Step inside to a bright and inviting living space, where two oversized sectional sofas provide ample room for gathering and unwinding. The open-concept layout flows seamlessly into the fully equipped kitchen, featuring stainless steel appliances, a coffee bar, and plenty of counter space for preparing meals. The adjacent dining area boasts a large table with seating for 10, plus additional barstools at the kitchen island. A convenient laundry area ensures a hassle-free stay.
Each of the five bedrooms is designed for restful nights. The first downstairs bedroom features a king bed, a cozy fireplace, a sitting area with a sofa, and a luxurious en suite bathroom with a spacious walk-in shower, double vanity and makeup vanity. The second downstairs bedroom also offers a king bed and a private en suite bathroom with a stand-up shower. The third bedroom features two queen beds, while the fourth has two twin beds, both sharing a hallway bathroom with a tub/shower combo. Upstairs, the fifth bedroom includes two twin beds and an en suite bathroom for added privacy.
For indoor entertainment, head upstairs to the game room, where a second fireplace, pool table, and a selection of games create the perfect space for friendly competition and relaxation.
Outside, the true highlight of this property awaits—a private outdoor area designed for ultimate rejuvenation. The covered patio features a dining table and grill, making it ideal for al fresco meals. Gather around the firepit for cozy evenings under the stars. For the ultimate spa experience, step into the outdoor spa room, complete with a sauna and a refreshing plunge pool. An extra bathroom adds convenience to your time spent enjoying this luxurious space.
For parking, the driveway allows for two cars, and street parking is available for two more. Instructions on how to access the garage will also be provided upon booking confirmation.

1. Check-in instructions, house rules, and property addresses will be sent 72 and 8 hours before arrival.
2. Not all homes have cable; consider setting up a streaming account in advance.
3. Our team is committed to assisting you, though occasional check-in delays may occur during peak periods.
4. WiFi is available in all homes, but uninterrupted service is not guaranteed. No refunds or rate adjustments will be made for mechanical failures, or discontinued or interrupted services that occur during your stay.
5. A $500 fine will be imposed for any evidence of smoking, confetti, vomit residues, or glitter.
6. Set the A/C no lower than 72 degrees to prevent freezing and system issues; no refunds for low-temperature-related A/C problems.
7. We will provide a two-day supply of start-up sundries, including dish soap, sponge, paper towels, toilet paper, bath soap, shampoo, conditioner, and hand lotion. Guests will need to purchase additional items from a local store or bring them with them. Missing supplies must be reported to our Customer Hospitality team within one hour of arrival.
8. Pets are allowed only in designated pet-friendly units, subject to an extra fee in addition to the nightly rate. Please verify whether pets are permitted in the unit you intend to rent. In the event that a pet is discovered in a non-pet-friendly unit, the guest grants Cozi authorization to levy a minimum additional cleaning fee of $500.
9. Bugs are common in the Texas Hill Country; pest control is in place on a regular basis, but some insects are inevitable.
10. In Texas, there are periods of time without significant rainfall causing the county to place a ban on burning. Please check the current burn ban status, before using the fire pit at your vacation rental. Check the amenities to see if this rental is equipped with a fire pit.
11. Please observe Fredericksburg’s Quiet Hours (10 p.m. to 7 a.m.)
12. The City of Fredericksburg is an international Dark Sky Community. To protect the dark skies, please turn off outdoor lighting when not in use.
13. Only utilize the designated on-site and off-site parking spaces at your rental.
14. For any issues during your stay, a 72-hour window after check-out is provided to file a claim. Note that refunds won't be issued for claims submitted after this period. We appreciate your cooperation.
