If you're looking for a quiet, roomy home with the most amazing view of Pikes Peak in Colorado Springs, look no further. Breathtaking views of Pikes Peak, the Garden of the Gods and the front range of Colorado... it is spectacular. The hot tub on the deck is probably one of the most wonderful hot tub experiences you'll have in your life. Old Colorado City and the Garden of the Gods are within walking distance. Some of the many attractions within just a few miles are Pikes Peak, Manitou Springs, Old Colorado City, historical downtown Colorado Springs, the Cog Railway, Barr Trail, the Air Force Academy, the Cliff Dwellings, Cave of the Winds, the Broadmoor Hotel, the Cheyenne Mountain Zoo and the New Santa Fe hiking/biking trail. If you stay for three days or more, I'll be glad to personally guide you into the Crags of Pikes Peak hiking area (very easy hike) or show you the way to a back trail to climb Pikes Peak which is very difficult requiring excellent fitness. I also have two bicycles that you can use and will be glad to direct you to some amazing bike paths. I have a canoe, but require that you've had some kind of certifiable course training for safety reasons. We can discuss in person.

About Tim Hobson
Hello! My name is Tim Hobson and I'm a Colorado native born and raised in Colorado. I've been in Colorado Springs since 1988 working as an IT Project Manager for 30 years. I've finally decided to break away from the life in a cubical and go back to my love of working with customers. I was a llama / fishing outfitter/guide back in the early 90's. I have backpacked and camped all over Colorado. My main goal is to insure you have a wonderful time when you come to stay in my home. I will go out of my way to make sure you're comfortable, cozy, entertained and happy during your stay. Therefore, this is not just your standard rental. My plan is to add services which will improve your stay. I'll be glad to discuss the activities you're planning in the Colorado Springs area and make sure your vacation is a wonderful experience! You just can't beat the view from my back deck. I've had many people visit my home and are 'jaw dropped' when they walk out onto my back deck. It really is spectacular. The sunrises and sunsets are soothing to the soul. The hot tub experience is magical. You just won't believe how beautiful it is. Watching the sun go down over Pikes Peak and the Garden of the Gods and then star gazing into the night is an experience of a lifetime. Of course, location is everything when you come to Colorado Springs. My home is in the heart of so many wonderful attractions.
What makes this House unique
1) Free hiking/biking/fishing guide (me!) 2) Centrally located in the middle of many of the tourist attractions in the area that make the city of Colorado Springs famous. 2) Game room in the garage including ping pong and pool 3) Wildlife come right into the yard. 4) An old, lovely grand piano that sounds wonderful in the sun room. 5) Over 40 board games in the collections (so far). If you have a game you like to play and I don't have it, I'll get it! It's just another addition to my collection of games in the house. 6) One of the most amazing views in Colorado Springs. I've had many friends of mine who are Colorado Springs natives that are stunned to see that I have such an amazing view. Great views from a cozy home that’s ideally located in relation to the key places to visit, such as Garden of the Gods and Pike’s Peak. And Tim is a wonderful host. It’s our second visit to Colorado Springs at the same house … hope to come back again!
Our family has stayed in VRBO homes all across the country. This was our second stay at the Cozy Nest. Our host Tim Hobson provides such attention to detail in anticipating whatever may be needed, you’ll want for nothing. He has such a joyous, warm personality. He is just a call or a text away if you have a question or would like a recommendation. We pre-ordered our groceries to be delivered via Instacart (pretty slick!), and Tim kindly put our groceries away as we were late in our arrival. I haven’t even discussed how wonderful the home itself is, but just scroll through the 100+ five star reviews, and you’ll get a good idea. Thank you Tim for your great hospitality!

Great house, amazing views , perfect location and a really good owner.
What a great week , Tim the owner could not have been more helpful, he also supplies everything you may need during your stay. The house has amazing views of 3 of the top places to visit and all within a short drive from the house, we could not have picked a better house to spend our holiday in. Evenings spent in the hot tub looking at these amazing views, what a way to end your day, the web site photos do not do the place justice.

