Amazing property

Been to Kapparis quite a few times first time staying in this property it was spotlessly clean loads of amenities and amazing pool , ideally located to beaches and restaurants highly recommend and will definitely stay here again 👍

This property was ideally situated in a quiet position and not overlooked. It was flat and easy for walks to restaurants and local Beaches. Kapparis is very small and chilled but seems to be growing. We still had a car to go to supermarkets and explore the island. The facilities of the property were good and I really appreciated the ceiling fans as the air con was not always needed. There are issues with ants as in most hot countries but you just need to be scrupulous. All food needs to be in sealed boxes or the fridge and then not as much of an issue. The pool was lovely and Steve, the pool guy, was awesome in sorting out an issue we had whilst staying.

Perfect location for a relaxing stay

Wow, what a wonderful stay! We had a very slight hiccup with check in which was pure and utter human error and was soon rectified. Both the property owner and manager were so lovely and friendly and couldn’t do enough to help. The villa is so well located in a wonderful little town near to all the facilities you could want-beaches, beach bars, shops, bars, restaurants. It is spacious, well equipped and well presented. We couldn’t have asked for more. Thank you for a fantastic stay.

Super house

We had a great time at the house. The pool is just great and always very cool. Just what you need after a hot day at the beach. We usually cane back to the house around 2 pm and then the pool was always in the shade. Perfect! House and kitchen TOP. Only thing missing maybe a 2nd set if towels

Hidden Gem

We stayed here for two weeks and can honestly say it was a wonderful experience. For a two bedroom villa it had loads of space, inside and outside. Very private and very quiet. It had everything you could have imagined, you were short of nothing, a real home from home. Outside there is plenty of room to sunbathe and the pool is to die for!! much appreciated on the long hot days. Although the shops and restaurants were not too far away we were thankful for a car. You only had to walk a few yards and you wilted!The beach close by was very nice but got busy as the day went on but we just went back to the villa and chilled, no contest! Eating out we found The Grand Slam next to Faliros very cheap and tasty. For a more formal time we would recommend Faliros. All in all a great time was had. Would we return? Yes but probably in a cooler month!!

Beautiful villa olivia

We returned from this villa today, and i can honestly say it was wonderful!! As a family, we have always had holidays in hotels, thinking a villa wouldnt be as convenient!! What were we thinking?? From start to finish the process was made easy by the owner. Any questions we had before hand were answered quickly and honestly! Transfers are offered with the booking, which we accepted and we were met at the airport by jan who manages the villa! Jan is an absolute jem. She gave us loads of advice and tips about the area we would be staying, and always just at the end of the phone if needed, (not that we did). The villa itself is absolutely spotless. Every effort has been made to make this your home away from home, and that has been achieved in spades!! The pool is a welcome asset in the heat, and cleaned regularly throughout your stay. Plenty of seating areas are provided, and cover all moods. Perfect suntrap area for those that want all day sun, and a few areas in the shade to escape and just read a book or enjoy your lunch in a cooler area. Lounge and kitchen areas are lovely. Sleeping made easy as all the beds are very comfortable, air con...perfect. showers, bath, kitchen, everything..... all exceptionally clean and in good working order . I cant recommend this villa highly enough! Next... the area! Lovely little estate which is in walking distance to the bars and restaurants! However, in the heat........ oh how i wished we had the car that was offered by the owner! The supermarkets are a little further away and we used local taxis (this is an adventure in itself 😂) local characters are the best!! Some variety in prices, but didnt bother us as the entertainment was worth it! Lovely lovely people! We went to a few restaurants over the two weeks, all very nice and reasonably priced. the Italian was our favourite, a little more expensive, but soooo worth it. Water sports at the local beach was a great day out, and a big favourite with our lot. Good prices and a lovely taverna for refreshments (homemade lemonade here is to die for) or a spot of lunch! All in all a fantastic holiday. Would we return?? Absolutely!! In a heart beat. Thank you janet for allowing us to share your home, and please thank jan for all her hard work in ensuring that we had a great stay!

