BRAND NEW... Completely Redone re-opened in December 2018. Upscale newly renovated 1800 square foot OCEAN-front condominium provides lots of room for you and your family \ friends, but also includes the exclusive Dawn Beach Club check-in area. The entire unit is literally “brand new” and completely re-created down to the original concrete after Hurricane Irma and Maria. All New drywall, new furniture, new bathrooms, new kitchen, new everything.

THE BRAND NEW ... FIVE STAR JW MARRIOTT ... IS NOW OPEN. As condo owners of the adjacent property, our guests have exclusive rights to the new JW Marriott, including the SPA, bars & restaurants, and other hotel amenities, all within easy walking distance. In addition, our condo development has built a brand new pool, its own private pool exclusive to our condo guests.

Our Condo Unit includes 30 feet (in excess of 9 meters) of ocean-front private balcony, full gourmet kitchen, dining area comfortably seating up to 6, with an additional 4 barstools, and a spacious living room area. The Unit is equipped with FOUR (4) brand new flat screen HDTVs. The HDTV flatscreen's are located in the Living Room area and in EVERY bedroom.

Our Units have Three Full bedrooms including 3 King size beds and the Living Room also has a Queen sleep sofa. The Unit has Two full baths. The Master Bath has a huge Walk-in Shower, equipped with Double sinks and a Seated large "make-up" Desk. The Second Bath also has a huge Walk-in Shower. The Master BR has an enormous walk-in closet area with 14 feet of hanging space, and a generous lounge area for reading or laptop use. The Master also has a safe to secure your valuables.

Our Units Sleep up to 10 guests, but 6-8 is recommended. The Unit is FULLY cleaned twice per week, but can be cleaned daily for a modest up-charge. There is also a concierge service for any extra needs as part of the Dawn Beach Club.

Extensive Security on-site which includes an every vehicle clearance through guard gate at entrance of complex. Security guards also walk and monitor the property and its guests 24 hours per day. If you need anything, just ask as the full service staff is trained to completely accommodate our guests.

All guests have full access to the staff including any condo maintenance issues that may arise ... from repairing an Ice Maker, to changing light bulbs, to setting up an XBox, to towel \ linen service needs, etc. One beauty of renting this Unit is both the proximity to the Ocean (since both Buildings A B & C are strategically positioned as the CLOSE TO THE OCEAN) along with the quality and responsiveness of the staff to its Dawn Beach Club guests.

You can be as inactive or as active as you like, taking advantage of daily exercise in the on-site gym, the massive resort pool, a second condo-owner-only pool, local hiking or zip-lines, fitness center, swim up bar, world-renown beaches, resort activities and more … or just simply taking advantage of lying on the beautiful beach, chilling by the pool, reading a book, relaxing and doing nothing at all.

One thing we love about Dawn Beach is that we NEVER are in need of a chair. No matter what time we go down to the Beach or Pool, there are ALWAYS chairs available, even during the busier winter season months at high traffic hours. The resort is so spacious with chairs and other accommodations for its guests that you feel you are in your own private enclave no matter where you go on the property.

After a full day of activities (or lack thereof), there are a range of outstanding restaurants to choose from ... either located conveniently at nearby Oyster Pond which serves Beef Tenderloin, Lamb Chops, Lobster, Fresh Fish or everything imaginable for casual family dining. Alternatively in the surrounding area, there are both Dutch & French restaurants including the world renowned 5 star French cuisine fine restaurants of Grand Case. For those who would prefer to make their own meals in the condo's fully equipped gourmet kitchen, there are three large supermarkets on the island with fresh produce, meats, dairy products and supplies. CarrFour Market on nearby Bush Road is a nearby stop.

The beauty of this Unit and Dawn Beach is its close enough but far enough away. You can get away from it all but be in the midst within 10 minutes if you so choose. The nightlife of the Dutch side is just 10 minutes away. The serenity of the French side is also just 10 minutes away. As an example, the world renown Orient Beach is just 10 minutes away. Locally the island of Sint Maarten (Dutch side) and Saint Martin (French side) offers beautiful beaches, shopping, jungle zip-lines, casinos, lively bars and nightlife galore, including the world famous Maho Beach where the international jetliners fly almost within reach directly over you. Our family of 5 had a great time. The property is great and being next to the JW is excellent for the days of hanging by the pool or ocean. Pretty good restaurants at the JW but our favorite spots were going outside property to local spots. Overall wonderful trip and we loved the condo. Beautiful views. Make sure you download a map to navigate by (we used Google Maps). The cell service can be spotty on the island.

The unit was spacious and very comfortable. The staff at Dawn Beach Club was responsive and helpful. We enjoyed use of the JW Marriott property. The beach is rocky and rough surf so if you’re traveling with young children it is not ideal. Other beautiful beaches were a drive away as were most of the best restaurants.

Breathtaking views

This condo is by far one of the most beautiful ones on the island. It was beautifully decorated and seemed to be almost new. Beds were very comfortable and the view waking up to the sunrise was incredible. Not to mention how friendly everyone was and the beach and pool are gorgeous!! It’s a must

The resort was lovely but there is a lot of construction. Could not charge anything to our room so always had to carry cash even to the pool. The staff though was so friendly and caring. I hurt my back and they went above and beyond to help me. Would stay again.

