The house was originally a mill house with adjoining tobacco drying tower and features exposed beams and barrel vaulted ceilings. The kitchen is designed for modern convenience rather than purely rustic charm, the dining area has a lovely open fireplace and the whole has a comfortable home from home appeal. The shaded wisteria covered terrace and thick stone walls keep the interior cool in summer. The nearest village, about 3kms away, has a restaurant, a couple of bars & some small shops. There are plenty of good restaurants in the surrounding area and a big supermarket can be found 20 mins away by car. Cortona is the nearest hilltop gem, 18 kms over the hills, while CittĆ  di Castello & Perugia are easy drives. Gubbio, Assisi, Arezzo and Lake Trasimeno are all within easy reach. Tour as you wish and then relax by the pool in the quiet Tuscan countryside! Perfect... Fly to Perugia, Bologna, Florence, Pisa or Rome. Directions supplied.

There are more positive reviews about the property than mine so I recommend reading them all. The house is in an outstanding location. The natural surroundings are spectacular and the pool, when clean and functioning, is great. Bigger in fact than it looks on the pictures. The main flaw with the place is that water is drawn from a well by a pump which runs on electricity. When there is no electricity (we experienced three power cuts), there is no running water. The first power-cut lasted 24hrs and so we moved out for a day. The owner's view is that the storms that cause the power-cuts are out of his hands but buying a back-up generator is not. In the end we decided to leave four days early as there was more bad weather forecast. We were compensated for those days but not for the first. The place needs a good clean. The sofas and sofa beds are old and dusty and the pots & pans all needed a good clean before use.There is a 15-page guide for guests. P.13 introduces a section on the 'scourge of thieves' and suggests that you keep the doors to the house locked even while you are at the swimming pool. Consider the logistics of that if your 12-yr old daughter doesn't want to join you at the pool. Do you lock her in? Good luck exiting the steep ramp. You need to perform a three point turn at the top and will wheel spin if there is excess gravel on the drive. I spend an hour clearing it. There was one toilet roll provided, one bin bag and no candles or matches.

Quiet and idyllic Tuscan retreat in beautiful setting

We had a lovely, relaxing experience in this archetypal Tuscany farmhouse. Quiet, spacious, comfortable, well equipped and secluded. A range of outdoor dining areas and a clean swimming pool. You won't want to leave. Highly recommend and hoping to be back, it was delightful place.

Nous avons passĆ© une trĆØs belle semaine Ć  casa mulino, Une maison bien isolĆ©e au milieu de la campagne Toscane, face a un champ de tabac est entourĆ© de montagnes. ƀ privilĆ©gier si on veut passer des vacances tranquilles, il faut prĆ©voir un temps de routes de montagne pour rejoindre les villes alentour. Le confort de la maison est simple, les piĆØces sont grandes et la piscine grande et trĆØs agrĆ©able! Nous recommandons sans hĆ©siter!

Fabulous pool with amazing panoramic views.

We spent a lot of time not exploring the area compared with our usual holidays ! This was due to both the pool and the lovely ambience of the house. This is a great place for a family especially with older kids. The local area is beautiful with fantastic views for miles. Just relaxing at the villa and eating lovely Italian food was such a great reminder of what holidays should be after these past 2 years of restriction. Would definitely recommend.

Sehr schones Haus und Lage, absolute Ruhe und Erholung. Die Einrichtung ist etwas in die Jahre gekommen, auch die KĆ¼chenutensilien und Pfannen mĆ¼ssten mal ersetzt werden. Ansonsten war es ein toller Urlaub, der Swimmingpool war natĆ¼rlich im November bereits winterfest verpackt.

wunderbares Ferienhaus mit groƟem Pool in ruhiger Lage

Wir verbrachten knapp 3 Wochen im August/September in diesem schƶnen alten Steinhaus mit unseren 2 erwachsenen Kindern. Wir alle haben die Ruhe, das gemĆ¼tliche Haus und den tollen Pool sehr genossen. In der KĆ¼che und den Zimmern findet man alles, was man fĆ¼r schƶne Urlaubstage benƶtigt. Das Haus liegt sehr abseits von grĆ¶ĆŸeren StraƟen. Man sollte sich nicht vor kurvigen SchotterstrƤƟchen und weiten Anfahrtswegen in die nƤchsten grĆ¶ĆŸeren Orte fĆ¼rchten, wenn man dieses Haus mieten mƶchte. Der Kontakt zum Vermieter (eMail) war stets sehr schnell und sehr freundlich. Wir kommen gerne wieder.

