This traditional town house is built in local stone. It is centrally located in a private cul-de-sac off a quiet one-way residential street close to the centre of the village of Ambleside. Spread over 4 floors it has lounge with wood burning stove, west facing bay window, comfortable sofas. The dining room has solid oak floor and leads into a fully fitted kitchen with access to the rear garden. The first floor has fully equipped utility with fridge/freezer. The master bedroom with views towards Loughrigg, and en-suite WC/shower room. The house bath/shower room has cast roll top bath with separate shower cubicle. Constant hot water from Gas boiler and heating. Second floor has two further bedrooms one with king size bed and views over the fells to the west. The second bedroom has a single bed with views of Wansfell to the east. Gardens to both front and rear with bike store and garden furniture furniture. WiFi provided. One Parking permit is supplied for adjacent streets. In addition, there is a space directly outside the property not affected by local traffic regulations.

The location could not be any more perfect. A short 3 minute walk and your in the centre of Ambleside. The house had everything we needed and was more than enough room for my family. We would defiantly return!
A mixture of positives and negatives. The positives:
Before arriving contact with the owners was easy and they were helpful and responded quickly.
Location is great- within easy walking distance of all amenities and great fell walks.
The beds, showers, towels and bed linen are all excellent.
Makes good use of all available space.
The negatives:
When we arrived we quickly noticed that the living room floor was covered in dog hairs- anything we put on the floor was completely covered. I suspect it hadn’t been vacuumed, as once we’d run the vacuum around it was much cleaner.
The tumble drier that was advertised when we booked was no longer in use- not an issue as we were able to dry our washing outside but it would have been courteous to have been informed in advance.
The single bedroom had very thin curtains and as this caught the sun in the mornings it was very light early on- thicker curtains or a black-out blind would be great.
The kitchen was lacking in glassware, cutlery and crockery (only 4 teaspoons), of which quite a number were chipped or cracked.
When checking we’d got everything before leaving we found a puppy pad behind one of the sofas, which would again suggest inefficient cleaning.
Overall we had a great holiday at Fernleigh. It’s a shame that the property is let down by a number of relatively minor issues as if these were rectified it would be brilliant.

Thank you for your review. Very disappointed you didn’t inform me immediately about cleanliness when you had my email and phone number. The problem would have been dealt with immediately. There was no chipped crockery on your departure so I’m perplexed as to how it was at the beginning of your stay. There is no drier advertised on the website. I will look to supply a blackout blind. We arrived at the property, found it easy, property was warm to walk into as it was raining. It was comfortable and clean. Ideal base as it had parking right outside.
The decor could do with a little freshen up but apart from that it was a lovely stay. We will be back
We absolutely loved our stay in the house which couldn't be any better situated in Ambleside. It's comfortable, well equipped and spacious.
The living room is comfy and the kitchen/diner is a great space. The bedrooms are also very nice with two great showers.
Some of the decor is a wee bit tired and could do with a spruce/modernisation but don't let that put you off as it's a great place for exploring Ambleside and The Lakes.
Great communication with the owners. The property was in an excellent location, just a short walk to the shops in Ambleside. Plenty of space for four of us with a dog!
Located right in the heart of Ambleside this lovely old house is close to all the amenities. Parking can be difficult in Ambleside but we never had a problem and were always able to park right outside.
Very warm property with well equipped kitchen and lovely bathrooms. Satellite TV and fast internet. Well equipped kitchen and small outside area with sitting out set. Cold outside during our visit so made the most of the log burner with firewood bought from the local garage.
House is well equipped and maintained.
Communication with owners very easy.
Perfect location for walking fell from the doorstep and right in centre of village for great restaurants and pubs.
Owners were a delight to deal with, as were their agents, Home Away.
The property was just as expected and we had a very enjoyable week. We have been advised that Dorothy is selling the property, however I would have no hesitation in recommending their other properties in Clappersgate which I am sure will reach the same standard. Treat their property with respect and they will show their appreciation

Second time we have stayed in this property. Has been updated since our last stay. Brilliant location for a holiday in the lakes, good bus service to many places. Property has everything you could need and has fast broardband. We are hoping to return next year.