A fabulous week at Dawn Beach

We stayed in this property in April 2023. The condo was in excellent condition and offered a lovely view of the ocean. There was construction happening on other buildings on the property while we were there. This didn’t negatively impact our stay, but it is worth noting that construction will continue on the property until at least the end of 2023.

Wonderful stay on Oyster Pond

We stayed at this wonderful condo on Oyster Pond right by the beach. It is wonderfully spacious with all modern amenities. The bedrooms are large and the master bath is amazing. It is serviced via the Westin hotel so there were daily tidy ups by staff which was an unexpected bonus. Our kitchen was fully stocked with anything you would need to prepared meals if you chose to. We had breakfast in and a couple of dinners and appreciated the BBQ on the property. There are excellent restaurants nearby and a French market, that I wish we had discovered earlier. The property is right near the border of the French side of the island and its easy distance to Oyster Bay and other popular destinations. Our host James recommended wonderful restaurants and places to visit which we followed and fully appreciated. We also took advantage of the pool which was in a gorgeous setting. Having access to a gym was appreciated. My favourite part of the property was being able to enjoy my early morning coffee on the veranda overlooking the water, watching the sun come up and listening to the sound of the waves. I would definitely return.

Dawn Beach Club/Marriott Resort

This property was a condo that is a part of a larger resort owned by J.W. Marriott. We were able to take advantage of all of the amenities at the Marriott while we were there. The pool area was awesome. We made sure we had the same server every day. His name was Serge. He will take wonderful care of you when at the pool. J.C. was at the swim up pool bar. I would recommend opening a separate tab at the swim up bar. Just remember to close them both out when you leave. The restaurant at the marriott was very good too. We ate breakfast and dinner there several of the days that we were there. Everyone was so friendly and the food was very good. The Marriott just opened so they are working out some kinks and there is currently still construction going on. The beach is right off of the pool area. You are able to go in the Ocean and then go right back to the pool area. They provide towels and there are bathrooms located there as well. You just can't bring in coolers or outside food to the pool area of the resort. We went offsite to eat at Mamas and Big Fish also. We also did a ATV tour and rented Kayaks to go on a day trip to Pinel Island. Our trip was very relaxing. Sint. Maarten is a beautiful place and it lives up to its name of "the friendly island".

Dawn Beach Club is just amazing - Christmas Week 2022

We are long time visitors to Sint Maarten (SXM) and know the island very well. Its amazing after 30+ visits over decades that one can find a new area of the island not before discovered. This is Dawn Beach Club! Unlike the loud music and party atmosphere of Simpson Bay and Maho (we you can still go to!) Dawn Beach Club was simply lovely, clean and located between the Phillipsburg/Simpson Bay area and the Grand Case/Orient Beach/Anse Marcel area.. Jim was great to work with, gave some great recommendations and answered any questions asap. His unit is in the BEST building at DBC (Building A) which is the one right on the beach and closest to the pool. The unit is exactly as the photos depict. We are a family of two adults and 2 older teens. It was just perfect that they each had their own room and shared a bathroom. The unit is HUGE! We just could not get over the size. The master suite which also is on the ocean is larger than ours at home. It includes not just a big bedroom with plenty of storage, but a dressing room, a closet and a big bathroom with shower, 2 sinks and a separate room for the toilet. The kitchen is fully stocked and we did made dinner there 2 nights (one we were just tired after a long day of traveling around and also the first night we got there). We had breakfast in the unit daily and were typically out for lunch. We went to the pool which was busy but not so busy that you could not find chairs. Parking is plentiful. Check in was a breeze as was check out. We used the gym on the property which had a nice selection of machines and weights. Security was good - one needed to stop at the guard station on leaving and entering and your room number was required. You should rent a car and we have one no matter where we stay on the island. DBC is about 15 minutes to Orient, Anse Marcel, the Pinel Ferry and the Super U and the pharmacy (In Hope Estate). Don't miss Bread & Butter market 5 mins away. A few more minutes to Grand Case where we ate dinner one night. 15 minutes in the other direction and you are in Phillipsburg or just a few more minutes from Simpson Bay, Marigot and Maho. The driving was really nice - beautiful views of the ocean, goats which wonder around the sides of the road and even a donkey which was looking us in the eye! We were told the hotel part of the resort will be a JW Marriott (was the former Westin) and construction is certainly coming along. We had zero noise however! TY James - amazing trip!

