It was good and I a little torn about my experience.
First let me start by saying I have lived in Mexico years prior and travel there at least 2 times a year. So I do understand the culture and how housing works there. Overall I gave it a 3 star rating and here is why;
The biggest reason I gave it such a low rating was because the house was not cleaned before our arrival. In the master bedroom the bedding had not been changed and the sheets were dirty. In the master bath, there were used towels on the floor and it was obvious the shower, toilet or sink were not cleaned. The kitchen sink area and counter were dirty and or stuff was left in or out on them. The bedding in the downstairs had not been changed and there were towels on that floor also. The 2 outside patios were sandy, not a huge deal for a beach house but it should have been swept. On the bottom patio there were water bottles and beer cans left from prior guest.
There were many lights bulbs that needed to be changed in the home. I would say at least 30% were not working. Including lights in the downstairs bathroom and bedroom. The water pressure was not good. More than a trickle but barely enough to wash the soap out of your hair. I couldn't get any hot water to come out. Good thing you don't mind cold showers at this time of the year. They are actually refreshing but still I think it should be addressed because someone will be expecting hot water at some point. I have seen bugs before in Mexico but none the less, they still need to be sprayed for regularly because there is an issue with them. We washed clothes and went to dry them within 5 mins of turning on the dryer all the lights went out. If I had not lived in Mexico, I would have not known to go outside and flip the main breaker (outside at the lightpole) I would have just went to the other breaker box (inside). I did not see anyone on site that could help me. So no drying clothes for me, I had to drape them all over. A few screens did need to be repaired because of holes and didn't want to keep them open because of bugs. We did ask to go in a couple of hours early and asked to wait until check in time for cleaning, which was no problem at all.
The views and location were close to town were amazing. Overall though I would expect a clean house, with lights working and hot water.
I have stayed at many VRBOs and I would suggest making a binder book of info on the home and contact info.
I am shocked to hear that the house was not cleaned as you are aware the house is listed for sale and the agent said the cleaning lady would be over to clean the house. Possibly your early arrival could have caused her not to intrude but I would expect that you would call the owner to tell us about this as soon as you discovered it and not after your trip. Had we known we could have rectified the situation. Since we do not live there, we rely on communication with our guests and would do everything possible to ensure a good visit. Regarding the appliances, we have never had an issue with them not working and I can only guess there might have been an overload if too many things were going at the same time. Electricity can be sketchy in Mexico as power goes off and on often. Regarding the hot water, we have instant on in the garage which needs to be lit. If the garage door is opened or if it is windy, it will blow out and needs to be relit. If there is gas at the stove, there is hot water. Otherwise, it works with the propane and will need to be relit. That is the first check. We are sorry the house was not cleaned but it could have been immediately handled if we had known then instead of after your stay. I contacted my agent and he said the cleaning lady would go over to clean. Again, if known we would have taken care of this.
Enjoyed the location and the views
We had a wonderful time in San Felipe. The location of this beach house is fantastic, although we did experience some minor theft of items left unattended on the beach. Very private beach with lots to explore for the kids. The beach was rockier than we anticipated, but it was fun to collect interesting rocks and sea glass.
The views were wonderful from the porch. But we worried about our three-year-old whenever he got near the edge, since there are large gaps between the pillars that would allow for quite a dangerous fall if he got through them. We hoped to find a place to hang a hammock, but couldn't find one.
Weather was a bit too warm to really use the lower bedroom as we anticipated. A/C worked well upstairs though. At night, it was great to open the windows and listen to the ocean. The moon rise over the ocean was beautiful, along with the gentle pulse of the lighthouse. This is a great place to enjoy the sunrise too.
We needed a plunger to keep the toilets in working order. The water pressure was problematic most of the time. Barely a dribble out of some of the shower fixtures depending on the time of day. We also discovered that there is a slow leak in the hot water line somewhere in the wall of the master bathroom. It seeps through at the ground level and causes puddling in the hall and in the master bathroom. So we had to turn off the hot water main unless we were using it. We reported this problem and believe it is being addressed. We also suggested that the owner spray for bugs and repair some of the deteriorated window screens. She seems very attentive to deferred maintenance issues like this that come to her attention.
The local caretaker was very attentive and helpful throughout the week with whatever we needed. Overall, we had a nice week and enjoyed our stay.
Great place, but needs maintenance
Giving 4 stars even though most would give less, but we didn't call the owner to report any issues so don't want to be too harsh. Our cells phones don't work in Mexico and the neighbor told us the issues had already been reported, two primary reasons we didn't complain.
