The open water here is peaceful, clear and beautiful. This is a quality home located on a quiet section of the Llano Arm of Lake LBJ in Kingsland, Texas. With views of Packsaddle Mountain and the Hill Country over the calm, quite and constant level waters of Lake LBJ, you’ll find beauty in every day with any weather. Set on a large grassy lot, this beautiful and comfortable home sits at the meeting point of Lake LBJ and Llano River. With lake activities in one direction and the adventures and beauty of the river in the other, there is something for everyone. The water level at the dock is usually about 2-3 feet deep and has a sandy bottom which is great for swimming and wading. With a mostly soft sandy bottom, playing, swimming wading, and all activities are easy on the eyes and the feet. Even though the normal water level is constant, the sandy channels vary and can shift a little after big rains, but rarely does it get over 5 ft to go all the way to the other side where there is a large Sandy Beach area. This is great for running around with kids, picnicking or hiking up river. Just about 1 ½ -2 miles up river is an area known as “The Slab”. A public but largely unknown park like setting of granite slabs of rock which form rapids, slides and swimming holes. If you don’t want to hike up, you can drive to the parking area just up the street. When the current is stronger, the ultra adventurous can start at The Slab and venture down the calm Llano River on floats until you arrive back at the Lake House.

Prefer the deep waters? Head the other direction. The water in the channel is typically deep enough to get most boats and any jet ski, canoe, kayak, etc out to the deep waters of Lake LBJ where you can ski, tube, fish or just venture all the great areas that Lake LBJ has to offer! (See **Boats** at end) There are two kayaks, a SUP and a canoe provided at no additional charge.

Or, if you're like most of our guest, you can just enjoy the peaceful and quite waters right in front of the home. From the moment you wake with your coffee, to the frequent dips in fresh, boat free waters for a swim or float, to the amazing sunsets over the hill country behind...you will quickly embrace having this open water view all day long!

While the home is in a quite and peaceful area, all the modern necessities are there and are your local shops, restaurants and the HEB Grocery are just 4 miles away. There is also a full 18 hole golf course and restaurant just 2 miles up the road and an HOA Beach just ½ mile up where you can camp out on sandy beaches in front of deeper waters.

River Oaks Lake House is conveniently located in central Texas about 60 minutes northwest of Austin, 90 minutes north of San Antonio.

***BOATS***Our property is in the sand bar of the Llano River arm of Lake LBJ. The water is shallow. If you are planning on bringing or renting a boat, be aware that many deep drag ski boats will have difficulty reaching the dock or may not be able to. Feel free to ask questions if you have concerns. Pontoons, skeeters, flat bottom boats, etc. typically do not have a problem docking at the property, but this can change with heavy rains. We typically keep our pontoon boat docked on the lake in front of the property when we are there. Jet skis, canoes, kayaks, stand up paddles boards, etc are all great for this spot.

Simple home, great river access.

The property was great for a relaxing Bachelorette weekend for my soon to be sister! We loved having easy access to the river and having an open area in the living room and kitchen. The island was large and great for preparing food for 12 and plenty of sleeping room for all to be comfortable. Having all girls the amount of bathroom counter space was perfect in letting us all get ready for our day out! Simple great home to stay at for a relaxing weekend.

Spacious, Peaceful Retreat

We enjoyed a short trip to the River Oaks Lake House. The home is very spacious and can accommodate lots of guests comfortably. Plenty of space for cooking and dining, and a relaxing den with a wonderful view of the river. Although we did not have kids with us, there is a perfect room downstairs for children and teens to have their own space. The outdoor space is truly special with a huge lush lawn to run and play on that leads to the calm, shallow waters. We took our dog with us and had a blast using the kayaks and paddle board. Even though it was the middle of July, sitting under the fans on the back porch was very comfortable. As mentioned, the sunsets did not disappoint! The owners kept in touch to make sure everything was going well and to answer any questions we might have. We did not have any since their guestbook and pre-arrival instructions were very clear and helpful. We definitely recommend and hope to be back soon.

Fantastic family home!

My sister's family, my family, and our parents rented this fantastic lake house for a few days to celebrate our father's 80th birthday. The house was decorated nicely and very inviting. And the view of the river was gorgeous! Loved the sunsets and the quiet peaceful evenings! We even saw some fireflies! Our teens and young adults had a blast fishing, exploring upriver, and just playing around with the kayaks and paddleboard. It was hot when we were there, but being in the water was great! There are lots of games in the house and the kitchen has a long island which was perfect for serving buffet style for the 12 of us. My only word of caution is the backyard is a little steep down to the water. Elderly people might have a little trouble with the hill but for most people it is fine. The owners were a pleasure to work with as well. We had a wonderful time and definitely recommend this house!

Awesome vacation home for family with small children to teenagers

This is our first vacation rental that was furnished with all supplies that were needed for our vacation! The owners were exceptional and very interested in making our stay enjoyable. The river was shallow enough for our grandchildren to play on the sandbar but yet deep enough to boat to LBJ for skiing and tubing. The evenings were relaxing and enjoyable as we enjoyed the sunsets from the back porch swing. Thoroughly enjoyed ourselves and will recommend to others.

For pet approval please provide us with: Number, Breed, Weight, Age, Etc. **Also, all pet approvals must be made prior to or at booking. Pets CANNOT BE ADDED once booking is made.

***Notices are always sent and added attempts are always made to reach if full payment is not made 20 days prior to booking. But, it is the responsibility of the guest to make sure payment is made. If not received, booking may be cancelled and no refunds are made.

Owner's Cancellation Policy

  • 50% refund if canceled at least 14 days before arrival date.
  • 100% refund if canceled at least 30 days before arrival date.
