When we first saw the House we weren't actually planning to buy anywhere but we fell in love with it instantly; it was everything we had always dreamed of for a wonderful family home. It was also fantastically located, near Edinburgh but very rural too and not far from Fife for the beaches. And to wake up to those views of Loch Leven each day....
What makes this House unique
The views of Loch Leven are out of this world. I know it sounds crazy but even on a grey day it's stunning. And every day they are different! You need to see them to believe it! Many guests have also commented on how homely it feels. Whilst it is a large home it isn't sprawling and so everyone feels very 'together'. There are also so many wonderful things to do and places to visit nearby. Nothing feels too far. We feel very lucky to be able to call it home but are delighted to be able to share it with others while we are living overseas.

We just returned from the most magical stay at Belgadie House. Shona was an incredible host - very responsive and helpful with all of our inquiries. The house could not have been more perfect for our large group of 7 adults and 7 kids. It is spacious, immaculately decorated, yet comfortable and cozy, down to fresh flowers throughout the house. We cannot wait to return to this beautiful house and community again.

We rented the house for a family Thanksgiving celebration and loved it - I wish we could have stayed longer. The house is located in a beautiful setting with views of the loch from most rooms. We went on walks around the loch, popped in to the local pub (and heard about its interesting history from the barmaid), but also just loved sitting around the fire and enjoying the house. Big rooms, nice decoration, lovely touches, down to the luxurious towels and carpeting. The kitchen dining room was perfect for preparing and eating our Turkey roast, and in my next life I want a bathroom like the one off the master bedroom with a claw-foot tub and a big window! I enjoyed the winter setting (it snowed while we were there - I could watch different weather roll in from over the loch all day) but I bet it is spectacular in the greener months. There is a beautiful garden with big table and a grill. One day we will go back!

Fabulous self catering house with stunning views.
We rented Balgedie House between 21st and 26th September 2017 to celebrate my husband's 70th birthday. We were met by the house keeper, Mary, who showed us around the accommodation which we had asked to be made suitable to accommodate 8 adults and 7 grandchildren. We found the house perfect for our weekend from the fantastically well equipped kitchen to the very comfortable and tastefully decorated public rooms. The bedrooms were sumptuous and the en suites and family bathrooms were ideal for such a large group. The family/play room was a great hit with the children and had a variety of games and toys to suit all ages. The expansive grounds provided a safe area for the children to play in and explore so much so, that we did not feel the need to visit the nearby Loch Leven Larder or the many walks around and near Loch Leven itself. We cannot praise Shona and Charlie enough for their superb idea in providing such a lovely self catering establishment and have no hesitation in recommending it to anyone planning a group or family get together. We certainly will be considering Balgedie House for future family occasions.

Beautiful and very spacious country manor house with lovely nearby walks and a decent pub just down the road. Would be great for 3 couples with kids. Only downside were the midges but that's what you get when you are lucky to get good weather!

5* Luxury accommodation in beautiful setting!
The house is beautifully decorated and brilliantly set out for a big family gathering. Everything newly fitted so works and very clean. Beds extremely comfortable, super king double in our room - I am very hard to please and I slept very well. Aside from this being a beautiful house to be inside, the views are truly spectacular. I grew up in Scotland so quite hard to please in this department as well and I found myself transfixed by the changing light and views over the course of the day. A very special place and we will be back!

Wonderful house to stay in
Immaculately maintained country house in a beautiful setting with clear views out across Loch Leven. Everything just as you would want it - quality, care and style - all in an beautiful and convenient rural location . Ideal for the family get together that we had. Contact with the owner was very prompt, efficient and helpful.. What more can I say? - we will be going back..

The area is dominated by Loch Leven, a beautiful loch best known not only for its wildlife but also for its famous visitor, Mary Queen of Scots who was imprisoned on Castle Island in 1567. Take the boat across from Kinross on a sunny day and have a picnic or eat at the Boathouse Bistro on the loch shores. The heritage trail goes all the way around the loch and weaves through pretty woodland and farmland with RSPB Vane Farm and farm shops to refuel. Great, easy cycle ride! Kinross is a small market town with everything you are likely to need during your stay.
Easter Balgedie is the tiny hamlet where the Gate Lodge nestles beneath the Lomond Hills and is one of a series of small settlements along the east side of the Loch Leven, making up the parish of Portmoak. You can walk directly from the house up the hill behind for some fantastic views or walk down towards the loch and maybe along to Loch Levens Larder for a coffee. Watch the gliders above the hill and the paragliders jump off it.
Pop along to Kinnesswood (0.5km) to pick up your paper, loaf of bread, dog food, ice cream, etc, at the village shop. It’s a pretty wee village with some lovely old cottages and the quaint Michael Bruce(the Gentle Poet of Loch Leven) cottage museum. It is also the start of the Michael Bruce Way, a scenic walk. There is a ceramic workshop where you can pick up some tasteful Scottish souvenirs and there is a lovely wee 9 hole golf course.
In Scotlandwell(2km) you can visit an old Well House and walk round Portmoak Moss, an ancient raised peat bog. The Well Country Inn serves tasty food.
At Wester Balgedie(0.5km) you can get a beer and delicious meal at The Balgedie Toll Tavern.
The Portmoak Festival is in June and lots of fun and there’s Milnathort Folk Festival in March, Kinross Show in August and Backstage at the Green in Kinross has gigs all year round.
The House is also conveniently situated on the border of Tayside and Fife regions so there much to see and do all around!
Tayside to the north has glorious mountains, lochs and forests and Fife to the east has pretty coastal villages and beaches. For a bit of city culture or retail therapy Edinburgh, Stirling, St Andrews, Perth, Dundee are less than an hour away and its just over an hour to Glasgow.
Perthshire is fantastic for walking, hill-walking, cycling or simply touring.
Away to the north west is the awe-inspiring wilderness of Rannoch Moor. En route there is Perth, lovely to stroll round with its parks and walks along the River Tay. Also en route in a pretty setting at the foot of Ben Vrackie is Pitlochry with its loch, dam, salmon ladder and Festival Theatre
Fife to east is most famous for golf at St. Andrews but the small coastal villages are so pretty and a joy to explore. Fife also has some great beaches - our favourite is Earlsferry.
Golfers are spoilt for choice! Not only is the House equidistant between Gleneagle and St Andrews, there's the two magnificent Kinross courses, and many of the Fife links courses to play on too. There's also the 9 hole Bishopshire course only 1 mile away.
Places to visit: Wallace Monument, Stirling Castle, Edinburgh Castle, Edinburgh Botanic Gardens, Scone Palace, Falkland Palace, St Andrews Castle and Cathedral, St. Andrews Aquarium, Discovery Dundee, Scottish Deer Centre, Castle Campbell, Scotlands Secret Bunker, Deep Sea World, Blair Drummond Safari Park, Edinburgh Zoo, Rumbling Bridge Gorge, Falkirk Wheel, Loch Katrine and the Trossachs, Scottish Fisheries Museum, boat trip to Isle of May, and more.
Events/festivals: Royal Highland Show, Edinburgh fringe, Edinburgh Film Festival, Knockhill Racing Circuit, Cowdenbeath Stock Car Racing.
