The Lower Coombe Royal estate is hidden away among acres of historic gardens on the edge of Kingsbridge, near Salcombe, in South Devon yet it is just 10 minutes walk from the thriving market town centre. The 200 year old Coach House is nestled up the valley, on the edge of the orchard.
This cosy 3-bedroom stone cottage is the perfect family hideaway. We offer you peace and tranquillity as well as adventure in our 8 acres of beautiful gardens and woods, all within five minutes’ walk of the amenities of Kingsbridge and ten minutes` drive from beautiful sandy South Hams beaches. There is a play area with trampoline and football pitch to keep the children entertained too.

The cottage has three bedrooms and two bathrooms, accommodating up to six people plus a cot. It`s a topsy-turvy house - the bedrooms are downstairs and the open-plan living space is upstairs, from where the terrace is accessed.
Downstairs
The master bedroom is spacious and has a king size bed. The en suite bathroom has a roomy walk-in shower with a teak seat. The second bedroom has two single beds which can be zip and linked to make a Super King bed. The third bedroom has bunk beds with a bookcase of children`s books (toys can be requested in advance). The family bathroom has a bath and shower. Both bathrooms have under-floor heating, heated towel rails.
Upstairs
A sturdy Edwardian wooden staircase leads up to the bright, airy open-plan kitchen, dining and living area. The kitchen, dining and sitting rooms are conveniently combined and open-plan. The kitchen comes well-equipped - there is crockery, glasses and cookware for family meals, as well as other useful gadgets like a food blender and a Nespresso Coffee machine. The living area has comfy sofa as well as a dining table and chairs. A stable door leads from the living room out onto a private terrace, surrounded by camellias, where you will find a table & chairs (4 large chairs), a barbecue and a wood fired hot tub for your use. If you fancy a night in, there`s a flat screen television where you can log into your own Netflix or Amazon Prime) or watch On Demand TV. There is also a DVD player and large selection of DVDs. There are puzzles, games and toys which can be borrowed on request.

Do not let your dog inside The Coach House if it is wet, sandy or dirty. Please clean and dry your dog before allowing it into the property. We have provided a hose for this purpose (although you do need to bring your own dog towels please). Please do not use the bath towels to dry your dog.
PLEASE….
Bring your own dog bed. We ask that dogs do not go on any of the furniture and that they do not go downstairs, please use the upstairs stable door. This is very important as some of our guests are allergic to dog hair. We have provided a stair gate to make it easier for you in case they are tempted.
PLEASE….
Clear up any dog mess from the gardens/woods. There are children living and visiting Lower Coombe Royal who enjoy playing care free in the garden. A dog poo littered garden really isn’t pleasant for the person mowing the lawn either!! We have provided bags and a small bin outside for dog mess.
PLEASE... Keep your dog on a lead AT ALL TIMES.

Three Canvas Safari Lodges- Orchard Lodge, Magnolia Lodge and Cedar Lodge each with their own wood fired hot tub.
Lower Coombe Royal has been our home since 2017 when we moved with our 3 children from Beaconsfield.
Myself, my husband Paul and our three children live in the main house on site. We will usually be on site and are available to answer any queries you may have, but will also give you your own space to enjoy your holiday.
Kingsbridge is a historic market down situated just 10 minutes walk. It is situated at the top of the Salcombe estuary. Local amenities include supermarkets, restaurants, cafes and numerous independent retailers along the bustling main street. During the summer the ferry runs down to Salcombe and back.
There are numerous beautiful beaches within 15-20 minutes drive including the surfing beach of Bantham.
You can access Lower Coombe Royal by public transport. There are buses to Kingsbridge from Plymouth and Totnes. The Totnes bus stops at the top of Fore Street which is about a 5-10 minute walk from us. There are regular trains stopping at Totnes.
From Kingsbridge it is also possible to catch a bus to Salcombe and other surrounding villages/towns.
Please remove shoes on entering the property. Please leave the property clean and tidy and remove all rubbish. Please recycle rubbish where possible in the bins provided.
