Chapel House - Stunning River Views - Balcony - Parking included
A traditional house with a modern twist! Just a short walk via the quick ferries to Dartmouth.
This delightful two bed-roomed (double + king), two en-suite maisonette has been turned upside down making the most of the stunning views of the River Dart, including the Naval College and marina.
A stunning, sunny balcony off the kitchen has wide-reaching views of the estuary, Naval College and up river. Recline on the chairs and watch boats, rowers, naval exercises, steam trains and wildlife (even basking seals).
Parking is *included in the price* at the nearby Marina (two weeks max), a short walk away. There's a useful drop-off area at the end of Wood Lane. The large Marina car park has electric car charging points.
Bedroom One (Double): You can enjoy views of the river without even getting out of bed. The stone tiled en-suite includes a shower, toilet, basin and heated towel rail.
Bedroom Two (King): Benefits from a large en-suite with vaulted ceiling which includes a bath, separate shower cubicle, toilet, basin and heated towel rail. Off this bathroom is a useful utility room with washer/dryer.
Both bedrooms enjoy amazing river views, have plenty of fitted wardrobe and drawer space with handmade bedside tables, dressing tables, long mirrors and hair dryers. The comfortable beds are made-up with new pressed-luxury white linen and sumptuous 'Dorma' pillows.
Upstairs you will find the fully equipped kitchen/diner with seating for 4 plus a handmade church pew. Everything you would expect to find in a kitchen including a dishwasher, microwave, fan oven and induction hob.
The lounge has two, two-seater sofas and a recliner chair, Digital HD TV with Amazon Prime, SEGA games console, books, games, maps & charts.
All rooms offer spectacular views and there is always something to watch on the water - we even provide binoculars!
Along with the balcony, outside Chapel House there is a small sunny courtyard with table and chairs.
Chapel House has recently undergone full refurbishment.
Fast fibre broadband and WiFi throughout with an excellent mobile phone signal.
Towels are not included (except tea towels & bath mats). Pressed luxury bed linen is provided on comfortable made-up beds.
The steep internal staircase makes it unsuitable for small children and toddlers (there is a good handrail for everyone else!).
Opposite Dartmouth, Kingswear is a friendly all year-round village with the kind of charm that makes you feel as though you’re really in Devon. There are ferries over the river every 5-10 mins running until late.
Chapel House holiday cottage is just a few minutes walk to Kingswear’s two excellent pubs, general store/off-licence, post office, bistro, two cafés, steam railway station, bus stops (to Brixham & wider Torbay) and the ferries. Kingswear lies right on the South West Coast Path near to Devon’s beautiful family friendly Blue Flag beaches.
Please be aware the property is situated on a narrow lane (signposted as 6"6) and may not be accessible for some cars. Best to approach up the lane by foot, a short (approx. 25 meters) but steep hill. There is a drop-off point at the end of the lane and the Marina parking is a short walk away.

Located in Dartmouth, this holiday home is in a rural area and on the waterfront. Dartmouth Museum and Brixham Heritage Museum are cultural highlights, and some of the area's activities can be experienced at Brixham Harbour and Brixham Marina. Coleton Fishacre House & Gardens and Churston Station are also worth visiting. Jet skiing and scuba diving offer great chances to get out on the surrounding water, or you can seek out an adventure with hiking and horse riding nearby.

Why they chose this property
I've been holidaying in Dartmouth for several years spending many happy days/nights/weeks here.
Experts say you know within 7 seconds whether or not you are going to buy a property.... I hadn't even stepped though the gate and I knew Chapel House was right. It is a beautiful old house, dating back nearly 200 years and it definitely has the cute factor or 'curb appeal'. Did I mention the view?!
The location is perfect, less than a 5 minute walk to the Lower Ferry and The Steam Packet, but tucked away from the hustle and bustle. Seeing the steam train come in and leave is always a welcome sight and watching the Higher Ferry is so mesmerising!
Time drifts away with you.

There are five main features to love about Chapel House;
Firstly, it has to be the view. Seeing Dartmouth and the Royal Naval College across the water is so magical, the marina is our side of the river and so you can watch people messing about with the boats too.
The 'curb appeal' and cute factor of Chapel House, its just beautiful, outside as well as in!
Wood Lane, its width restriction actually is a real benefit for us! It means very little traffic, only residents of Wood Lane drive down it, being so quiet means a very peaceful nights sleep. Chapel House is almost at the bottom of the hill, meaning an almost flat walk back from the pubs/marina car park/bistro/cafe/village shop, its just a final steep push up the last 25 meters!
Two other features that we love is that its 'upside-down' giving the best views from the main living areas, and that both bedrooms are en-suite, the main bedroom having a large bathroom, perfect for couples sharing.
Chapel House is within 200 metres of The South West Coastal path, which offers so many different options for exploring on foot all year round. There's also fantastic walks up-river with some great places to see and pubs to stop off at.
