SPLENDID VIEW OF LAKE COMO bellagio / civenna

The villa is located an hour's drive from Milan, 7 km from the center of Bellagio and 700 meters on Lake Como. It is advisable to have a car.

The structure, totaling 100 square meters, is spread over two floors and overlooks more than 1000 meters of garden on three levels with fruit trees, tall pines and flowers.

The ground floor overlooks the upper part of the garden and consists of a lounge with fireplace, independent kitchen with dishwasher, microwave, nespresso, bathroom with washing machine with dressing room and closet.

On the first floor there are two bedrooms, a bathroom and a large panoramic terrace. A comfortable internal staircase connects the two floors.

From the garden, from the terraces facing the lake and from the house, sunny throughout the day, you can enjoy both the view of Lake Como, the Lecco branch, and that of the Grigne (2400 m). The house also has a large canopy in front of the ground floor entrance door, an outdoor dining table, comfortable parking spaces inside the garden and a pergola with grapes and wisteria.

The surrounding area
The accommodation, located on the Bellagio hill, seven km from the city center, is easily accessible from Milan. There are facilities for tennis, soccer, basketball, football, public swimming pool. There are services such as pharmacy, bank, post office, tourist medical guard.
It is possible to walk numerous hill paths.
Ski lifts are available in San Primo for the winter season.

The property was spacious, well maintained and had beautiful views of Lake Como. It was very peaceful and tranquil and had good access to a bakery and supermarket. It would have been even better if there had been a restaurant in town.

Lovely, private quiet Italian mountain getaway

We enjoyed all aspects of our stay. It would be critical to have, as we did, a vehicle to explore the surrounding city’s. It is an excellent “home base” to launch day trips from.

Magnificent Civenna

Location of property was perfect - quiet yet close to the jewel of Lake Como, Bellagio. Property views were exquisite. We enjoyed a fire every evening. Every window was like a painting view.

Civenna was a pleasant surprise. High above the crazy busy city of Beligio, we enjoyed wonderful shops, warm, friendly people and numerous hiking trails. We ventured down to Beligio 2 times, visited Melzi Botanical Gardens and took a boat ride to Como. It was crazy busy. We were so happy to return to the quiet, high above the crowds. Return to Civenna

This was our second stay in this beautiful villa and we enjoyed our stay even more since we were familiar with the area. It is located near enough to tourist-busy Bellagio, but far away enough that it is relaxing and quiet. The villa is beautiful and nicely furnished; the owner responds quickly and is welcoming. We hope to be back a third time!

Beautiful home and location!

Beautiful home and location! Pictures do not do justice to the beauty of this home and setting. The views were spectacular! The house itself was very well-made— so many things were top quality. The doors and windows were high end, and the beds were good. Ironed sheets and all! Luciana was an excellent hostess, she even brought us a basket of figs from their tree. Very kind! I would highly recommend this location while staying near Lake Como, We would love to return ourselves!

- Beautiful hillside location with stunning views of Lake Como and the nearby mountains- Nicely furnished and very well equipped. Extremly comfortable / homey feel. Quiet and peaceful. The sound of church bells was very calming.- Convienent location - short drive or bus ride to Bellagio town center.- Guests should be aware that access to the property requires navigation of very steep hills and narrow roads, including one way with no room for larger vehicles. Street signs are not obvious or some are marked at all, making it difficult to find the property. Additionally, patrons of an adjacent soccer field may unintentionally block access to the property gate. This can cause inconvenience as there isn’t much room for any other vehicles if parking and gate entry is blocked.

I'm very sorry if guests had any problems with those using the soccer field. In fact, those users aren't allowed to park in front of my property's gate or in the adjacent lot, where parking is prohibited. But rudeness and a lack of civic duty sometimes dominate people, even in Italy. However, if you asked, the users would surely have moved away from the gate. I'm also sorry about the narrow streets, but we're in an ancient village built before anyone thought modern SUVs would arrive. In fact, the only traffic ban in the area is for large trucks. Superb holiday property!

The photos are accurate - this place is very comfortable with all amenities you would expect, PLUS a fantastic view. Luciana was the perfect host - there when we needed her, but otherwise not intrusive. We communicated via WhatsApp, which solved the problem of neither of us speaking much of the other's language. Civenna is a quiet and friendly village with a small supermarket, bakery, green grocers and a couple of bars/cafes, so you can get all you need without travelling too far. If you want a bigger supermarket, there is a Famila in Asso. It's a brilliant base for exploring the area and has some exhilarating walks nearby. We can't rate this property and host highly enough.

Fabulous!

I gave the accuracy of the listing 5 stars but that was wrong. The beauty of this place can't be captured by a camera. The view was stunning, the house and the compound it was located in were absolutely perfect. The little town this home is situated in was enchanting. Located close enough to Bellagio that you can go there daily, but far from all the tourist if you wish, like we did, to escape the crowds. Aside from Bellagio, the area is laid back with a variety of places to visit both along the lake shore and in the mountains. The local people are friendly and helpful. The home is located directly above the town so it's an easy downhill walk, uphill...you need to be in shape! Due to the drive from the main road to the house I would not recommend it for SUVs since the road is quite narrow. My wife and I had this as the last stop on a long European vacation and it was the crown jewel of a wonderful trip. This house is perfect for relaxation and romance!

Beautiful location in Lake Como

We stayed in this lovely home in Civenna for over a week. The host, Luciana, is very responsive and keeps a beautiful property. Pros: Stunning views of Lake Como Beautiful clean updated house with 2 amazing terraces Private fenced in yard Cool up in the mountains despite July heat Well equipped kitchen with Nespresso machine Very close to Bellagio by car Quiet and peaceful neighborhood Great supermarket well stocked with nice people down the hill Cons You will need a car and need to feel comfortable driving switchbacks. I got the swing of it pretty quickly and the roads are all great. 2nd bedroom is more for smaller kids but our 2 grown boys did fine there Only 1 bathroom We had a hybrid car (recommended given the amount of driving I did) and used this house as a base for Bellagio, Varenna, Como, Lugano and beyond. We also cooked a bunch of meals and ate on the terrace looking at those once in a lifetime views. Cannot recommend Lake Como and this property more highly especially if you want a combination of space, privacy but close to so many activities.

Nous avons passé une très bonne semaine à Civenna : la maison est agréable, bien entretenue et bien équipée. L'emplacement est idéal pour visiter les rives du lac : Bellagio, Varenna, Lenno, Côme... Les sentiers de randonnées alentour offrent de belles balades, et nous vous conseillons de suivre les "Greenways", des voies vertes qui longent les villages de Varenna, ou de l'autre côté du lac, ceux de Lenno, Tremezzo, etc. Enfin, il y a des petits commerces de village qui sont tout à fait satisfaisants pour manger local (macelleria, pasticceria) !

The property was very well located, quiet place, with a very nice view to the lake and amazing bird songs. The owner was nice but could not speak English which made the communication a little challenging. It had all the amenities, but its cleanness was just ok. Driving to the lake was not so pleasant considering the narrow steep roads and hasty Italian drivers. But overall we were satisfied with our stay there.

A hill top retreat with outstanding views

The property was beautiful situated high up overlooking Lake Como. The property was very well presented with two terraces overlooking the lake. A gem of a place to stay. A word of caution if you are driving to Civenna. When you are coming of the Autostrada make sure you come of at Como do not take the exit which takes you through Lecco. The route via Lecco takes you along the side of the lake a very narrow and windy road, journey time about an hour and a half. The locals do not use it. The road from Como to Civenna is very good and takes about 45 minutes.
