- Kitchen: Fully equipped with everything you need to cook and entertain, including a stove, oven, microwave, refrigerator, and dishwasher. The kitchen is well-stocked with cookware, utensils, dishes and glassware, allowing guests to enjoy a cocktail or to prepare a meal during their stay.

- Dining Area: The dining area has a table for six and is set up for relaxed meals after a day of exploration.

- Outdoor Space: A large private deck features comfy seating and is ideal for relaxing while taking in the fresh air. The BBQ grill is ready for grilling your favorite meals, and the patio area has plenty of space for outdoor dining and lounging.

- Parking: Garage parking for one standard sized vehicle, and parking for one additional vehicle is possible in the driveway. Free street parking is also available in the area.

- Please note this property is located on the upper level of a duplex. Each property has a separate entrance. The garage and laundry facilities are shared. Each residence offers parking for two standard sized vehicles.

We aim to create a pleasant stay for all guests. To that end, we do not have a complicated checkout task list. Our housekeepers will take care of most cleaning tasks. However, in keeping with VRBO's requirements that we publish the checkout task list, we kindly request that our guests do the following prior to departure:

- Leave Garage Remote on Kitchen Counter
- Put All Dirty Dishes in the Dishwasher and Turn it On
- Put Any Used Beach Towels in the Washing Machine on Cold Water and Turn It On
- Put Trash in the Outside Trash Cans
- Delete Personal Streaming Accounts From all TV's
- Turn off Gas to Fireplace, and Propane to BBQ
- Turn Off All Lights, TV's and HVAC
- Close and Lock All Windows and Doors

Please note that for security purposes cameras have been installed outside the property at all points of entry. The cameras face outward, and are meant to capture any unauthorized access to the property. They are located outside the front door, front patio door, side gate, and garage.

Our family had a great stay. The house was as expected. The kitchen was well appointed with dinnerware, utensils and cookware. The beds were comfortable and we appreciated the large TVs in each room. We were happy to be able to park two small SUVs onsite. The location was perfect with short walking distance to the beach, restaurants and other activities. Definitely would book again.

Fabulous location in Newport Beach

Very enjoyable stay. Convenient to restaurants, shopping, and the beach. The house was spacious and clean. The beds were comfortable and the shower had strong water pressure and the water was hot. We experienced no problems during the stay and would definitely stay there again.

Spring Break Trip

I took my teenage daughter and her friend to Newport for a few days of Spring Break and we really enjoyed the property. It was clean and comfortable. The location is incredible - right in the middle of everything and a quick walk to the beach and restaurants!

Awesome! Central location, nicely appointed

This place was great, centrally located in the heart of Balboa Peninsula. A block away from the beach and restaurants, with a garage full of bikes and other beach gear. The house is really well appointed to make your vacation a special adventure. I would definitely recommend staying here. Denise, the house manager was very responsive. Last, be sure to visit Great Mex restaurant for some of the best tacos.

I was surprised to learn this was an upstairs unit with shared parking and garage. This should have been made clear in the description. The first night the other tenant blocked our vehicle in garage. I messaged the next morning at 7:30 am and did not hear back for 3 hours. We would have preferred a no contact check in process instead of in-person. It was not convenient. Also, coffee station was insufficient for 2 day stay. As a prior host, a complimentary coffee station is standard for such a short stay. Itā€™s a nice place but fell short of my expectations given the price point.

I purchased this home because I love the beach, the water activities close by, and the small town feel of Balboa Village. I love to ride my bike on the beach path, and there are bikes available at the house for guests to use. Duffy boat rentals, SUP, kayaking, surfing and fishing are all easily accessible from this home. Restaurants, bars and shopping are an easy walk.