The picture lead me to believe it was in the mountains. Never being to Colorado before I assumed it was, but actually it is in a subdivision ... A very nice subdivision. Close to a church if you want to attend a church. This house is very close to all the tourist sites you'd love to see while in Colorado. The owner is very nice and goes over and beyond to make sure you stay is enjoyable. He does however furnish this house with his relatives antiques which stresses him out each day if you bring small children. It's a lovely home for adults, very quiet. Very well stocked. It is a bit pricey for the age of the home.. you are paying for the view mostly along with the area. We left exhausted from all the activity and very happy.
I love children to visit my home! My house is set up especially for children and guests of all ages to play and have fun. I have a pool table, ping pong table, cornhole, a baseball, a softball, gloves, frisbees, a football, a basketball, darts, jump rope, hula hoop, tennis balls and rackets, ladderball, a foosball table, bicycles, fishing rods, and the hot tub . I have playing cards, dominoes, candyland, mouse trap, jenga, and many more board games (50 in all). I have crayons and coloring books. I have nightlights including one that shines the planets on the ceiling. I have two pack and plays and a high chair. I buy ice cream for the children. I’ve been so fortunate to have guests in my home who respect and appreciate my property. Yes, it’s an older home (built in 1981), but it has amazing character and has a wonderful ambience that’s great for families. I’ve been told many times that my house ‘feels like home’. Guests of all ages don’t want to leave. Please read my reviews. One of the children called my home ‘heaven’. Call me and we can talk about your expectations and how I can make your vacation special.
We loved our stay in this beautiful home. Tim was so welcoming and warm. His home was very clean, spacious, and family friendly. The view was beautiful. We will definitely come back to this gorgeous gem in Colorado Springs.
Gorgeous views and perfectly set up for guests
The owner of this property thinks of everything. It’s how I’d imagine my mom, who was the perfect hostess, setting up a guest house. He calls ahead and gets some suggestions of favorite foods and beverages and has the fridge stocked with some items that were enough for snacks and a couple breakfasts. Lots of fluffy white towels in every bathroom and shampoo. The sheets were comfortable and good quality not old and scratchy as were the beds. Kitchen well stocked and not with the old hand me down reject cookware some places have but adequate sets. Robes in a variety of sizes for the hot tub. Garage play area with everything you could want- even a disc golf disc and although my husband brought his own was fun to see. Bikes quality as well - we didn’t ride but certainly noticed they were Specialized not Walmart brand. And the views! No need to leave the house with the hot tub and view from the “coffee chairs”. Tons of games if a person is inclined from ping pong, pool and foosball to plenty of board games. Excellent variety of fiction choices on the shelf if you finished your book on the way here and lots of area hiking and other guides. I always worry with two young busy boys because some houses have a lot they can break and get into. Here there is enough fun that they weren’t interested in the few potentially breakable things.
We had other family in town as well and had a few people over for pizza and it was good for that with the garage extended space for kids to be a little wild while adults can see them but still sit at the table and chat.
All in all I wish I could duplicate this rental house experience everywhere we travel. I think the only thing I’d change is put the foosball (our favorite family game) in the nice garage as well rather than tucked in the basement so you can play and be near the other action. And clearly that’s not a real complaint.

The Air Force Academy is 14 miles away. The football games are great! Cheyenne Mountain Zoo and the Broadmoor Hotel are located near each other and are about 7 miles. The Broadmoor Hotel is a historical site open to the public. There is a wonderful lake and views including restaurants and bars. You can sit and have a drink and soak in the atmosphere of a 5 star hotel (but then come back and hang out at the most amazing spot Colorado Springs... the back deck). The Cheyenne Mountain Zoo is fantastic. It's one of the best zoos in the country. The entrance to the Pikes Peak Highway is about 11 miles. It's another 19 to drive to the top. All of these attractions can be found via the web on a variety of websites. Last, but not least, my house is at the gateway to the Rocky Mountains. I'll be glad to help steer you in the right direction for site seeing, hiking, biking, fishing and many other recreational activities. Bottom line: My home is centrally located to many wonderful attractions and I'll make sure you have a wonderful time during your visit. Note: If you stay for three days or more, I'll be glad to take you on a guided walk into the Crags area on the north-west slope of Pikes Peak. It's a very beautiful area and the hike is easy. We can discuss all of your needs and interests over the phone when you call.
