##Welcome to Your Brisbane escape Park Avenue Retreat##

Bnb Booking is excited to host you and wants to ensure you have a relaxing stay. To create a seamless experience, we’ve outlined some important details and house rules.

##Important Information##
➖ We do not take same-day bookings after 6 pm at night for same-day check-in. If you have booked after 6 pm to check in that night you must cancel within the next hour to receive a full refund as you will be blocking our forward calendar. If you do not cancel and leave the dates blocked no refund will be issued. Our check in staff finishes at 6 pm.
➖ We have a rental agreement as part of our terms and conditions. Booker must sign the rental agreement.
➖ We also require a copy of your ID (front and back).
➖ We also require a charge hold security Bond $2000 which we will authorise separately from credit card provided 24 hrs prior to check in
➖ No loud noise/ no parties or events of any kind. - quiet hours start from 9 pm otherwise eviction could occur.
➖ No more than 8 adults regardless of capacity. If you have booked for more than 8 adults please reach out to our team. If you have not responded to our requests and it is less than 30 days before your stay no refund will be given and your stay will be cancelled.

Security Deposit:
➖ All Pets need prior approval (for properties that accept pets). Pet fee of $37 per animal, per night (max. 2 pets per stay) will be charged separately. Please ensure you add pet numbers to your reservation. No pets on any furniture. We do not take pets that bark excessively or shed hair. If there are neighbour complaints of barking, the pet will have to be removed immediately or your stay will be cancelled.
➖ For last-minute bookings within 3 days, guests will be asked to send a selfie holding their credit card as an additional security measure. This is to ensure legitimacy and prevent fraudulent transactions.
➖ Only guests who are staying are allowed unless prior arranged in writing. Maximum guest numbers are as per your booking. Charges for guests not authorised $100 per guest per night for the length of the stay.
➖ Group bookings require pre-approval and a $5,000 external bond.
➖ No schoolies
➖ We require all guests to inform us ahead of time at least 48hrs. For any special request e.g cot requests (e.g., cot, high chair, baby gear etc, extra kids bed and which room. No last-minute requests can be accommodated without additional charges min 2 hrs $100– $100 for cleaners to set up
➖ Call out fee from our security $250 first call out. Second call-out: $500 charge and immediate eviction.
➖ Neighbour COMPLAINTS/SECURITY CHARGES: Actions by guests that result in neighbour complaints or Security/ Police being called to the Property will result in forfeiting their bond ($2000) and an additional charge of $3,000 for the above charges for breaking house rules.
➖ Guests shall be liable for any and all costs incurred by Hosts as a result of the breach or damage to the property. If the security officer has concerns about the noise or activities taking place on the property, he has the owner’s consent to enter the property to inspect the property and make enquiries as he sees fit to ensure the property is being used as per guest booking contract. If the security officer finds additional unauthorised guests on the property, then the owner/bnbbooking has the right to forfeit the entire bond and immediate eviction Use of the Property and The Residential Neighbourhood for breach of use of the property and the residential neighbourhood.
➖ A charge of $5,000 will be incurred should any type of function, party or gathering be held in the property and the booking will be terminated immediately with no refund of tariff.
➖ Unfortunately, where damage has occurred, whether accidental or otherwise, the additional cleaning and/or replacement costs will be charged. We do not wish to offend our holiday guests, as most guests respect the properties in which they are holidaying, however we need to advise everyone of extra charges applicable in such circumstances.
➖ SMOKING: This is a non-smoking home. Any violation of the smoking policy will incur a $1000 Additional "Smoke Damage" Cleaning Fee to remove smoke odours from the house and/or linens and loss of bond. Cigarette buts found will mean loss of your bond.
➖ Bins must be put out for collection on Monday night for Tuesday collection (indicated on the bin).
➖ On exiting the property must be left in a good condition, all rubbish put in the outside bins and furniture put back to its original position, dishes put in dishwasher and turned on or extra cleaning fees will apply.
➖ BBQ must be left clean or guests will be charged additional cleaning fees.
➖ Check-in from 3 pm check-out 10 am unless otherwise organised with prior written approval. Overstaying will be charged at $100 per hour while cleaners wait. If we don't have a back-to-back booking a half-day charge of $400 will give you a 2 pm checkout with 24 hours’ notice.
Respect for our neighbours is essential.

