The open water here is peaceful, clear and beautiful. This is a quality home located on a quiet section of the Llano Arm of Lake LBJ in Kingsland, Texas. With views of Packsaddle Mountain and the Hill Country over the calm, quite and constant level waters of Lake LBJ, you’ll find beauty in every day with any weather. Set on a large grassy lot, this beautiful and comfortable home sits at the meeting point of Lake LBJ and Llano River. With lake activities in one direction and the adventures and beauty of the river in the other, there is something for everyone. The water level at the dock is usually about 2-3 feet deep and has a sandy bottom which is great for swimming and wading. With a mostly soft sandy bottom, playing, swimming wading, and all activities are easy on the eyes and the feet. Even though the normal water level is constant, the sandy channels vary and can shift a little after big rains, but rarely does it get over 5 ft to go all the way to the other side where there is a large Sandy Beach area. This is great for running around with kids, picnicking or hiking up river. Just about 1 ½ -2 miles up river is an area known as “The Slab”. A public but largely unknown park like setting of granite slabs of rock which form rapids, slides and swimming holes. If you don’t want to hike up, you can drive to the parking area just up the street. When the current is stronger, the ultra adventurous can start at The Slab and venture down the calm Llano River on floats until you arrive back at the Lake House.

Prefer the deep waters? Head the other direction. The water in the channel is typically deep enough to get most boats and any jet ski, canoe, kayak, etc out to the deep waters of Lake LBJ where you can ski, tube, fish or just venture all the great areas that Lake LBJ has to offer! (See **Boats** at end) There are two kayaks, a SUP and a canoe provided at no additional charge.

Or, if you're like most of our guest, you can just enjoy the peaceful and quite waters right in front of the home. From the moment you wake with your coffee, to the frequent dips in fresh, boat free waters for a swim or float, to the amazing sunsets over the hill country behind...you will quickly embrace having this open water view all day long!

While the home is in a quite and peaceful area, all the modern necessities are there and are your local shops, restaurants and the HEB Grocery are just 4 miles away. There is also a full 18 hole golf course and restaurant just 2 miles up the road and an HOA Beach just ½ mile up where you can camp out on sandy beaches in front of deeper waters.

River Oaks Lake House is conveniently located in central Texas about 60 minutes northwest of Austin, 90 minutes north of San Antonio.

***BOATS***Our property is in the sand bar of the Llano River arm of Lake LBJ. The water is shallow. If you are planning on bringing or renting a boat, be aware that many deep drag ski boats will have difficulty reaching the dock or may not be able to. Feel free to ask questions if you have concerns. Pontoons, skeeters, flat bottom boats, etc. typically do not have a problem docking at the property, but this can change with heavy rains. We typically keep our pontoon boat docked on the lake in front of the property when we are there. Jet skis, canoes, kayaks, stand up paddles boards, etc are all great for this spot.

A great property with fun for our whole family!

The house was big enough to accommodate our large crew of 11 with plenty of room left over! Our family enjoyed having access to the lake and river (especially the kayaks!) and the yard games. The kitchen was well equipped and it was nice to have such a great laundry room. It was a quick drive to the grocery store. We felt like we were in good communication with the owners - from check in to check out. We enjoyed our stay!

I highly recommend this property. It was clean and well maintained. The river was very enjoyable and the sunsets are stunning ! If you need anything or have questions during your stay the hosts are very responsive and aim to please. Put this on your bucket list............

Great House, Great Owners

Each year we take a trip with the same 2 other families. This year we chose River Oaks Lake house as our destination for a 3 night stay. We were drawn to the house by the bunk room for the kids and shallow water out back. The kids loved it! We made a couple of outings to the Slabs (which is so close by and really fun for all ages), and we did the cavern tour as well (which I highly recommend). The house was much more roomy than many other places we have stayed, and Chad and Gabby where the most responsive owners we've ever encountered. Any questions we had were answered in a matter of minutes. Thanks so much for having us, we truly enjoyed our stay!

Peaceful family vacation

River Oaks Lake House is a great family vacation home-away-from-home. We had our family of four (w/ 12yo, 14yo) and two dogs for four Aug nights. Then my cousin and his two elementary-age sons joined us for the last night, with property owner permission. There was plenty of room, sleeping & living, for all of us with room to spare. Master bedroom had plenty of space for us to set up 2 large dog crates. The house is decorated nicely, with some quaint items that make it feel really special. Kitchen is fully stocked w/ cookware, daily dishes, small appliances, even koozies & electric wine opener! The house also has a bunch of board games to play. There is Wi-Fi, 4 of us were able to use simultaneously with some sluggishness (husband had to work several hours each day, so we each had down time.) No one complained about beds, plenty of bath towels available. I would suggest bringing your own beach towels for fun in the river. We did bring spare tp & paper towels. I would suggest (as desired) paper plates, alum foil, baggies (kids were finding clam shells in river), non-stick cooking spray. There was a cabinet full of seasonings.

Access to the river from the back yard was so nice, and we enjoyed the sunset every evening from one of the two swings, one by the back porch & one overlooking the river. (bring bug spray!) There is a decent, breath-catching hill up to the house from the river, in case that would be an accessibility issue. From pictures and reviews, I thought it would have wade-in access, but there is a large (maybe 20-24"?) step from dock to river bed. This did impact our dogs willingness to get in the water (it was their first river/lake exposure) so I wanted to pass along. Loved having access to the kayaks, canoe, SUP, although we did not use them this trip. We did bring river tubes and drive up to The Slab for an hour long tube float back to the house, we did it twice (some super shallow spots we had to get up & walk over, lots of brush that you sweep over, in case that would bother you, but you can easily reach the bottom for most of the trip.)

Finally, the owners Gaby & Chad are so helpful & informative. You get the sense they truly want you to enjoy your stay. They will send you info to read over before your stay, and there is a welcome binder at the house. You'll also get info the morning of checkout in the HomeAway app (which I didn't see until we were home.) Chad & Gaby, thanks for sharing your vacation home! We'll be back.

Simple home, great river access.

The property was great for a relaxing Bachelorette weekend for my soon to be sister! We loved having easy access to the river and having an open area in the living room and kitchen. The island was large and great for preparing food for 12 and plenty of sleeping room for all to be comfortable. Having all girls the amount of bathroom counter space was perfect in letting us all get ready for our day out! Simple great home to stay at for a relaxing weekend.

***Notices are always sent and added attempts are always made to reach if full payment is not made 20 days prior to booking. But, it is the responsibility of the guest to make sure payment is made. If not received, booking may be cancelled and no refunds are made.

Owner's Cancellation Policy

  • 50% refund if canceled at least 14 days before arrival date.
  • 100% refund if canceled at least 30 days before arrival date.
