This three-story contemporary home features unparalleled 360° panoramic views of the ocean, the Balboa Pier, Catalina Island, and Newport Harbor. Accordion glass walls provide seamless enjoyment of the beautiful Newport Beach weather and breathtaking views that regularly include stunning sunsets and passing dolphin pods. We stayed here with 2 adults and 3 teenagers, and the home offered plenty of great gathering spaces. The multiple balconies provide incredible views, and the location directly on the pier is ideal. We enjoyed walking to coffee each morning, and the teens loved being able to grab food nearby. The area is quieter than Newport Beach—less crowded, though with stronger waves.The listing is accurate and the photos reflect the property well. That said, the kitchen was not well stocked for cooking (missing items, worn/rusting pans), and the home shows noticeable wear. The overall experience would be improved with a deep clean and updated linens and mattresses, as it feels more like a well-worn beach house than the luxury property it appears to be in photos.The owner was responsive, and the cleaning staff was very kind. Parking is tight—especially for larger SUVs—the garage fits only one.

Thank you for your feedback. I'm so happy you enjoyed your stay. We are doing updates as the calendar will allow us to do so. We had recently painted the entire interior and have new couches on order. Sorry about the kitchen supplies. I will look into that along with the linens and mattresses. As mattresses are a personal preference, two of the four rooms have newer mattresses less than one year old. The garage is a two car garage and can two cars or small suvs. It can be difficult for larger suvs. Again, thank you so much for your feedback.

Absolutely superb house and location with a clean and minimalist design, and simply top-notch views. We found a way to enjoy every area of the house, primarily the rooftop terrace and second-floor living room. I'm pretty sure we kept the large doors there open our entire stay. Everything in the area is extremely walkable as well. We enjoyed walking to breakfast, drinks, and dinner, and then would cap everything off with a fire out on the beach just a few steps away. Also, it was very easy to communicate with the host (Todd) whether over text or through the app. There were four of us, all friends since 2003, and we truly couldn't have asked for a better place to stay for our 20 year college reunion.

We had a great time at the house. We loved the location and the outside balcony. We also enjoyed being close to restaurants. I would like to have seen better linens and towels for the home, as well as more updated mattresses. But, other than that it was a great place.

We typically replace them every 3-6 months but I will check on both items. In regards to the mattresses, it can be so difficult to please all guests since so many people prefer soft to firm and vice versa. I will take a look and see if any are in need of replacement. Wonderful stay on Balboa Peninsula

My family had a wonderful stay at this property. Everything was just as described in the listing and Todd, the property manager, was very responsive and easy to work with. The location near the pier and many restaurants and teh fun zone was perfect and we walked almost everywhere wanted to go. We very much enjoyed opening up the walls of windows in the living are and enjoying beautiful views of the beach and the ocean breeze right from the comfort of our couch. Just got home last night and missing it already. Hope to return sometime soon and would definitely stay at this property again.

Balboa getaway!

The location and views are tough to beat! Beautiful home, perfect for our larger group. Great location on the boardwalk, right next to the grassy area and bonfire pits. Only “complaint” is the pullout couch upstairs was NOT comfortable. Ended up buying our own airmattress to sleep on. Otherwise the house came with everything needed to sit and play at the beach. Would definitely come back and recommend!

Enjoy all three floors of this beautiful oceanfront home.
The ground floor has a private master bedroom with ensuite bathroom and direct access to the outdoor patio.
The second floor has a family room featuring floor to ceiling accordion doors that can be easily retracted allowing the fresh ocean air to flow into the home along with a fireplace and sofa bed. Gourmet Kitchen, large dining area, one bedroom with a queen bed and one bedroom with two twin beds and large full bathroom are also located on the second floor.
The third floor loft is a fantastic space to relax and can double as added sleeping space with a full size sofa bed. There is also a bedroom with a queen bed and full bathroom. The loft opens onto a large rooftop deck with panoramic ocean views, a built in BBQ, and outdoor dining.

What makes this property unique

You can walk to local shops, dining, and entertainment.
If you want to travel like a local, hop on a beach cruiser bike (or an electric beach cruiser for all the fun without the work!) and travel on the Newport Beach Boardwalk!
Public transportation is available, with the Balboa Peninsula Trolley providing free transportation along the peninsula.
