One of Edinburgh's most central, private, family apartments. Tucked away in a little courtyard.
This is a large and extremely central flat, yet it is very quiet for a comfortable nights sleep at the end of a long day. It comfortably sleeps 5 people (king size double, twin room, single room). This property is in a great location and enjoys its own main door entrance and has a small outside area at the front by the main door with a table and chairs for if the weather is nice enough to sit outside.
The flat is located in the heart of popular New Town, less that a 5min walk from George Street and Princes Street. This means the apartment is within easy walking distance of all the main attractions but also from the train station, the airport bus stop and the trams. The tram goes all the way to the airport or a taxi is £20-£30. There is also a supermarket 2 min from the front door and numerous places for breakfast, lunch, supper and drinks a stones throw away. It really is is a wonderful location!
We would recommend not bringing a car as everything is walkable but if you do then it is worth mentioning that on Friday after 5.30pm there is free parking on many of the streets near the flat until Monday morning at 8.30am. Between the hours of 8.30am-5.30pm Monday to Friday you will need to pay and display. Parkopedia is a great site to look at parking in advance of your stay, or JustPark is an app that will help you book a space in advance so you don't have to think about it when you arrive.
Please note two rooms within the premises, used for sleeping, are classed as an inner room and therefore pose a higher fire safety risk to guests, in terms of escape in the event of a fire.

Fabulous Apartment
This apartment is quite deceiving from the outside, once you get inside it definitely has the wow factor. Everything is to a very high standard including cleanliness. There were four adults in our party and there was plenty of room for us all, both couples even having their own bathroom. The apartment is very central for sightseeing and there are lots of restaurants within walking distance, try the Wee Buddha just on the corner if you fancy something a little different, thanks Celia for the suggestion.

We like that this location was close to bus stations (2 min walk) and close to all Edinburgh attractions. It was also close to groceries (5 min). Some of the items inside were challenging to figure out how to use and it would be nice to have some directions for those. Beds were not super comfortable. Check in directions were a bit confusing and when we called the property manager they were not very patient in explaining the directions. Kitchen was good size and liked the living room area for the family.
We had three great nights in this hidden gem in Edinburgh - We were four adults - my wife and I and our two young adult children. Had three bedrooms and plenty of room - kitchen was well stocked with appliances - and everything worked. Do not let the the entrance access fool you - it looks like it might be a bit daunting but it is not. Everything you need for a great stay and a base of operations is located inside. Great location - for seeing Edinburgh. We did the did the Castle, The Royal Mile, Arthurs Seat, bus tour to Glencoe, The Highlands and Loch Ness (boat ride on Loch Ness as well). My only suggestion would be to place shampoo and body wash in the bathrooms - these have always been provided in the other VRBO properties we have stayed in. This was only a minor issue though and easily solved. All in all a great get away. Would definitely do again Thanks for making this property available.

This basement flat has been recently modernised to a high standard , tastefully decorated & furnished with a good sized lounge to relax in. The double bedroom, bathroom, shower room , kitchen , dining room have no outside windows - all internal rooms. The kitchen is well equipped . The property has its own entrance & is very secure. Only slight downside was the outside which needed weeding & whilst there was an outside table & chairs they were broken so we couldn’t sit outside to enjoy the sunshine! A convenient & comfortable location which was ideal for what we wanted.

Absolutely fantastic property and all is EXACTLY as advertised. A well-stocked Sainsbury's a 2-3 minute walk away, and about a 10-minute walk (uphill) to Rose Street and tons of pub or restaurant options. 15-20 minute walk to Edinburgh Castle and the Royal MIle, the last section up a steep hill, but still very walkable. We ended up parking in the carpark for St James Quarter, and from about 8pm on a Friday, to 9am on a Sunday, paid £26 for parking. We choose the carpark over the free street parking because it seemed a bit more secure. It was a 15-20-minute walk to/from the carpark. The property was clean and tidy, and EXACTLY as advertised. Good-sized rooms, even the single bedroom. The property does have no windows except to the front, so the rooms were very quiet and dark overnight. I would highly recommend this property to stay for a family or group and will definitely stay here again if needed. The communication and process of renting etc were just fantastic.

This is our second stay at this property. It is so central for Princes Street, Rose Street etc. The property is a great size and is like a home from home. We even had a Christmas tree this year. We did have a bit of a problem accessing the gate to the yard but we ended up squeezing through the gap between the wall and the workmen’s fence. We did however work out why the gate wouldn’t open, it must of swollen with the rain.
The property could do with a lick of paint, it is starting to look tired. The other negative point was the oven hadn’t been cleaned.
Overall a great stay though. Thank you for the Prosecco.
Overall the apartment was very good and true to it's description. Spacious, well decorated, with any amenity you would need. The living room was cozy, beds were comfortable, apartment was clean. It worked out well for our family of 5. I would recommend this apartment.
Things you should know:
This is a basement apartment and there is very little natural light - only a bit in the living room and one bedroom. The total black-out in the back two bedrooms actually made sleeping great. In the winter, when there were very short days and we were out for most of them, it didn't really matter. But in the summer it may have bothered me more.
There was NO construction noise, despite the warnings, but we did hear people walking around upstairs at odd times of night. Otherwise, it was quiet.
The heat worked fine (although the single bedroom in back was a little cold), but we had limited hot water and needed to stagger our showers and keep them on the short side.
The apartment was a little difficult to find in the dark the first time, but in general felt safe and was well located to New Town and only a 15 minute walk from the Royal Mile.
Great property. Very clean and spacious. Close to everything you want to see in historic Edinburgh.

Great location, beautifully maintained
This was a pefect accommodation for my family of six, touring Edinburgh. Very covenient location in New Town, within walking distance of the castle, yet quietly tucked away in a charming New Town neighborhood. Everything we needed was there for eating at home, sleeping comfortably, and gathering together at the end of the day. I would highly recommend it. Good restaurants nearby, and convenient grocery store around the corner too.
We stayed in this lovely apartment in July and thoroughly enjoyed our stay here. The apartment is well appointed and easily accommodated 5 of us with its 3 bedrooms and two bathrooms. It is centrally located, within walking distance to all of the major attractions. Don’t let the approach to the apartment fool you as it is tucked away in the corner of the lane way - you may wonder where you are going, but once you see this gem of a place, you won’t be disappointed!

Celia was an exceptional host and responded quickly to any conversation via email/ messages. We felt the accommodation was superbly situated. Very convenient for all areas of Edinburgh. The only point that was something we hadn’t appreciated was that 2 of the bedrooms are windowless and consequently quite dark and airless.

Had a great time in Edinburgh. This is a reasonably-priced, well-maintained and central place for a family of 5-6 to stay. Entrance has some construction next to it but that didn’t bother us..Highly recommend it.
Located in a quiet area, private and cheerful but within steps outside the door, we were able to enjoy many areas of the city within walking distance. The Edinburgh castle, royal mile, botanical gardens and many lovely restaurants. The apt itself was clean and had everything we needed to have a lovely stay. Any questions were quickly answered via email. Property easily accessed and accurately described. Comfortable space for 5 people.
This was a lovely flat with a great location. The only downside was the construction taking place on the street side of the building which was a challenge.

Great stay for a 5 person family
My husband and I, along with my sister and parents stayed at this property during our time in Edinburgh. It's a bit hidden - but don't let that dissuade you. It was a great stay - everything we needed, and more importantly, central to all the main spots in Edinburgh. Note - for a grown family like ours, only 1 room has a queen / full bed. The other main bedroom has 2 beds that aren't big enough for 2 people to share 1. This wasn't a huge problem for us, but something to note & be aware of.
