A Puntos is a traditional French farmhouse with amazing mountain views, private heated pool all set within a very large landscaped garden.
Sitting on the edge of the sleepy hamlet of Mont de Marrast in the Gers, A Puntos is a modernised Gascon farmhouse which retains many of its original features including oak beams, floorboards, floor tiles and fireplaces.
The property is accessed by a long private driveway and set in 2.5 acres of gardens. Facing due south and on a high on a ridge, both the house and the swimming pool bask in daylong sunshine and command fabulous, uninterrupted views of the Pyrenees.
There is exclusive use of 10 x 5 metre pool, with Roman steps, which is surrounded by a paved area that has 8 sun loungers. There is also a shaded pergola with a rattan seating area where you can cool off, have a drink or just sit back, relax and enjoy the peace and quiet. Pool heating has been installed, as with a pool alarm and there is a thermal blanket to keep the pool warm at night.
A Puntos has a covered terrace with seating for 8 which is accessed by French doors from the kitchen. It is raised above the garden, shaded and has wonderful views toward the south of the Gers and the mountains. This is perfect for a sunny breakfast or a more shaded lunch or dinner with friends and family.
There is also a herb garden, a traditional weber charcoal BBQ alongside a large Gas Barbecue. There is an additional another outdoor table that will seat 8 and a separate seating area for relaxing.
The kitchen has a traditional large French table with seating for 8 and is equipped to a high standard with a wood stove, separate oven and gas hob, microwave, dishwasher, American style fridge freezer and a large washing machine. There is also a Sonos sound system in the kitchen and a new SAGE expresso coffee machine.
The lounge has a 45 inch HD smart TV, British Freesat, DVD player and Amazon HD FireStick alongside an internet MESH system which provides full internet coverage across the property which has enough bandwidth to easily stream films on multiple devices access to Netflix or Amazon Prime. There is also a selection of books, DVDs and games available which includes an outdoor petanque and croquet set.
There are 4 comfortable, spacious and well equipped bedrooms (4 king sized beds) along with modernised bathrooms on each floor, one of which has a large walk in shower room.