Great for the whole family

Lovely property for the whole family, spacious and clean. Restaurants and cafes nearby and only a short uber to the city. This was perfect for our family with grown kids, especially have 3 car spaces. Would stay again and recommend to others. Sensational value for money.

Very peaceful home and setting

Loved the wood floors and soothing decor. We enjoyed the deck so much, watching the birds (including lorikeets) come and eat the palm fruit. The kitchen is well-appointed and easy for our group of 4 year old twins, their parents and us (the grands)! The bedrooms were spacious, lots of storage space, nice bathrooms. Beds were comfortable. We even walked easily to shopping in Toowong and to the river. Highly reccomend!

Clean, spacious home away from home

This place was clean and spacious with lots of storage and spare linen and pillows. The rooms and beds were comfortable and the central air-conditioning system cooled the whole house well. Having a 3rd toilet in the living area helped alot. Centrally located to the city and grocery stores and restaurants. This is definitely a gem and offers everything to make your stay comfortable as a home away from home. Thank you Holly for your efficient communication and updates.

Brizzy Stay!

The property looked fantastic from the images and was just as impressive on arrival. A neat complex just off of a main road. Communication with the property owner was good. Some small issues we encountered though. The master bed mattress was well past its used by date as my partner and I were falling into the centre of the bed. The fridge Ice Maker was broken or I could not get it to work? But either way I feel it should have been checked as it was part of our departure instructions to fill the fridge water. The master bedroom ceiling fan also did not work. Among these things, there was some other aspects of the house that nneed attention. Other than those things the house was a nice place to stay close enough to the river to get to the city and places to eat.

Inner city calm

This is a beautiful apartment in a wonderful location. We enjoyed access to parks, the city, the riverside bike path and the nearby cafes. The apartment itself is lovely, but could do with a few more finishing touches to make it a really great stay. The master bedroom bed is incredibly uncomfortable, the kitchen needs more equipment (for a place that accommodates six, there is very little in the way of serving bowls, larger cooking equipment etc. We also found the messaging from teh host confusing and contradictory and were very unhappy to be hit with an additional holiday surcharge during our stay which was not included in the price we were quoted. This is not acceptable and needs to be remedied. On the plus side the host responded quickly and helpfully to our requests for cleaning equipment (which should have been in the apartment). A lovely stay but a few small touches would make it a five star.

Great property and great location

I stayed here with my spouse and 8 year old son. We wanted a place that had easy access to public transit, was on a quiet road, and close to grocery shopping. Not only did this property tick all of these boxes, it was spacious, well appointed, and amazingly quiet. Even though it is near a relatively busy road, we did not hear the traffic inside. The rooms were spacious, with lots of space in the closets, and the mattresses were the best we slept on during our 35 day stay in Australia. The kitchen was great and we appreciated the large washing machine and dryer. I definitely want to stay here again!

Relaxed family retreat

Fantastic city location

A very modern apartment. Lots of fancy gadgets to work out. However, although it sleeps ten people there are only two bathrooms, 1 being an ensuite. Be mindful that there are two VERY steps stairs to climb constantly. If you have health problems the property would be very difficult to live in. Even our little dog struggled with the stairs. The backyard was very overgrown so if you have a small dog they will get lost in the grass. Overall, our stay was enjoyable and we loved the location for all the cafes, restaurants and river walk. The owners; Holly and Craig were personable to communicate with too.

Nice little place with plenty of space. Key box was not where described creating a little angst after a long day of driving. A lot of stairs .... wasn’t great for our ageing dog ... these could of been described better so we new what to expect. Otherwise a great stay in our favour part of town.
