Bright apartment located very close to Playa del Ingles, Maspalomas beach and city center of Maspalomas. You can see a leafy park and the rugged peaks of Gran Canaria, from the window. The apartment is 30 minutes from Maspalomas Dunes reserve by foot. The place is very accessible to bars, restaurants, groceries, shops, and public transportation by foot.

Perfect for digital nomads.

Located on the 2nd floor accessible by elevator/stairs.
Private parking accessible by elevator/stairs. **GENERAL REQUIREMENTS**

1.1. The availability of rooms is determined by the number of people in the reservation. Depending on the booking, guests can access one to three fully furnished rooms.

1.2. Guests and visitors must adhere to all house rules, by-laws, and instructions from the owner and security services during their stay.

1.3. In the event of disputes or complaints from neighbors, guests should promptly notify the owner.

**NOISE AND RESIDENTIAL AMENITY**

2.1. Guests and visitors must avoid creating noise that may disturb neighboring occupants, especially between 10 pm and 8 am, and during arrival and departure at any time during the stay.

2.2. The creation of offensive noise is strictly prohibited and may lead to eviction, forfeiture of rental fees, and additional charges for security and related expenses, which may be deducted from the security deposit or bond according to the terms and conditions.

2.3. Guests and visitors are expected to conduct themselves in a manner that does not disrupt the residential amenity of neighbors and the local community.

**VISITORS**

3.1. Guests are responsible for ensuring that the specified limits on visitor numbers are consistently followed.

3.2. It is the responsibility of guests to ensure that their visitors comply with these house rules.

3.3. The maximum number of guests allowed on the property must not exceed a total of four persons.

**GATHERINGS OR FUNCTIONS**

4.1. The property is not intended for hosting parties, and such activities are strictly prohibited.

4.2. Any gatherings, celebrations, or entertainment at the property must not disrupt the residential amenity and must adhere to all other requirements.

Additionally, please be aware that extra cleaning fees may be incurred for the following issues:

- **NOISE AND PARTY**: Maintain noise levels at a minimum after 10 pm. Additional cleaning fees may apply to address odor and stains.

- **NO SMOKING INSIDE THE HOME**: Smoking indoors is strictly prohibited. Additional cleaning fees may be applied to address odor and stains.

- **WASH SAND OFF BEFORE ENTERING**: Additional cleaning fees may be applied for sand removal.

- **WASH YOUR DISHES**: Kindly wash your dishes after use. If not, extra cleaning fees may be applied. Ideally, place the dishes in the dishwasher.

- **TAKE OUT THE TRASH**: Ensure that trash is disposed of properly. Additional cleaning fees may apply to address odor and stains.

Affordable, clean, quiet and well located

The apartment was perfect in every way, the location was excellent, and the parking garage was a blessing considering it was a safe and secure place to park off the street. Jose is a very thoughtful host. He purchased some food items for us because he was concerned that the stores would not be open shortly before Christmas upon our arrival. Would highly recommend. Thank you.

Just perfect

José and Eva are the best hosts ever. Even my silly questions were always answered patiently and very quickly. The mattress was wonderful and the pillows great. The windows face the green courtyard. It is wonderfully quiet. The internet is very fast. Streaming in best quality is no problem. The kitchen is well equipped. Everything there if you want to cook. The fridge is spacious and has a separate large freezer compartment. There is also a dishwasher. You can find a washing machine in a separate room with a large volume. The bathroom with bidet has a level shower and is spacious. Next to it there is a second toilet. For myself, I can say that all the requirements were fully met. I felt comfortable and I loved the area in San Fernando Bellavista. Next door are wonderful tapas bars and other restaurants and great supermarkets offering fresh fish and meat. If you have any questions re. Gran Canaria contact Jose and Eva with confidence. They have really good tips to make your stay even more enjoyable. By this way, again a big, heartfelt thank you to Eva and Jose. All the best for you and only nice guests. Tommy.

very good place to stay

We really enjoyed our stay in the apartment and Jose made a lot to meet our expectations and answer our questions.The neightborood was quite at this time (december), and we can start to discover Gran canaria through this really clean and convenient place. Really a good value, as a lot is done to provide great experience with fully equiped kitchen, and starting pack (fruits, coffee, and base product as salt, oil vinegar, ...)

* This is a fantastic, bright and spacious apartment for either a long term or short term stay. The internet is excellent and I had no issues working from this apartment. Jose is a great host.

* Jose place is a great place to stay and work. Quiet place to stay where the locals live with supermarkets and restaurants just around the corner.

*Jose and partner are wonderful host/hostess, who met and exceeded all our needs. There are three grocery shopping areas, plus a mall within walking distance. At least seven restaurants downstairs from the apartment, plus a lovely park right behind it. The beach is a 30 minute walk, and there are many bus stops for bus travel. The apartment was lovely, and well maintained and in a central area

* Lovely, spacious apartment in pleasant, safe area. Not really touristy, more residential/commercial. The apartment looks out onto a nice garden. Quiet building. Very thoughtfully appointed apartment. It really has everything you need. All kinds of extras provided (oil & vinegar, tea & coffee, soap ....) Having a separate toilet and shower room is a big plus. The kitchen is large and well equipped, with a small utility/washroom attached. The location is quite convenient, with a surprising number of cafés, restaurants and shops/supermarkets. The hotel Princess is quite near, where you can catch buses to the airport, Las Palmas and many other destinations. The street has a surprising concentration of large supermarkets, plus what seems to be the central bakery which is open 24 hours, so lots of loading and unloading of goods, in the morning especially. The noise is not a bother at all as it goes on at the other end of the street. Walking to the Yumbo took me 15 minutes, but a taxi from one of the big hotels across the highway would cost only €3/4. I walked every time.