AC doesn't work in master bedroom which makes it and the master bath unusable in summer.
Shower in master bath didn't work at all, you got a tiny stream of water for a minute then nothing at all.
No AC at all in downstairs room. If you need 3 bedrooms, don't stay here in summer.
No propane when we arrived so we couldn't use the stove. Not having to eat out everyday was one thing we looked forward to. The neighbor was nice enough to give us a small tank of propane to use, so that was just a one day issue. There was a sticky note on the fridge with a phone number for the gas company, not sure if we were expected to call that or what -- we had no working phone, so wouldn't have mattered.
With the AC situation we basically had one bedroom and one bathroom which would have been horrible for most large groups. We are a small family so we made do, 3 slept in the kitchen and 2 in the small bedroom with AC.
The house is beautiful (amazing by San Felipe standards) and million dollar views are worth it, especially if the owner makes some repairs.
Again, we didn't call to report any problems, but really if you are renting a short term vacation rental you should have these things checked before your guests arrive because not having AC and showers for one or two days for a short term rental can make a real difference.
The place was clean, and the neighbor was friendly and cleaned up the broken glass that was all over the kitchen when we arrived. A storm had blown the patio shade in to the kitchen window before we arrived, the broken window probably didn't help the cooling situation.
I'd recommend this place to a small group of people that can make do with one or two rooms... or maybe try again in the cooler months when AC is not required.
Lastly, if your car has less clearance than a Toyota Corolla, good luck getting in the parking lot, my car scraped on the steep entrance even at various angles. You could park in the street though, lots of room, at least in August.
Wow, Erik. This is the first I am hearing of this. I was totally unaware that the a/c is not working and for propane, the manager is suppose to take care of having the tank filled. The question regarding the shower in the master bathroom would be a question of whether the showerhead was opened or clogged. I will have it checked since you obviously had water elsewhere. I am totally shocked to hear about the window that I also didn't know anything about.
We have a Toyota Tundra 4 door double car and have no problem driving it into the community. I am not sure why you had a problem.
The house is advertised with no a/c downstairs and the windows can be opened to allow the sea breeze from both sides to flow through. August is definitely the hottest month to be in San Felipe but many places only have fans and no a/c and even more only have solar.
I only wish I had known about these maintenance issues prior or during your stay so I could have attended to them immediately.

Holy cow did we have fun! A welcome turn from camping in a Palapa and weaving from bar to bar in town. We spent hours each day on the giant patio overlooking the Sea of Cortez, watching the tide go in and out. A great and secure location, mere blocks from town. A garage for storing our motorcycle and lots of space inside to hang and relax and cook and chat. I will be staying here again for sure. I have to. I left my floaties in the garage for next time =)
My family and I really enjoyed our stay. The beach is walking distance and so was the town.
Great vacation house! I loved everything this house had to offer and I wish we could've stayed longer. I was pleased with the location because we had access to everything. The weather was great and the place was clean. My kids were bummed the tv didn't work but after a day it didn't matter. We had the opportunity to spend real quality time with each other. Great property, location and cleanliness, but have a mixed review.
I would love to rate this place a "5", the location was fantastic, the property was very clean and exactly the type of home when you want to rent a home in Mexico. There were no sheets on the beds, none to be found anywhere in the property, and to ask to bring additional toilet paper and towels etc, those are things that should be provided at this price, it's a vacation rental. The property is great, the views can't be better, you can walk to all of town, just a short 3 block, but it is a vacation rental, have everything a hotel has, period, no excuse. Make sure the property has these items and it's all worth it and we would happily go back if it did.
I pay to have my property manager have the house cleaned with clean towels and sheets on the bed. You never said anything about this until now yet you were there and in touch with them and they live two doors down. You are told to bring your own beach towels as this is a house not 5 star hotel that provides them. You do not pay 5 star hotel rates, though there are no 5 star hotels in San Felipe.Toilet paper, shampoo, dishwasher liquid and soap are provided. You brought 6 guys so it seems one of you could have asked to have the beds made. There are enough sheets there. If you arrived early, they may have been washing them from the prior guests who left. That is why check in is later but I believe some in your group came in quite early.. I am quite surprised to hear but since I pay for this service and heard no complaints until now, I wouldn't know there was anything wrong. I assure you no one has had that problem before or arriving after you.. I wouldn't expect that to be the case again.