Casa Molino= Relax!

Se cerchi un posto isolato dove veramente rilassarti casa Molino ĆØ perfetta! La casa ĆØ piĆ¹ grande che nelle foto e la piscina ĆØ pulita. Abbiamo trovato la casa pulita e ben fornita. Suggerirei solo qualche piccola manutenzione (pavimento intorno alla piscina) e un paio di lettini in piĆ¹.Grazie Michael a presto!

+ sehr romantisch, wunderschƶnes Ambiente, Platz fĆ¼r echte Erholung +/- wirklich sehr abgelegen +/- kein Handyempfang - Ausstattung (KĆ¼chenutensilien/Pfannen, Fliegengitter, etc.) schon sehr in die Jahre gekommen und tlw. kaputt + wirklich toller, riesengroƟer Pool mit schƶnem Blick auf das MĆ¼hlenhaus + Pool wird regelmƤƟig gepflegt / gereinigt + schƶne Ausflugsziele innerhalb einer Autostunde erreichbar + WLAN funktioniert gut, auch fĆ¼r streaming + sehr gute Pizzeria mit nettem Gastgarten im nahegelegenen Ort San Leo Bastia - alle Restaurants ƶffnen erst um 19h, suboptimal fĆ¼r Kleinkinder + pandemiegeeignet, da so abgeschieden ;-) + Michael ist sehr freundlich und bemĆ¼ht, hat auch bei Problemen sofort jemanden geschickt um sich darum zu kĆ¼mmern + alles in allem der (fast) perfekte Urlaub fĆ¼r uns, und wir haben uns endlich wieder mal wirklich gut entspannt, ab von der Hektik des Alltags!

Fabulous location, the house is bigger and better than the photos, and the pool is great - also the local shop and taverna are both good and very friendly. A top base for visiting all the sites in Southern Tuscany. Just needs 5 new sun loungers as there are only three, and these are broken...

Nous avons passĆ© d'excellentes vacances en famille. Tout Ć©tait parfait. La maison se trouve en pleine campagne et est entourĆ©e de champs de tabac. La vue est belle et la maison est trĆØs agrĆ©able et plus spacieuse que nous l'avions imaginĆ©. Le wifi fonctionnait Ć  merveille, toujours intĆ©ressant lorsque vous voyagez avec des ados. Sehr entspannter Urlaub

Wir hatten eine wirklich nette Woche im Ferienhaus "Casa Molino". Das Highlight war der wirklich sehr groƟe Pool. StƤdte wie Cortona, Perugia, Assisi, Gubbio, etc....sind in ca. 1 Stunde mit dem Auto erreichbar. Das Haus liegt relativ abgelegen, ist aber, dank der guten Beschreibung der Wegstrecke durch den EigentĆ¼mer, gut zu finden. In der Gegend kann man auch sehr gut Strecken mit dem Mountainbike finden. FĆ¼r Fahrzeuge mit wenig Bodenfreiheit sind die letzten 100 m vor dem Haus ev. schwer zu bewƤltigen. Das Haus selbst ist sehr gerƤumig. Wir waren sehr zufrieden.

Schƶnes Anwesen mit unerwĆ¼nschten GƤsten in entzĆ¼ckender Umgebung

Das Haus selbst ist liebevoll restauriert/gepflegt und ermƶglicht einen wundervollen Urlaub. Die Lage ist wirklich weit auƟerhalb gelegen und daher sehr ruhig und sorgt fĆ¼r Ruhe/Entspannung. Leider bedingt die NƤhe zur Natur auch die Anwesenheit von tierischen GƤsten die nicht erwĆ¼nscht sind. So hatten wir wƤhrend unseres einwƶchigen Aufenthaltes mehrere Skorpione im Haus. Auch die direkte Zufahrt sollte hier erwƤhnen werden. Diese gestaltet sich schwierig, wenn man keinen Vierradantrieb hat oder ein zu groƟes Auto. Wenn man dies weiƟ und berĆ¼cksichtigt ist Haus und Pool empfehlenswert!

Idylic - comfortable and beautiful

The property was very clean and had everything we needed. The pool was great and the surrounding area was lovely. Very relaxing. Cortona was our favourite town, lovely for meals and shopping. We also visited Assissi a couple of times and went to the lake. A fabulous holiday. Thank you

Lovely remote cottage, ideal for getting away from it all.

The cottage is in beautiful and secluded surroundings, with plenty of areas to sit outside and a good sized private pool. The house is larger than we expected, with everything we needed, and excellent WiFi. Owner is very friendly and helpful.