Well I am quite shocked by the 2* review. Never has this happened before. Guests who arrived after these guests left (3 separate bookings, and booked on another portal) all left 5* reviews. These Guests had problems when they arrived, as they locked themselves out as they were unloading their suitcases - but I got someone there within 15 minutes to let them in. Maybe this bad start got them off on the wrong foot. I had a water tank burst in the winter (this was on top of the roof) and this caused some of the kitchen cupboards to expand. But everything still works ok and it hasn’t been a problem for my other guests. I have regular guests who return year after year. If you didn’t know about the leak, then you wouldn’t even notice. So, I expect these German guests examined everything throughly. As for the cleaning - sadly my usual cleaner’s dad passed away. She had to go back to the UK for the funeral, so whoever cleaned in her place, must not have done a thorough job. I am sorry these guests feel this way. But I really do feel that the 2* review is very harsh. My villa is on a great development, near the shops, restaurants and the beach, in a beautiful part of Cyprus. This alone warrants more than 2*’s. But I have learnt over the many years of renting holiday homes, you can’t always please everyone. It’s a shame they didn’t contact me at the time with their grievances - reading this review is the first I have heard of any problems.

Nice villa but several maintenance problems

We were a bit disappointed to find that the location wasn’t quite as shown on the HomeAway website - further from the beach than shown on the map. The pool wasn’t ready when we arrived. Nice when sorted with good access steps. The instructions for the safe didn’t work. The roof tank was blocked which meant the electrics tripped when we put the immersion on. The fridge freezer wasn’t working which resulted in having to throw away around €15 of food (cheese, ham, salami, yoghurt, juice, milk). I appreciate that all these things were sorted as efficiently as possible by Jan and Rob and they were very helpful (don’t know what we’d have done without them!). Apparently the place had been empty but we felt like our holiday was almost a troubleshooter for everyone that followed us. I lost count of the amount of phone calls I made and received and having to hang around while the engineer looked at the fridge and Rob sorted out the roof tank was inconvenient. The villa and pool were lovely but we were a bit disappointed. I have emailed the owner since the holiday but haven’t had a reply.

I am very sorry this guests experienced some problems. I had arranged to have work don’t on the outside of my property in the winter (new pool liner, new coping stones and new stamped concrete all around the pool) Cyprus experienced the worst winter for over 100, and all building work got delayed. The work was finished, but the pool got filled the day after their arrival. As any homeowner knows, appliances can go wrong at any time. The fridge did break and had to be replaced, and the guest did not have to stay home while this happened. My property manager would have seen to it. It was their choice to stay in the villa. The hot water is heated by solar panels. But as the weather was not good (and the winter had been bad) the immersion had to be put on to get hot water. This is when it was found the element needed to be replaced. This tripped the fuse. Full instructions are given to my guests if the fuse trips and it is easy to reset. The safe is working and the instructions are kept just above it. I was the next person to stay (and am still here now) and the safe is working perfectly. Some guests just can’t work it out - despite instructions. The property had been empty over the winter just like all villas are empty over the winter months, as the season is from April-November. The guest was definitely not a trouble shooter for further guests, as I have been renting this property for 9 years. It’s just unfortunate what happened and could not have been foreseen. The HomeAway website shows exactly where my house is, and is correct. The beach/sea are just a minute away - as the crow flies. But There is no direct route from the development to the beach from the back, so you have to walk out the top of the development which adds 5 minutes to the walk. It really isn’t far! (You can sometimes cut through the farmers field.... but he blocks the ways at certain times of the year) I did answer the guest once they contacted me, but on checking my HomeAway account, it seems the message didn’t go through. I was unaware of this, and did wonder why I hadn’t heard back from her, as I’d offered to refund the money for spoilt things in the fridge. I will now make sure my message goes through and refund the money. Once again - I am sorry they experienced some problems, but glad to hear they were dealt with efficiently by my property manager. I really want my guests to have a great holiday, and every effort is taken to see this happens.

50 Min.vom Flughafen Larnaca mit dem Auto. Geschäfte 3 Minuten Fußweg entfernt mit frischen Backwaren ab 7.30 Uhr.Grosser Supermarkt 5 Min.Autofahrt entfernt. schöner Strand nur 5 Min.Fußweg. Zum Erkunden der gesamten Insel nicht zentral gelegen aber optimal zum Entspannen und Strandurlaub. Wir haben uns sehr wohl gefühlt. Es war ein superschöner Urlaub.

the best holiday we've had

we spent 2 weeks at the villa and it was the best holiday we've had so far. the villa is beautifully finished in an ideal location, quiet and close to all the bars, restaurants and beautiful beaches. Everything is made so easy from the moment you arrive to the day you leave. the car hire is an added bonus. If there are any problems then the property manager sorts it out We didn't want to leave . I would highly recommend this villa thanks Janet

Nice comfortable villa. We especially liked the fact that it had en suites with each bedroom. We were there for six weeks and enjoyed it. Faliros is a very nice restaurant nearby and lovely little coves also nearby. Felt very at home.