Our Ideal Break
A happy stay in a genuinely dog-friendly and beautifully appointed home. Fernleigh is in a central location, near the town centre and handy for shops, cafes, walks and transport, but quiet and retired - we were able to get used to the song of all the local birds. Our dog loved local walks and Rothay Park. A slight problem with a water leak did not affect our stay, but received prompt personal attention from our landlords.

Excellent accommodation
Accommodation was excellent and cannot think what could be improved. Very close to the town but still a quiet place. Car parking space was always there and we did not have to use the supplied permits at all. Kitchen had everything we needed and washing machine/tumble dryer made life easy.

Great location, handy for all the fantastic amenities Ambleside has to offer including 3 cinema locations! The bedroom accommodation is excellent with a handy dog gate to stop dogs entering the carpeted upstairs. The kitchen is very well kitted out for all types of cooking with a well organised and roomy dining area. Only negatives would be the front entrance way is very smelly as if a cat has been using this area (perhaps the outside mat needs replacing). Parking can be tricky if you have an estate especially if the neighbour has arrived home with his van.. Finally the garden area could do with a make over with less plant areas which are harder to maintain also allowing more usable space. Overall a very good house

Spacious family friendly accommodation
Fern Leigh is well equipped with all the necessities for a home away from home. Parking is very limited so one car is the best option and the location means you can quickly and easily walk to the shops for anything you need. The house name could be more prominent, we initially drove past it, but basically turn into Millans Park follow the road round and when the row of houses is directly in front of you go left. Fern Leigh is the second house in.
Pets are accommodated downstairs. The house was very clean and the main bathroom is fabulous, the bath towels were a little small, but I always bring my own anyway. The rooms are large with lots of storage and the beds are reasonably comfortable. Furnishings and decor are a little dated but the small kitchen is modern and we were able to cook family meals using the induction hob and oven/grill which is very useful because eating out is expensive in the Lake District. Overall a good stay and excellent value for money, I would recommend to others

Needs decorating
Great location and super shower room and bathroom. However, firstly the front garden is so scruffy and over grown we were unable to sit on the bench in the sunshine. The floors in the dinning room and kitchen made our feet black from being unwashed. The decor was tired and needs re painting throughout. Also the Yale lock was missing off front door so we had just one key which we had to lock when we were inside as front door kept coming open.

We have established from the exchange of emails (below) that the defects are trivial and should not warrant the condemnation received.
We wrote....
We are advised that you have published the following review.
We are extremely disappointed that you seek to undermine, to the general public our efforts to provide an honest service in what is a demanding environment.
We wrote to you with access arrangements with an instruction that we should be contacted if the property was not to your satisfaction. Our cleaners are instructed to wash all hard surface floors and in this respect we have had no earlier complaints. We are a family business who pride ourselves in trying to meet customers expectations. If we had been advised the cleaners would have returned to deal with the deficiency. You chose not to do so.
The front garden maybe untidy but we have difficulty with gardening services. We cannot understand it to be unusable as you suggest.
We removed the Yale lock for others had a habit of locking themselves out if the door slammed....at considerable inconvenience and expense to all. The door closes properly.
We have a rolling programme of decoration. It was completely redecorated professionally two years ago with further attention to the kitchen and hall only 6 months ago. We have not had other complaints.
You will not be aware but VisitEngland inspected the property last month and issued a report affirming the 4 Star review. Their experienced inspector did not pick up on any of your issues.
After over 12 years letting this and other holiday cottages we recognise how much the property has been liked or our service appreciated by the condition it is returned. It was clear from the outset that you did not like it.
We will respond to the rating report in the same vein as above.

1. We were asked to write a review
2. If you had 'difficulty' with gardeners then you should have done the garden yourselves
3. We have never lived, stayed or know anyone that doesn't have a proper safe lock on the front door
4. Maybe it was decorated two years ago but the decorated painted over picture hooks and nails in walls
5. We should not have been expected to waste out holiday getting in touch with you to clean the floors that should have been done in the first instance
5. To then threaten us with a bad guest review is very unprofessional
6. We are very astonished that some issues have not been fed back before