We’ve been visiting St. Maarten for years. This was our 15th yr but since our usual place was booked for much of 2026, we decided to try this rental. Overall, we had a very nice stay. Check-in was quick, the staff was welcoming, and the location is excellent—close to some of our favorite restaurants on the French side. The condo itself is nicely furnished and well-equipped, especially for our longer stay. We also really enjoyed having access to the JW Marriott next door, including its amenities, restaurants, and the private pool.When we first arrived, the condo was clean overall, but the floors were dirty. We noticed right away since we don’t wear shoes indoors. I reached out to Jim, and he responded promptly—housekeeping came back and took care of it quickly, which we appreciated. Dawn Beach is a bit rough, but that wasn’t an issue for us since we like to explore different beaches around the island. The one downside for us was the ocean view from inside the condo. While we were in Building A (oceanfront), the balcony has a solid concrete wall, so you can’t actually see the ocean while sitting inside or even seated outside, you have to stand up. For us, being able to enjoy the view while relaxing indoors is an important part of our stay.That said, we still had a wonderful time being able to visit our favorite spots and spend time with family. Jim was a great host and very responsive throughout. If guaranteed a BLDG A condo with a see through balcony, we would return,

I texted with Jim many times before the trip and he gave me a ton of good information. The condo was as advertised, all brand new the views were great, the pool/pool bar were great. Unfortunately, we couldn't use the beach due to seaweed constantly rolling in and by the end was 3 feet high piled up along the entire beach. We had to go over to the boardwalk to swim in the ocean. I knew we had to have covid tests to come back, but $100 each in CASH would have been nice to know before we left. Leaving the airport was a complete mess. Leave early for the airport as it took us over 4 hours to just get to the gate, 20 minutes prior to take off. St. Martin might need more time to recover as a whole.

Beach classy!

Beautiful decorated condo! Everything is new, elegant and beyond comfortable. The ocean is private except for members. The pool and gym were kept well maintained. The hotel itself was closed due to hurricane construction but there were still meal services available. We cooked mostly in the condo unit which had everything. The staff was very polite.

Wonderful Time at Dawn Beach Club

We just returned from a week at this villa located in the Westin Dawn Beach Club, and it is fantastic. We had 4 adults and a 6 year old child, and never felt crowded. The layout is perfect for gathering, or getting away from everyone else if need be. The large balcony overlooking the grounds & ocean was perfect for enjoying morning coffee. They were finalizing the building of four large palapas on the grounds to the side of the villa, so they should be in use by this time. The villa also comes fully equipped (similar to hotel rooms), with shampoo, health & beauty products, hairdryer, etc., so you can pack lighter for a trip. There is also a stackable washer and dryer, as well as all the necessary kitchen supplies to have meals in the villa. While the villa is part of the Dawn Beach Club, you have all the facilities of the Westin Hotel next door available. This includes use of the pool & amenities, but more importantly, the ability to charge everything to the room. Many places on the island do not take charge cards, cash only, so it was very relaxing to be able to spend the day on the beach and pool and not have to worry about how much cash we needed. Both the beach and pool are lovely, we never had to search for seats or umbrellas. The pool was well designed to accommodate both children and adults, and the layout made for an easy separation between the two. We only ate at the Ocean restaurant and pool bar, but they were both great and quick. I would highly recommend this villa to any group looking for a relaxing getaway in paradise!

I loved the beach and rooms, avoid the Timeshare gimmicks and enjoy your vacation, very nice beaches. A car is needed to get around the island. Restaurants onsite are very good. Enjoyed the meet and greet with wine and cheese, music and dancing.

Breathtaking... Safe... Clean

This place is awesome. We started out being booked at the Sonesta. The accommodations there were less than desirable to say the least. So we ventured around the island and wandered over to Dawn Beach. OMG. We thought we found heaven. What a difference. We loved it so much we cancelled our sonesta stay(lost our deposit money) and moved our belongings over to this 3BR unit at Dawn Beach. And never looked back. If you're looking for a 5star type resort on a Caribbean island with a beach where the local vendors won't hassle you... Then look no more. This is it. Good food. Responsive service. Beautiful white baby powder beaches. Clear visible ocean water. Soft rolling waves with subtle currents. Cool breezes. Safe environment for kids. And incredible French cuisine in Grand Case a 15 minute ride. Dawn Beach is a magical heavenly place and is in a perfect location on the second floor in THE Closest Building to the Ocean. Can't wait to return. Loved it.

Terrific Thanksgiving Experience!

The breathtaking view and peaceful, serene beachfront property was topped only by the ease and accommodations made by the owner! Dawn Beach is a world renown vacation destination and my pre-teen child and our family had a great time and celebrated Thanksgiving with our parents and my sister. The suite was spacious, luxurious and extremely clean. Service at the resort was exemplary and I would go back again in a heartbeat. A wonderful location to get away from brutal wint3er weather and warm up and relax. If WiFi connectivity is needed then it is available in each room, lobby & by the pool and it is very reliable! 5 star recommendation for a 5 star resort and property owner!

My name is Jim and I am now retired. During my 40-year career I was the Founder and Chief Executive Officer of a tax and wealth advisory firm in Maryland. I have been employed in the Washington, D.C. public accounting arena since 1983 and have been published in many nationally known publications. I have three children, and in my off time enjoy golf, fitness and scuba diving.

Why they chose this property

This place is magical. The view is spectacular and the waves on the beach are very calm. The surf breaks 100 yards off the shore, so it's safe for the kids to swim as well.

What makes this property unique

It is extremely private. My units are located in Buildings A B & C on the far end of an exclusive beach. There are hills and rocks to the right of the view making it so that walkers cannot pass by. There are no peddlers that bother you since it is a secure property.