Ideal get way location

We thoroughly enjoyed our recent stay at Casa Molino, the house is spacious, well maintained and kitted out with most amenities - not having a phone signal, TV or wifi allowed us to spend time as a family playing games and chatting in the evenings so this is the place to go if you want to get away from it all. An occasional trip to the local bar for internet access was all that our teenage children needed to keep in touch with the world and not once did we hear a complaint of boredom. The house was much larger than expected, the pool was a wonderful size and was in sunshine throughout the day, it's location just a few minutes from a small village and being within easy reach of some larger towns is just perfect as we were able to chill by the pool in between trips to various local attractions with Florence only 1.5-2 hours away. The surrounding countryside was magnificent and the locals extremely friendly, helpful and sympathetic to my (extremely) basic grasp of the Italian language. Michael was very helpful throughout the lead up to our holiday and provided excellent directions and information regarding the property, this was our first trip to Italy and certainly won't be our last ! Our favourite local place was undoubtedly Cortona, not to be missed, along with a trip to Monte Santa Maria Tiberina for an evening meal watching the sunset in a spectacular (and surprisingly quiet) location. The hour and a half drive to Siena is also well worth the time and effort. Totally exceeded all of our expectations and helped to make this one of the best holidays we have ever had.

Unspoilt beautiful location, quiet, bags of character, cool and a great pool. Sunflowers everywhere.

This is a lovely property that is completely detached from any noise and bustle with wonderful views of the impressive hills in which it sits. Its not cut off though and is a short drive to the friendly bar with free wifi and phone signal. Good large supermarket a 20 min drive away with smaller 'proper independent shops' nearer to hand. A car is a must though. The property is large and has bags of character. The original solid stonework was great for keeping the interior cool from the 36 degree heat outside. The pool was a 'god send' and perfect size allowing all four of us to swim with ease - and to have fun diving in and splashing around. The kitchen and shaded patio were great for evening meals and for retreat if the poolside got too hot to handle. Bedrooms are large and house could potentially accommodate more if bedding and wc/bathroom allowed. The owners were so lovely and helpful and I will definitely be recommending this property to anyone I can! My daughters one concern was (thanks to google) wildlife. (bugs, snakes, scorpions). The reality is - dont be concerned. We saw 2 scorpions (tiny things that could easily be shooshed out the door), one small snake on the way back from the pool that shot off as soon as it saw us, and lots of tiny and very sweet lizards that copied the snake and made themselves scarce. There were wild boars in the fields next to us and we watched as they seemed to find something nice to eat amongst the crops. The farmer didn't seem happy with them in any event. Again the closest we got was on an early morning run when one shot across the road in front of us but made off as soon as it saw us. This is the perfect get away from it all property in our view. You may travel a bit further from the airport to this house but its by far the best location for landscape, hill towns (Gubbio and Arrezo were real finds) etc without the hoards of tourists. We had a lovely two weeks.

A lovely house in the country

I've stayed at this lovely old mill house house several times over the past few years, always in the summer. It's surrounded by agricultural land and wooded hills so is quite quiet and there are some pleasant walks nearby. The bookshelves are well stocked and there's plenty of space in the house and garden. The drive is steep but manageable, and the E45, about thirty minutes' drive away, makes it easy to get to Perugia and other towns in the region. The owner is a pleasure to deal with, as is Giancarlo, who visits regularly to clean and maintain the swimming pool. Altogether, it's a delightful place to stay.

Lovely house

We booked the house for a relaxing honeymoon/holiday and it was perfect. Lovely quiet location with all the amenities we needed. The pool is great ( but bring plenty of insect repellent). You need a car and the drive is steep but the grounds are lovely. We took our two children with us and there was plenty if space and room for more. Michael is a pleasure to deal with and the locals are very friendly. We were even visited by some of the local dogs, who were friendly. Would definately recommend this house.

Casa Molino, St Leo Bastia.

Four of us stayed here for a week, myself, my wife and our two adult children. The weather was good so we spent every day bar one at the house, at the pool! The peace and quiet and privacy nestling in the wooded hills was too good. The house was refreshingly cool during the day. It was larger than we expected too, a really pleasant space to potter around. We ventured out in the evenings and found some good places to eat and shop. San Leo Bastia is friendly and both bars have wifi. Our one day out was to Citta di Castello. We stumbled on a small restaurant there which served the most delicious food. Could have spent much more time exploring the town. All in all, a week I'd gladly repeat.
