Beds on Berkeley in the Park Avenue neighborhood

Our place is clean, bright and spacious. It is a truly warm and inviting space for 1 - 4 guests. We are located in the heart of the Park Avenue neighborhood, where restaurants, cafés and shops are just steps away.

It is a super comfortable place with a strong home away from home vibe.

We have a very simple check in process and no "chore" list for guests at check out.

We can sometimes work it out to park 2 vehicles in our off street lot. Ask ahead and we can discuss this option.

We paid special attention to every detail to be sure your visit is seamless and super comfortable. You will find a desk in each bedroom for your work needs, WIFI, 3 Televisions with 125 channels and Chromecast to binge watch your favorite shows via your personal devices. To use the Chromecast, you'll want to make sure you have your streaming apps login credentials on your devices. There is Bluetooth music in the main bathroom to enjoy while you soak in the Whirlpool tub and use the rainfall shower head. Please note: the refrigerator ice maker is not connected. There is an ice tray available and stores to purchase bagged ice within a short walking distance.

Fabulous stay

Beautiful apartment in a great neighborhood. The home is stocked with everything you might need and the hosts were accommodating without being bothersome! Would definitely stay here again.

Great spot, very clean

We enjoyed our weekend at Beds on Barkley. Nice neighborhood, felt very safe, quiet, and close to lots of restaurants. The house was very clean and we had everything we needed. Would definitely consider staying here again.

We felt so comfortable the minute we walked in! Smelled fresh and clean and this home is cool looking and comfy. We met both Julie and Todd- really nice hosts! It was so great to have off-street parking in this busier neighborhood and so convenient to be able to walk to Park Ave. Our only regret is that we couldn't stay longer. We'll be back for sure!

The check in was process was amazingly simple. The place was very clean. Excellent appliances and furniture. Very friendly and available hosts. Very close to so many restaurants and shops and yet still a quiet neighborhood. Historic part of Rocheater so there are blocks of amazing houses to walk and see. So many things within walking distance. We will back next year and will stay here again!! Thanks Todd and Julie!!

Perfect in every way

My husband and I enjoyed our stay very much. Great location, immaculately clean, beautifully furnished. You will want for nothing. Warm and inviting. Reasonably priced as well. Can’t say enough good things about this one. If you are coming to Rochester, stay in this beautiful space, steps away from Park Ave. close drive to everything.

Lovely apartment (half duplex) that we would enjoy visiting again! We always travel with some kitchen necessities but everything we needed was provided for meal prep. Julie and Todd were attentive to detail, and the space is immaculately clean. Pets may be allowed under some circumstances, but we were pleased that we would not have known that without reading the house book. Our only suggestion for future upgrades would be the addition of a deadbolt lock, but the bright outside lighting and private parking made us feel as safe while in Rochester. Thank you for hosting!

Everything was excellent

We stayed for RIT parents weekend. Julie was a great host, replying quickly to all our questions including places to eat. This house is close to Park Avenue which has several places to eat.There’s a binder with house information including nearby restaurants and their menus. The house was nicely stocked with essentials including spices, soap, paper towels & toilet paper. I would definitely recommend this rental.

Perfect!

2 moms and 2 tweens/teens, looking to have a girls’ night in somewhere great, and we really hit the jackpot. Beds on Berkeley literally couldn’t have been any more perfect for us. Space to have fun cooking and eating, plenty of cozy spots from which to watch a movie, and lots of room (bed space and baths/desks) for a few minutes of privacy when needed. Julie was great to communicate with, which I fully appreciate. I hope to find a reason to stay here again, and plan to spread the good word about BoB!

Our weekend getaway

We had a very nice time. Julie was super friendly and parking was easy. We went to a show at photo city music hall and it was a short 5min drive from there. There is plenty of bars and restaurants within a 1 min walking distance. They do have dogs upstairs and they do bark occasionally so if that bothers you then this is not the place for you. We have dogs so we understand. We will most certainly recommend this place to anyone that wants a little home away from home while in Rochester. 😊

Perfect homebase

Stayed here with a friend in route via bike to Albany. Perfect location, great space, fully stocked kitchen. We also took advantage of the laundry machine. Helpful host. Highly recommend!

Amazing house in an amazing location

We stayed in Rochester a few extra days after a wedding. The location is amazing, parking is convenient and the house was perfect. Couldnt ask for anything more. Plus our 2 year old daughter loved how much space was available.
