Enjoy the space and comforts of a two bedroom Townhouse in Goulburn, one km north of Goulburn Centre. Townhouse accommodates up to five guests with all the convenience of a self-catering full size kitchen, lounge, dining, laundry, bathroom, carport at front door and private courtyard northside. The Townhouse is ~100 square metres and in a relatively quiet position.

FACILITIES and LAYOUT:
Enjoy the space of a whole 2 level Townhouse in Goulburn to spread out and self-cater.

Upstairs: 2 bedrooms with shared bathroom/shower. Main bedroom furnished with queen bed, second bedroom with 2 bunkbeds plus 1 trundel- all beds furnished with quality linen, pillows, blankets and doonas/bedcovers.

Downstairs: Undercover carport at front door. Modern full size kitchen includes miele dishwasher, sensor-cook microwave, full oven & stove, refrigerator & freezer. Fully equipped with all kitchen utensils and equipment plus table and glassware. Eating/dining area off kitchen with open-plan living area looking over courtyard. Laundry and toilet powderroom. Living area includes stereo remote control 105cmTV & DVD, stereo with CD. North facing living area extends out into your own private courtyard.

RATES:
from $120-$220/night- depending on length of stay and number of guests.
2 to 3 night minimum stay mostly
5 to 7 night minimum stay during peak periods
corporate and long-stay discounts available

TERMS and CONDITIONS: A Townhouse in Goulburn self-catering furnished accommodation.

Deposit is required to secure the booking. Payment of the rental deposit constitutes the clients acceptance of these Terms and Conditions.
Rental payments ongoing are 14 days in advance of stay. Balance of the initial rental amount is due 7 days prior to occupancy. If not the owner has the right to cancel the booking.

Cancellation by client more than 90 days before booking date: full refund.
Deposit/payments may be non-refundable if less than 90 days before.

Number of Guests/visitors should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. Each extra guest $180/week. A total maximum of 5 guests allowed.

No smoking is allowable in the townhouse. Additional cleaning and deodorizing charges will be imposed if guests are found to be smoking at the premises.

The townhouse is only for the use of guests on the booking. Large Parties, Functions, Engagements, Weddings and Receptions are strictly prohibited. The townhouse is for domestic use only. Accordingly large parties/functions/weddings/receptions are illegal and an annoyance to neighbours etc. Breach may result in loss of your bond and additional payments and council fines.

Any damage, breakages, theft and loss identified during the stay or on check-out are the guest’s responsibility this includes anything obstructive or damaging put down the sinks, toilets or drain holes; also guest’s must ensure that nothing is done during the stay that may prejudice any insurance policy or warranty or increase the premium payable under any insurance policy held by the owner. Charges may be imposed for costs, repair or replacement of any such items.

Departure - the property should be left in a similar state to its condition on arrival. Check-out time is 10 am to allow time to prepare property for next guests. All keys are to be left on the table in the townhouse on check-out. Please ensure the townhouse is locked as you leave.

All rubbish and garbage needs to removed from the townhouse by disposing it in the garbage bins provided. Ensure that these bins are placed out for garbage collection on the appropriate days and also bins returned. Additional charges will apply if excess rubbish is not removed.

Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental and loss of bond.

Included: Beds required made up with fitted and flat sheets, pillows and slips/covers, bath towels, blankets, doonas, doona covers, bath mats, kitchen towels and detergents: these are all provided. Also a standard exit clean after checkout is included. Extra cleaning above the usual standard amount if required: $45/hour. All beds used must have two sheets and pillows must have slips/covers. Beach towels are not provided.

Pets are not allowed under any circumstances in or on the property.

Loss - the owners take no responsibility for tenant's/guest's personal property.

Guests agree to occupy the townhouse premises and use its contents at their own risk and hereby release, to the fullest extent permitted under the law, the owner and reservations manager and agents from any claims arising in connection with the apartment, the premises or surrounding grounds or contents. The guest is to indemnify the Owner and agents against any claims made by any other person or entity in relation to the booking period .
The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to extreme unforeseen circumstances.
The Refundable Damage Deposit will be refunded within 7 days of checkout subject to these terms and conditions being met.

Variations to these conditions may only be made by prior arrangements with the owner/reservations in writing.

Really comfortable

The Townhouse was very comfortable and suited us perfectly. Kitchen was well equipped and rooms were just what we required for our stay. Bunk bed in second bedroom did have some safety concerns that I think needs sorting out.
