Park Avenue Luxe 1BR - 4km to City, Outdoor BBQ

Park Avenue Luxe 1BR is a one-bedroom version within a three-bedroom townhouse, offering exclusive use of the bedroom and living areas and ensuite bathroom. The remaining two bedrooms will be closed off unless prior arrangements are made before check-in. If you wish to use the additional bedrooms, there will be an additional charge of $100 per room per night. Please feel free to contact us after booking if you would like access to these rooms. This is not a shared place just a reduced cost for a 1bedroom stay.

The large 3-bedroom townhouse has full ducted air-conditioning. You and your guests will have access to:
The master bedroom & ensuite
The downstairs laundry & toilet
The kitchen & dining & living area
Outdoor BBQ space
2 off street covered car parks - Parking bay to the right after the entry door to unit 3
"If they see doors for water meter and store room then they are in the right carport"

No access to the Bunk room and queen bedroom


**NOTE FOR NETFLIX: Due to the new no sharing restrictions. You will need to log into your own Netflix account. You will need to select traveling on your account.**

Please note: a pet fee of $37 per pet per night (max. 2), will be charged separately to reservation total. Pets will be need to approved prior to check-in. If you are bringing a pet please note the bond will be raised to $2000.

As a rule we only take families. The minimum age of the person renting must be over 25. We don't take groups of more than 8 adults as we are in a very respectful neighbourhood. Absolutely No parties or events of any kind and strictly quiet hours from 10pm- 6am.

NOTE:
- Minimum booking age requirement is strictly 25.
- All guest joining must be 25 yrs old and above unless it is a family stay with small children.
- Group stay will be subject for approval. Please inquire prior to booking if you are a group.

✦ Important Information

>>By attending the property, you agree to the terms of the Short-Term Rental Agreement, which will be sent for signing at the time of booking.
>>Guests must provide a copy of their ID (front and back) and a selfie photo for security and insurance purposes.
>>A security deposit (bond) is required and will be authorised separately.
Strict no loud noise, parties, or events. Quiet hours are from 9:00 pm onwards. Breaches may result in eviction.
>>No schoolies or toolies permitted.

>>The property hosts up to 2 adults comfortably. Larger families/groups may be considered upon request — please contact us in advance.
>>If more than 2 adults are booked without prior approval, and no response is received to our requests within 30 days of check-in, the booking will be cancelled with no refund.

✦ Guest Rules

>>Parking is limited: maximum of 2 cars.
>>Special requests ( ie extra bedding) must be made 48 hours in advance.
>>Last-minute requests incur a $100 setup fee (minimum 2 hours’ notice required).
>>Same-Day Booking Policy: Bookings must be made before 6:00 pm. Bookings after this time must be cancelled within 1 hour for a refund, otherwise the first night will be charged with no access.
>>Bins must be placed out for collection on the correct night. (Yellow recycling bins are collected every second week.)
>>This is a non-smoking property. Any cigarette butts found will result in forfeiture of the bond.
>>Neighbour complaints = immediate removal or cancellation of booking
>>Accidental/deliberate damage will incur repair or replacement charges.
>>Guests must leave the property in a clean condition and return furniture to original positions or additional fees apply.

>>Guests are liable for all costs from breaches or damages. Security staff may inspect the property if issues arise.
>>Unauthorised guests: Bond forfeited + immediate eviction.
>>Parties / functions / gatherings: loss of Bond plus an additional $3,000 fine + booking terminated with no refund.
>>Smoking: $1,000 “Smoke Damage” cleaning fee.
>>Security call-outs:
>>>>>>1st call-out: $250
>>>>>>2nd call-out: $500 + immediate eviction.
>>Neighbour complaints / police involvement: Bond forfeited + $3,000 fine.

>>They are part of your family and are welcome where applicable .
There is a strict no pets on any beds and furniture policy at the property. Any damage or extra cleaning will apply further charges.
>>Pets (where allowed) require prior approval: $37 per pet, per night (max 2 pets).
>>No pets on furniture, no excessive barking/shedding
>> We need to know the breed, age and size of the pets, and the type of pet.
Pets must not cause danger, damage, nuisance, noise, health hazard or soil inside the house.
Pets cannot be left alone in the house.
You are responsible for any mess or damage your pet leaves behind or injury to another person.
If you arrive at the property with a pet without prior permission you will be asked to leave without any refund or reimbursement.
All dog waste must be cleaned up from the backyard before departure. Failure to do so will result in a $200 cleaning fee.

>>Any unauthorised guests = immediate eviction + cancellation with no refund.

clean convenient and dog friendly

Great property with plenty of room for a family. Great kitchen and outdoor space. Conveniently located and a great price especially considering we had the option of bringing our dog.

Auchenflower Townhouse Among the Trees

My husband, puppy and I recently stayed here while we were looking for a permanent new home to rent. This townhome is beautifully appointed and very appealing. Clean, spacious and close to all the areas we needed to visit. Management were easily reached and helped us with our questions as they came up. We would definitely recommend this place place to anyone looking for comfort with more than a touch of class.