Ideal holiday rental.

What a fantastic find. Beautiful house, superbly decorated with full amenities in a great location. Gorgeous little beach round the corner as well as a breath-taking cliff walk that takes in brilliant views along the coast. Two min walk from the house,there's a good range of shops and bars available. It's near enough to Larnaca airport for a speedy arrival but far enough away to avoid all the noise. A wonderful holiday, best decision we ever made. Will definitely go back again. D. Brown.

Beautiful stay

This place is beautiful, Janet has done a great job making it a home from home. We loved how light and airy it was and how the doors would fold back allowing outside in. The decoration was beautiful. The area was perfect, 2 minutes from the beach on which you pass the pub called the cove which is so welcoming. The pig and whistle restaurant which can be walked to in 5 minutes was really good value and lovely food. Thank you janet for a wonderful 2 weeks. My only complaint is that I had to come home!

Excellent place to stay with fantastic facilities

Visited the villa in July this year and thoroughly enjoyed every minute of it. Found that there was a wide range of villas in the area, but spent a lot of time researching and decided to go with Villa Olivia. We weren't disappointed. Janet made everything effortless from beginning to end. Any questions we had, even when we were there, she answered them straight away. I've stayed in a lot of rented cottages and found the standard of this one to be one of the highest. Already in discussion with Janet to book again for next summer.

12 days of bliss!

We more than enjoyed our stay at villa Olivia it was fantastic! The villa itself was ideal for what we wanted 12 days of pure relaxation, everything from the décor to the amenities were fabulous it really was home from home except for the added bonus of the sunshine and the fantastic L shaped pool! Outdoors and around the pool was just great, it was very private and very spacious offering sun all day long but you also had shade at all times if you needed it. Villa Olivia is situated close to shops , bars and restaurants they are literally a 5 min walk , we enjoyed eating at the Pig and Whistle the food was nice very generous portions and fairly priced, faliros was also very nice, quite authentic and it had a really nice feel and the entertainment was excellent. Firemans beach is close by, quite small but the sea is lovely to swim in, it does get quite busy though but do try to opt for a sunbed right next to the sea cause the sand is hot hot as you will discover when you take a dip! Really hope we can all return to Villa Olivia again very soon it really was fantastic.

Lovely Villa

A beautiful villa ideally situated for both the beach and local restaurants. We had a fantastic time and the villa was very clean and tastefully decorated. Would definitely stay again. You do need a car if you want to do sightseeing but if you just want to chill by pool or beach then a car is not needed. There are some great restaurants and bars a few minutes walk away. Cannot wait to go again.

I was a market trader selling underwear at various locations in London for 25 years. I decided that I was too old to work so hard and with the competition from
Primark etc, it was becoming hard to earn a living. I decided to give up work, because I wanted to spend time with my mother. The villa is named after her (CY2030). She suffers from a degenerative illness, so I wanted to have quality time with her, while we could still do things. We had a great time in Cyprus getting the house together and was there for almost 7 weeks. I have precious memories of this time, which I hold very dear to me. At home in London, she lives next door to me and my partner Geoff, so we are very lucky!

Voici pourquoi l’hôte a choisi cet hébergement

I bought my villa in Kapparis as, for me, it was the perfect location. Everything you needed was within walking distance. Shops, bars, and restaurants and more importantly - the beach. When I saw the colour of the sea and the beautiful coastline, I was hooked. There's nothing more I like than an early morning cycle on the seafront. You can get all the way to Protaras, (but remember you then have to cycle back!) This part of Cyprus enjoys some of the best beaches, and you can even cross the border and enjoy the beaches in the north. Just a short drive away, are other resorts and beaches to enjoy, and also the main town of Paralimni. It really has it all, and yet retains the feeling of being somewhere more remote.

Designed with my mum in mind, I had banisters put in to help up the stairs. This is not something that comes as standard in Cyprus. It also "finishes off" the look of the staircase. There are also steps in the pool for easy access, along with a hand-rail. Climbing in and out of the pool via a ladder is not suitable for everyone. I did go over-board with the furnishing's and curtains, having everything made-to-measure in England. But, when I'm there, I enjoy all the luxury on offer. The bedroom is the best, and everyone who has seen it says "Wow!"
The benefits of the location speak for itself. Quiet and peaceful, yet close to all the amenities. Kapparis has it all.
