.

Great Family Place on the Llano River.

This was a wonderful place. We had six adults, a 12 year old, 7 year old and two four year olds. We were not on top of each other in the house. The yard offered room for fun yard games with a quick walk to the river with kid friendly water. One four year old learned to kayak. Perfect Perfect Perfect Family Vacation.

Quiet retreat

We had 6 family members who fit beautifully in this nice house on the Llano River.

It had great space and everything we needed. Enjoyed the porch and the lawn. Kids used the kayaks, canoe and paddle boards. They discovered they could not paddle all the way to the slab. A little too early for fish. It does need new stove knobs (only one works well) and tech son thought it might need an updated router - service blacks out occasionally - may just be the area. Grandparents didn't much care. We have come to the Kingsland area for the past 8 years and really like the laid back lifestyle.
