Ocean views, 2 min walk to beautiful beach, AC

Graham’s Reef was newly constructed in 2019 on close to an acre lot. This quintessential beach house is situated to maximize privacy, sunshine & ocean views. A beautiful north shore beach is just a 2 minute walk from the cottage. To make beach days that much more enjoyable - we provide a handy wagon to help transport kids, beach toys, beach towels and snacks to & from the beach. If the kids like to play in the sand, but parents want to relax at the cottage, the large private courtyard on the sunset side of Graham’s Reef has a big sand area for the kids to play and get creative.

The air conditioned cottage, decorated in a classic east-coast style has two designated wings - one for the bedrooms & bathrooms and one for the kitchen, dining & living areas. Both wings are connected with a spacious entrance breezeway. As soon as you enter the cottage you can see the ocean through 6’ patio doors. These doors lead to the large ocean side deck and pergola area. The cottage has 3 bedrooms (2 king and 1 queen) plus an extra sleeping area with 2 built-in single beds. Graham’s Reef sleeps 8 people, has 2 full bathrooms and a great outdoor shower.

Through the wide threshold to the right of the breezeway you enter the spacious and bright main area with 9’ walls, 21’ ceilings, post & beam design and several floor to ceiling windows that overlook the ocean and colorful island landscape. This well designed space begins with the kitchen and dining area. The kitchen offers a 7’ island with stools for 3, quality stainless steel appliances, open upper shelving, generous counter space, a food pantry and loads of storage. The large window above the sink overlooks green island fields and the sunset deck. This private courtyard deck is off the main entrance and provides a wonderful seating area for late afternoon sun and island sunsets. It also has a large sand box for the kids and an outdoor shower.

The dining area is opposite the kitchen and consists of a 7’ wide window overlooking the water, built-in bench seating, comfortable dining chairs and an Island-made harvest table that accommodates eight. Beyond the kitchen and dining area the cottage has a central space with a large buffet hutch, a desk for guests who may be on a working holiday and 9’ patio doors leading to the large ocean side deck.

The living room is a bright and welcome area for all guests. The quality furniture is perfectly arranged to take advantage of the beautiful ocean & countryside views, the fireplace, the 55” TV and is close enough to keep the conversation going between living room and kitchen dwellers. The living room has comfortable seating for 8 which includes 2 large EQ3 sofas and 2 custom swivel chairs in front of the ocean side windows.

Back to the breezeway and through a sliding barn door, you enter the bedroom and bathroom wing. The front side of this wing overlooks the ocean and houses the master king bedroom and en-suite. The master bedroom has 3 large windows overlooking the water, a large closet, 6’ patio doors leading to the pergola deck and a very comfortable two-person chair perfect for lounging, reading, ocean-gazing or watching TV. The ensuite is complete with a full tub/shower, large vanity and toilet.

From the master bedroom head back toward the barn door via a 4’ wide passage. The passage was designed to be spacious and bright with two circular windows that provide an abundance of natural light. This is where you will also find a 42” sliding barn door that conceals the full-size laundry area.

Beyond the laundry is the main bathroom with a full tub/shower, large vanity and toilet. At the north-west end of this wing is the second bedroom with a king bed, 2 large windows overlooking green fields & sunsets, a large closet and TV.

Outside this bedroom - in the central area of this wing - are the stairs leading to the second floor, which may honestly be our favorite space. The entire second floor was designed as a family suite but also works quite well as a kids getaway! To the left of the top landing you’re greeted with a beautiful 4’ circular window overlooking the island countryside and beautiful sunsets. This area is dedicated to a round games table, comfortable seating and extra storage. To the right of the puzzle/games space is the media area with a large couch, tables, 50” TV and a wide dormer window facing the vast ocean views. Beyond the TV wall are 2 built-in single beds. These sleeping areas are complete with their own controlled lighting, a spacious bedside nook, USB plug and a black-out curtain that can be drawn for complete privacy. Each single bed is private from the other and has a very comfortable pillow-top mattress.

Through the media area and at the front of this wing is the private queen bedroom that overlooks the ocean through another 4’ circle window. This bedroom also has a cozy seating area - perfect for that quiet getaway, when needed. The mindset for this area was that parents would have the option of keeping their bedroom doors open to be within easy earshot of their younger children sleeping in the single beds OR for parents to have their own private bedroom space with doors closed, but children nearby. The third sleeping option would be adults in the king beds on the main floor while the kids take over the entire upper floor.

On PEI, our outdoor living space is just as important as our indoor space during the summer. The two decks at Graham’s Reef provide its guests with comfortable Adirondack chairs, loungers and a picnic table to enjoy a summer outdoors! When the beach calls, load up your wagon and take the quick two-minute walk to the beach stairs. This beach access is available only to you and your neighbors in this exclusive community.

The cottage is complete with main area air conditioning, a fully equipped kitchen, a full-size washer and dryer, wifi, satellite, 4 smart TV’s, bed linens, towels, beach towels, beach chairs, beach toys, an outdoor shower, a propane BBQ, outdoor dining and a bonfire pit.
